GENERAL SPECIFICATIONS

-AND-
TECHNICAL DESCRIPTION

SECTION DIV.:

DIV. 100: GENERAL:

101. NOTE: This specification is prepared in concise manner with the intention to
save time and to simplify specifications elaborateness. All work covered in
this contract shall be executed in the highest form of workmanship and
quality of materials.

102. The drawings and specifications are intended to explain each mutually, and
anything shown or called for in one and not in the other shall be executed as
part of the contract as though both are shown and specified.

The Contractor shall be responsible to check all the numbers and units as may
be indicated on the specifications or drawings and shall supply the actual
required units called for.

DIV. 200: CLEARING:

201. Examination of Site:

The Contractor shall visit the site of the work and examine the premises so as
to fully understand all of the existing conditions relative to the work. No
increase in cost of extension in performance time will be considered for
failure to know its condition.

202. Clearing:

Demolition of work in general shall consist of the following:

a. Cutting of existing trees with application and approval from the


Homeowner’s Association.
b. Clearing of high-pitched shrubs, bushes and grasses on the site either
haul or burn on site with precaution.

203. Protection of Structures and Property:

a. Execute demolition work with such a manner as to insure adjacent


property and premises of building against damage which occur or
which might occur from falling debris or other cause.

b. Repair damage done to property of any person or persons on off


premises by reason of required work.

c. Provision of enclosure within the perimeter to ensure safety to


possible damage on adjacent properties.

204. Debris:

a. Remove as it accumulates, debris resulting from demolition operation
may not be burned on the site.

b. Wood and other debris resulting from demolition operation may not
be burned on the site.

205. Cleaning:

a. Upon completion of work, remove all barricades, tools, materials,


plants, apparatus and debris.

b. Leave premises clean, neat and orderly.

DIV. 300: SIDEWALK:

301. Sidewalk pavement 2,500 psi 4” thick, with 10 mm 0 bar at 0.60 o.c.b.w.
plain non-skid finish for sidewalk. See Road Plan for further details.

DIV. 400: FOUNDATION AND EXCAVATION WORKS:


refer to Road Plan Section.

401. Gravel Bed – 6” thick compacted on bottom of foundation and/or footing


trenches.

402. Excavation and Grading – Visit site and accept as is, include clearing and
grabbing, all excavation and grading as shown on the drawings.

403. Uniform depth of excavation from natural grade line is 2.00 mts (verify).
Refer to Structural Plan.

404. Soil Poisoning – Apply soil treatment to all area enclosed by the bldg.
Perimeter against ground pests like subterranean termites and others. Use
Chlordane as per manufacturer’s specification.

DIV. 500: FILLING, GRADING AND SLABS ON FILLS: elevated at 0.70m

501. 1-part escombro, 2-part lastillas or barrow earth for all filling job done in 6”
layers, compacted.

502. Ground floor slab on fill – 0.15 M. thick reinforced with No. 10 mm 0 bars
specified at 0.30 meter on center bothways, 2,500 psi. Refer to Foundation
Plan.

503. 4” thick gravel fill immediately under slabs on fills.

504. Must have polyethylene sheet.

DIV. 600: CONCRETE AND REINFORCED CONCRETE WORKS:


Refer to structural design and specification.

601. Test – Steel bars, cement, gravel and concrete samples, shall be tested or as
required by the ENGINEER’S OFFICE OF THE CITY OF CAVITE,
samples and fees to be born by the Contractor.

602. SCHEDULE OF CONCRETE: ( refer to structural plan & specification )

a. All concrete mixture shall be ready mixed concrete delivered to site
by Transit mixer. Refer to structural specifications on plan.

b. All columns, footings, tie beams, pile caps, reinforced concrete walls,
stair – f’c = 20.68 Mpa (3,000 psi) at 28 days.

c. All suspended slabs, beams & girders = f’c = 27.58 Mpa (4,000 psi)
at 28 days = f’c = 20.68 Mpa (3,000 psi) at stressing.

d. All wall footings 3,000 psi. ground floor slab on fills, 2,500 psi at 28
days.

e. Others not specified = f’c = 20.68 Mpa (3,000 psi) at 28 days.

f. Cement – Approved brand, Portland cement.

g. Gravel – G-1 crushed, ½” ti ¾” in size.

h. Sand – “Porac” sand only.

i. Steel bars – Mild steel, structural grade deformed bars, 10 mm 0 to


20 mm 0 fy – 33,000 psi. Intermediate steel, 25 mm 0 and up fy –
40,000 psi conforming to ASTM A-615. Use Capitol brand or
approved by Engineer.

j. Forms – Use ½” thick plywood for all form work (oiled).

DIV. 700: INTEGRAL AND MEMBRANE WATERPROOFING:

701. Use Davco K-10 waterproofing product for T & B, canopy and balcony.

702. Use Xypex waterproofing by Richmond waterproofing for concrete gutter,


slab canopy & cistern finished with tank lining and deck.- by Contractor.

Applications of waterproofing materials shall strictly be as per


manufacturer’s specifications & under the direction of an authorized local
distributor.
703. Flexybond w/ mesh – By BOYSEN. For fire wall and all 4 side exterior
wall.

DIV. 800: MASONRY WORKS:

801. Concrete Hollow Blocks – 5” thk for column side along exterior, 5” thick for
wall with pipe vent and exposed surface. 4” thick for all interior partitions
unless otherwise noted. Use Security Blocks or other steam cured CHB
approved by Architect. 700 psi required. 5” HOLLOW BLOCK 700PSI FOR
FLUSH AT ALL COLUMN FOR ALL FLOORS.

802. Reinforcement – No. 10 mm 0 bars at 24” on center bothways for 4” thick


concrete hollow blocks wall. No. 10 mm 0 bars at 24” on center bothways for
6” concrete hollow blocks wall.. . 10 mm 0 bars at 24” on center bothways
for 8” thick concrete hollow blocks.

803. Walls along hallways, toilets and where pipe line is located, use 6” concrete
hollow blocks walls.

804. Exterior wall finishes as per schedule on plans. Paint finish for interior walls.
Cement plaster shall be in two (2) coats.

DIV. 900: SCHEDULE OF LUMBER AND PLYWOOD WORKS:

901. Tanguile, kiln dried free from defects – For all wood plate in contact with
concrete.

902. Tanguile solid - kiln dried – for main door jamb, door casing and window
casing, toilet doors and bedroom doors.- by Contractor.

903. Tanguile Solid Door and Jamb – for all bedroom doors and toilet door for
main house except for maids room door and toilet: - see plan by contactor.

904. Tanguile, kiln dried free from defects – All door jambs for bedroom toilet,
window jambs ( some area ) etc. by ASIAN TIMBER – Contractor supply.

Note: all doors must be 2.40m height (at some areas) & 2.10m height at
rest. (Verify on door schedule)

DIV. 1000: DOORS & WINDOWS:

Note : Tanguile casing and filler for some window & door opening

including

aluminum door and windows

1001. Analok Brown Aluminum Framing – For windows and sliding doors.

1002. Poly-Vinyl Chloride Doors – For all toilet doors by UPSON. For maids and
driver rm.

1003. Refer to schedule of doors and windows for further details.

a. All window class (vary on sized and type) – Analok Brown Aluminum

OWNER SUPPLY

1101. Putty – Imported, good grade to be tested prior to installations.

1102. 1/8” thick industrex glass for all steel windows.

1103. Refer to plan for further details.

DIV. 1200: FLOOR FINISH SCHEDULE: OSCI

1201. 12” x 12” vit. floor tiles for all toilet.

1202. 30x30 floor tiles for patio and laundry.

1203. 60x60 White Glazed and Polished tiles for living area, dining area and clean
kitchen

1204. 60x60 Non-Skid tiles for storage, dirty kitchen and maid’s rm.

1205. 60x60 Non-Skid tile - for main porch

1206. Parking/Driveway/building area – Concrete Flooring with 60x60 spot-tiling


method; stamp pad process on entry.

1207. Refer to floor plan and floor pattern for further details.

1208. Wooden Style Tiles (Specified for Stairs) – For all stairs – by Contractor.

Note: all owner supply ( OSCI ) tile the Contractor must supply all consumable
(cement, sand, grout and tile trim ) –only applies if possible.

DIV. 1300: WALL FINISH, PANELLING AND TOILET PARTITION:

1301. Interior partitions – Enclosing toilet and hallway use 4” concrete hollow
blocks.

1302. Acrytex paint fin. – For exterior walls. Close putty.

1303. exterior wall – with wooden style pattern accent made of Acrytex Paint
Fin.

1304. Masonry paint finish – For interior of buildings.

1305. 8” x 8” glazed tiles – For toilets. Verify section & plan detail. – OWNER
SUPPLY

1306. Flexibond w/ fiber mesh and final coat acrytex paint– For building firewall at
right side, rear side and left side portions & provide flushing on perimeter
abutment.

DIV. 1500: CEILING FINISH SCHEDULE:

1501. ¼” thk. hardiflex – Paint finish for all toilets.

1502. Use ½” thk. Gypsum Board – Ceiling with Metal Furring with Hanger Rod.
Refer to ceiling plan.

1503. Follow ceiling plan furnished, work as detailed.

DIV. 1600: FINISHING HARDWARES:

1601. Hardwares for counter, shelves, cabinet, drawer, closet, etc. – All necessary
hardware for all type of woodwork such as bolts, automatic catches, cylinder
locks, drawer pull, cabinet and closet door pulls, knobs, push or cover plates,
strikes, holders, indicators, push or pull bar, drawer locks, metal drawer
guide, etc. shall be of chromium finished nickel plated of approved samples,
shall be provided for operative function. All shall be of Japan made or its
equivalent.

1602. Butt hinge – 4 pcs. 3 ½” x 3 ½” loose pin butt hinges per set of wooden door,
Stanley dull bronze finish 5 pcs. for main door.

1603. Locksets:

a. Main door – Use Pitcher Type Door Knob with Deadbolt locking system.

b. Bedrooms, balcony, patio & laundry doors – Use Schlage A53PD. Toilet
doors – Use Schlage A40S.

c. For steel gate doors – Yale # 1610 night latch. For service door, with
barrel bolt padlock locking device using ¾” 0 bolt.

d. Sliding glass door – Use Yale hoodbolt lock #2856 with thumbturn
cylinder #2870.

DIV. 1700: PLUMBING FIXTURES:

1701. General – All fixtures shall be installed completely with accessories, shut off
valves, angle valves, pressure relieve valves, etc. – use Pozzi Brand

1702. Other plumbing fixtures refer to plan.

DIV. 1800: PLUMBING MATERIALS, PIPES AND FITTINGS:

1801. NOTE: All underground pipes to be coated with hot asphalt and wrap with
jute sack as protective cover against rust.

1802. Cold and Hot water line – For hot and cold water line – use NELTEX PIPE (
desotherm ) pipe only.

1803. G.I. valves and fittings – U.S. made 125 lbs. working pressure KITZ,
CRANE, or RED & WHITE brand.

1804. Water Meter – Asahi Model or MWSS approved.

1805. Downspout – 4” 0 PVC pipe and fittings, Geberit.-submit two estimate.

1806. Vent, Sewer line & fittings – 2”-4” 0 PVC pipes and fittings Geberit - submit
two estimate

1807. Clean-out Cover - Bronze cast rustproof.

1808. Concrete Drain Pipes – Custombuilt or Jackbuilt.

1809. Floor Drain Cover – Use Wassernison brand stainless.

1810. Catch Basin Cover – PVC by dexterton 12” x 12” for heavy traffic.

1811. Trench Drain Cover – PVC by dexterton verify size- for heavy traffic

1812. Roof Drain – METMA brand 250-D for roof deck, 305 for parapet drain 45
degree outlet. Submit sample for approval.

1813. Stand Pipe – METMA brand Model 3532, verify location and required
number by local Fire Department.

1814. Refer to plumbing layout for further details.

1815. Plumbing work by – ULTIMATE or equivalent

NOTE : pls. include REDI drainage pvc check valve on all outlet to main
sewer and strorm drain

DIV. 1900: ELECTRICAL WORKS:

1901. General – Furnish and provide all items, articles, materials, operations or
methods listed, implied, mentioned or scheduled on the drawings and/or
therein, including all labor, materials, equipments necessary and required for
their completion.

1902. Scope – Complete electrical system, service entrance, application, and


installation of electrical meters, fixture mounting, electrical computations and
riser diagrams subject to Architect’s approval. Furnish al fuses, wires, boxes,
conduits, circuit breakers, and make test.

1903. Permits & Licenses – The Contractor shall pay and secure all permits and
licenses including inspection fees. He shall hire and Electrical Engineer for
the preparation and computation of the electrical plans and pay for all
necessary expenses. The Owner shall pay for the deposit of the meter/meters
required by the Contractor and the Owner.

The Contractor shall prepare and submit to the Architect two (2) copies of the
electrical riser diagram and distribution plans, properly designed and signed
by the licensed Electrical Engineer before the start of the work. The Architect
shall make necessary corrections and final approval of the work.

1904. Materials:

All materials and workmanship shall follow all provisions as provided by the
latest edition of the National Electrical Code.

a. Wires and Cables – Philflex only standard. Underwriters approved,


required gauge.

b. Rigid Conduits – Atlanta electrical pipes, required size, inside diameter


dimensions only.

c. Outlet Boxes – Hot dipped galvanized steel sheets, clean, rust free, and
provided with standard locknuts, ga. 16 or Atlanta PVC boxes

d. Junction boxes – Hot dipped galvanized steel sheets, clean, rust free, ga.
16 or Atlanta PVC boxes.

e. Circuit breaker – Royu or Sassin or equivalent. By Cosine / switch gear


or approved by Architect.

f. Exterior switches and convenient outlets – waterproofed – national brand


wide series by Contractor.
g. Convenient outlets – Duplex type- national wide series w/ color plate
option.

h. Switches and Receptacle Plates – national wide series w/ color plate


option..

i. Panel board – Recessed type, standard gauge. By Sassin Brand

1905. Wiring methods – All wiring shall be in concealed PVC conduits, husky
powerguard including those in double walls and inside ceilings, all
underground conduits shall be properly waterproofed.

1906. Size of Wires: No wire shall be smaller than A W G gauge No.1.6 MM 0 for
all lighting circuits with a run of less than 100 Ft. For circuits with a run of
more than 100 Ft., minimum size shall be A W G ga. No. 2.0 mm 0 only.

Use A W G gauge No. 2.6 mm 0 wires for water heater circuits.

Use A W G gauge No. 8.0 mm 0 wires or larger as per design for electric
range circuits.

Note: all wires must be THHN and stranded type by Philflex Pipes
(1/2”).

1907. Limit of Outlets – No more than twelve (12) outlets shall be allowed per
circuit of 30 amperes.
1908. Stand by or Extra Circuits – For future expansion at two (2) extra circuits per
apartment or a proportion of one (1) extra circuit to six (6) working circuits.
1909. Telephone System – Strict compliance with provision and requirements of
the local telephone company. Complete telephone connections and outlets in
PVC underground conduits from entrance outlet shall be with plug in Modula
Jack.
1910. Door Bell System – Provide one (1) waterproofed type push button on
strategic location each apartment unit with TW wire connected to bells or
buzzers inside apartment.

1911. Electrical Fixtures – Electrical fixtures, lights, water pumps, heaters, lamps,
bulbs, fluorescents, chandeliers shall be furnished by Owner. Mounting and
installation of fixtures shall be done by the Contractor.
1912. Intercom System – Airphone by Owner, wiring and cable by Contractor.
1913. Cable TV line – by Contractor
1914. Electrical Work – By Phases Electrical Contractor.

DIV. 2000: PAINTING WORK:

2001. MATERIALS – BOYSEN.


2002. APPLICATION – All applications and methods to be used shall follow
strictly manufacturer’s instructions and specifications.
2003. SURFACE TREATMENT – All surface include masonry wall shall be
thoroughly cleaned, puttied (masilla), sand papered rub and polish. All
masonry walls shall be treated first with neutralizer, zinc sulphate prior to
painting.
2004. SCHEDULE OF PAINTING FINISHES:

a. All masonry wall cement finished surface – Three (3) coats. Acrytex
Arcycast finish for 4 side exterior wall and semigloss finish for
interior wall.
b. Plywood surfaces, ceiling or wall – Three (3) coats semi-gloss enamel or
acrytex. Refer to ceiling and floor plans.
c. Doors, door jambs, woodwork, cabinet, counter, closets (interior and
exterior) – Putty and seal spray with automotive lacquer, polished.
Alternate – Varnish finish.
d. All Steel and metal work ( steel window and gate ) – Two (2) coats
epoxy paint and two (2) coats quick drying enamel. (Contractor shall
paint all steel works including owner supply material).

2005. Extra Coats – shall be applied to achieve desired finish, follow Architect’s
instructions.

2006. Flexybond w/ mesh – By BOYSEN. For fire wall and all 4 side exterior wall.

2007. for all exterior – flexibond then complete application of acrytex with close
putty application using acrytex cast.

DIV. 3000: ROOFING: provision for tile roof

3001. Use Pre-painted Long Span Rib-Type Roofing @ 0.50 thickness – use
SteelTech Brand
3002. For insulation – single foil single bobble.- felport
3003. Use #24 stainless for valley gutter.
3004. tile roof will be owner supply.

NOTE: Include all necessary accessories needed in completing the said roofing w/o any leeks.
( gutter flushing, inside gutter and etc. )

DIV. 6000: STAIR RAILING:

6001. MAIN STAIR – 2” Dia. Rounded Tubular Bars.

DIV. 7000: CABINET AND CLOSET:

7001. Kitchen cabinet – for clean kitchen use of ¾ Marine Plywood - Contractor will
coordinate and supervise. (specially with regards to outlet and switches not
additional charge ).
7002. walk in closet – ¾ Marine Plywood - Contractor will coordinate and supervise.
(specially with regards to outlet and switches not additional charge ).
7003. Dirty kitchen - by owner but Contractor will coordinate and supervise.
(specially with regards to outlet and switches not additional charge ).

DIV. 8000: CHECKLIST ARCHITECTURAL & STRUCTURAL:

8001. RELOCATION SURVEY: reflect the following


a. Existing CHB neighbors fence
b. Contour elevation of 4 corners
c. Line and grade with reference to property line or sidewalk
d. Existing Trees

8002. EXCAVATION/SOIL PROTECTION/COMPACTION


a. Backfilling / compaction on a maximum depth 0.50m layer by layer with
Escombro/lastillas combined
b. Demolition of existing concrete wall & hauling of debris
c. Report on the highest water elevation with reference to street curb
Establish elevation at 4 – corners of lot to finalize building ground
elevation
d. Provide submersible pump with temporary sump pit on excavation for
fast dewatering
e. Provide metal sheet piles or shotcrete on wall of existing perimeter soil to
avoid erosion
f. Provide polythelene sheet at perimeter vertical soil before pouring of
footing, in case of no vertical formworks
g. Provide lean concrete (min. of 1500 psi) for all excavated footing prior to
footing rebarworks
NOTE: Check soil condition

8003. SOIL TREATMENT


a. Soil treatment(Lentrex) for slab on fill and excavated area 1 hr before
concrete pouring
(1gal - 200 ltrs) – VERIFY SUPPLIER

8004. REBARS SPLICING AND BENDS


a. Footing rebars end hook, 45 degree bend
b. Column vertical bars on a 90 degree end bend symmetrically placed
c. Follow strictly no. of ties per set as per column schedule. No c-ties
allowed unless otherwise stated

8005. CONCRETING WORKS


a. Damproofing prior to slab on fill
b. No contact on concrete to concrete flooring – 6” THK. Gravel and 1”
THK. Styrofoam as spacer. Wood forms/plywood not applicable.
c. Phasing of concrete pouring from footing to slab on fill. Provide color
coded shop drawings
d. Proceed to Slab on fill concreting after backfilling of soil.. VERIFY
Straight to finish is allowed without topping..
2nd floor floor concreting to follow..
e. Sample of trial mix (1:2:3) – 3000 PSI min of 14 days for testing
f. Provision of curing tank

g. CHB/Rebars/Concrete testing
h. Spacer for footing-broken concrete cylinder (3 x 3 in.)
i. Beam/slab-concrete cubes spacers (2 & 1 in.)
j. Provide sleeve for beams if necessary
a. Equal & more than 3 in. dia. – B.I. or G.I. pipe
b. Less than 3 inches diameter – use PVC pipe
k. 1 bagger mixer – standby equipment in case of emergency of less than 3
cum concrete volume lacking
l. 2 sets of vibrator (AC / DC)
m. 1 set of power water sprayer
n. 3 sets of reserve concrete cylinder for testing
o. Provide one box of sand for concrete sample material handling to lab
testing

8006. PLUMBING WORKS


a. No open pipe / with cover and with water
b. Apply solvent on pipe jointing. Upon testing and full hangers apply
epoxy as finishing
c. Pipesleeving should be 1” higher with 3” dia. or more, use BI or GI pipes
less than 3” dia pipe, PVC pipe applicable
d. Provide shop drawing for specific location of DS reflected on structural
and architectural plans
e. Submit sample board materials for approval
f. Provide 3 sets of 4 – 12mm cross diagonal ties for beams with pipe
sleeves
g. No pipe sleeving for all slabs prior to concreting works.. final location
shall be upon tiles and fixtures installation
h. Follow the standard sizes and location of all pipe hangers as plumbing
standards
i. No embedment of waterline on beam and slab, preferrably on CHB wall
only if possible
j. Provide manhole for all P-traps under the slab with ceiling
k. Flood and gravity test for all sewer pipes
l. Apply pressure test for waterline pipes, min 100 psi
m. Others

8007. ELECTRICAL WORKS


a. Pipes shall be placed in between top and bottom slab rebars. For bottom
rebar, placed on top and top bars placed under
b. Provide markings of pipes on slab forms to ensure exact position and
avoid possible damage by ceiling trade Contractor
c. Utility and junction boxes shall be embedded to slab with or without
ceiling
d. Provide PVC locknut and bushing for all utility and junction boxes for
pipe jointing
e. C.O.’s on interior wall on vertical positioned. Exterior CO’s pipe
connector placed on top of utility boxes and not below or side to avoid
possible water entry
f. C.O.’s other shall be symmetrically arranged in vertical position for
proper notations prior to slab concreting
g. No permanent fixing of utility/junction boxes on walls with tiles finish
h. Others
Note: Contractor must be responsible to coordinate and support all the needs of
subcontract of the owner in terms of technical coordination, scaffoldings,
storage, security, electricity and water supply
