SPECIAL POWER OF ATTORNEY

KNOWN ALL MEN BY THESE PRESENTS:

I, ROGER KING Y. MAQUERA, SINGLE, of legal age, Filipino citizen, and with residential address at
49 LEGASPI ST., PAEL ESTATE, BRGY. CULIAT, QUEZON CITY, do hereby name, constitute and
appoint any of the following:

Maria Perla F. Tangonan or Karlo F. Tangonan or Denelyn Janee M. Espora

all of legal age, Filipino citizen, with office address at D-92 Del Nacia Drive Talipapa, Novaliches, Quezon
City, to be my lawful Attorney-in-fact, for me and in my name, place and stead, and for my own use and
benefit to do the following acts and deeds:

1. To act as my representative before the REGISTRY OF DEEDS, CITY TREASURER’S OFFICE,

CITY ASSESSOR and BUREAU OF INTERNAL REVENUE in relation to the transfer of title and
tax declaration of the property located at BLOCK 17 LOT 12 AMETHYST ST., SOLDIERS HILLS
SUBD. III, BRGY. 180, CALOOCAN CITY covered by TITLE NO. 001-2014000345, and subject
of the attached Deed of Donation.

2. To request secure and receive certified copies and clearances needed.

3. To pay taxes and deliver documents, agreements and other writings of whatever nature or kind and
all any other documents, with any and all third persons, concerns or entities as may be necessary or
proper in connection with the foregoing upon the terms and conditions as my said Attorney-in-fact
may, in their discretion, deem to be in my best interest for the faithful execution of the foregoing acts
and deeds.

HEREBY GIVING AND GRANTING unto my said Attorney-in-fact full power and authority to do and
perform all and every act and thing whatsoever requisite and necessary to be done in and about the premises
as fully to all intents and purposes as I might or could lawfully do if personally present, and hereby ratifying
and confirming all that my said attorney-in-fact shall lawfully do or cause to be done by virtue of these
presents.

RESOLVED, that, this Special Power of Attorney shall be valid and subsisting and shall remain in full force
and effect unless otherwise revoked or amended by me in writing and duly served upon.
