SALE DEED

THIS DEED OF SALE is made and executed on this the 30 th , JANUARY, 2020
at Hyderabad – Telangana State by and between:

Smt. KOPPULA GIRIJA KUMARI Wife of Late. Sri K.BHAGAVAN,


aged about 61 Years, Occ: House wife, Resident of Flat No. 413, Block
– C, Solitaire Elite, Deepthi Sri Nagar, Madinaguda, HYDERABAD– T.S

Here in after called the “VENDOR”, which term shall mean and include all her legal
heirs, legal representatives, assignees, nominees, executors, administrators,
successors-in-interest, attorneys, etc., of the ONE PART.

FLAT No.506 on FIFTH FLOOR, Bearing G.H.M.C. No. 7-1-238,238/1,2,3/506, (P.T.I
NO. 1100723699) in the building known as " VISHNU SIVA ENCLAVE”,
admeasuring 890 Sq. Feet , (Inclusive common areas ) along with Car Parking
together with undivided share of land admeasuring: 30.00 Sq. Yards or 25.08 Sq.
Mtrs Out of total land admeasuring 996.92 Sq. Yards IN THE PREMISES BEARING
MUNICIPAL No. 7-1-238/1, SITUATED AT BAHLOOLKHANGUDA, BALKAMPET,
HYDERABAD – TELANGANA STATE having PURCHASED vide Regd. Sale Deed Doc.
No.918 of 2010, Dated: 15TH , May, 2010, Registered at S.R.O, S.R. Nagar,
Hyderabad

AND WHEREAS the VENDOR herein have agreed and offered to sell the FLAT
No.506 on FIFTH FLOOR, Bearing G.H.M.C. No. 7-1-238,238/1,2,3/506, (P.T.I NO.
1100723699) in the building known as " VISHNU SIVA ENCLAVE”, admeasuring 890
Sq. Feet , (Inclusive common areas ) together with undivided share of land
admeasuring: 30.00 Sq. Yards or 25.08 Sq. Mtrs Out of total land admeasuring
996.92 Sq. Yards IN THE PREMISES BEARING MUNICIPAL No. 7-1-238/1,
SITUATED AT BAHLOOLKHANGUDA, BALKAMPET, HYDERABAD – TELANGANA
STATE Property to the Vendee herein for a total sale consideration of
Rs.23,00,000/-- ( Rs. Twenty Three Lakhs Only) and the Vendee hereby agreed to
purchase the same for the said sale consideration.

IN PURSUANCE of the offer and acceptance of the above said sale


consideration of Rs.23,00,000/-- ( Rs. Twenty Three Lakhs Only) the Vendee
has paid the agreed sale consideration to the VENDOR and the VENDOR, has herein
received the entire said sale consideration from the Vendee in the following manner:

(1) Rs.30,000/- - ( Rs. Thirty Thousands Only) Paid through Cheque/D.D.

(2) Rs.70,000/-- ( Rs. Seventy Thousands Only) Paid through Cheque/D.D.

(3) Rs.22,00,000/-- ( Rs. Twenty Two Lakhs Only) Paid through Cheque/D.D.
No.022889 Dated: 23.1.2020 Drawn on Bank of India, S.R. Nagar,
Hyderabad

AND THE VENDOR, do hereby acknowledge the receipt of the said sum, and
herein have delivered today the vacant and peaceful physical possession of the
schedule property to the VENDEE together with all rights TO HAVE AND TO HOLD
THE SAME AS ABSOLUTE OWNER FOREVER.

NOW THIS DEED OF SALE WITNESSETH AS UNDER:

1. WHEREAS the VENDOR, are the absolute owners having been in peaceful
possession of the above schedule property, hereby conveys and that except the
above “VENDOR” there are no other person or persons who have any rights or
interests in the same, and the “VENDOR” has got clear title and full authority to
convey the same.

2. THAT the VENDOR, put the VENDEE in vacant and peaceful physical possession
of the schedule property hereby sold.

3. THAT the VENDOR, have paid all the property taxes, consumption of Electricity
Charges, Water charges, Building Maintenance and other charges etc., and that
there are no other dues whatsoever on the said property.

4. THAT the VENDOR have handed over the Original Title Deed, Xerox Copies of
relevant papers, documents, link documents, etc., relating to the schedule
mentioned property to the VENDEE for her records.

5. THAT the VENDOR have agreed to sign all necessary papers/ forms as required
to get mutation as the name of the VENDEE in the Municipal Records and when
the VENDEE call upon the Vendor they should sign all application forms for
mutation.

6. THAT the VENDOR, hereby declare that the schedule property hereby sold by
the VENDOR to the VENDEE is free from all encumbrances, charges, sales,
mortgages, liens, court attachments etc. whatsoever either by the Government
or public.

7. THAT the VENDOR have transferred all his rights, external, internal demands
privileges, appurtenance etc., in the schedule property to the VENDEE to have
and enjoy the same as absolute and exclusive owner of the said property.

8. THAT the VENDOR, further covenants that if the Vendee may deprive of whole
or any part of the Schedule property due to defect in first party title or for any
such other reasons, the First party shall indemnify and keep the purchaser
indemnified against the entire consideration amount together with costs and
damages thereof.

THE VENDEE HEREBY AGREES & COVENANTS WITH THE VENDOR AS


UNDER: -

i) The VENDEE hereby agree to become a member of the society or association


so formed by all the tenement owner of the Apartment building complex “"
VISHNU SIVA ENCLAVE”, and pay such service charges as are applicable to
others.

ii) The VENDEE hereby agrees and undertakes to pay all the taxes and levies as
imposed by the society or association so formed by all the tenement owner of
the building complex "" VISHNU SIVA ENCLAVE”, levied towards the
betterment, safeguard and cleanliness of the complex, proportionate to his
share.

iii). Lastly the VENDEE hereby further agree & undertake to abide by all the rules,
regulations and bye laws as framed from time to time by the Society or Welfare
association so formed by all the tenement owner of the building complex “"
VISHNU SIVA ENCLAVE”,.
