Project management
• The overall planning,

• co-ordination and control of a project from inception to


completion,

• aimed at meeting a client’s requirements


• in order to produce a functionally and financially viable project

• that will be completed on time,

• within authorized cost and

• to the required quality standards.

Project life cycle
Inception the stage where a client’s case for a building or a refurbishment is
communicated to a professional team to develop the constraints.

Feasibility stage include investigation of alternatives, funding options, design


option appraisal, value enhancement, comparative estimates and life cycle cost

Strategy deals with how a project is carried out


and controlled, i.e. procurement route, the cost,
the program, the control systems, the quality
management and methodology for construction

Design and tendering appoints the


full design and construction team, full
developing design scheme, detailed
drawings, tendering/mobilization of
resources for construction

Project life cycle
Construction phase has emphasis on the control of time, quality and cost and
the management of many other issues i.e. supply chain, health and safety
planning, the environment and change.

Engineering commissioning comes at the latter end of construction.


Its outputs should include the efficient functioning of the building.

Completion is certified by the project manager for


the formal handover of the fabric and systems to
the facilities team

Project planning
The process of choosing the one method and order of work to be
adopted for a project from all the various ways and sequences in
which it could be done.
It serves as a foundation for several functions i.e. cost estimating,
scheduling, project control, quality control, safety management, etc.

Scheduling
Scheduling is the determination of timing and sequence of operations
in the project and their assembly/sequence to meet the completion time.

Project planning answers the questions What? How? Where? By


whom? and When (in general terms, the project’s start and end)?
Scheduling deals with when on a detailed level.

• Calculate the project completion date
• Calculate the start or end of a specific activity
• Coordinate among trades and subcontractors, adjust conflicts
• Predict and calculate the cash flow
• Improve work efficiency
• Serve as an effective project control tool
• Evaluate the effect of changes
• Prove delay claims
