A Proposed Boutique Hotel:

Casa la Flaviana

The Site Location:
Casa la Flaviana is located in the heart of Tagaytay City, Cavite. Considering the slopes of the city, this
makes it the perfect location for the proposed boutique hotel to be constructed. The site has a 180-degree
view of the Taal Volcano, mountains, and the sunrise. It has a 12-meter Road Right of Way on the
Southern portion of the site with hotel establishments on the West and commercial establishments on the
South. From the natural ground line, it depressed on an average of 10.00 meters considering the slope of
6.3*%.

The Design Concept:


The design concept of the proposal is a growing bud. Tagaytay is one of the top cities in the Philippines
established for its serene scene, rich forestry, sloping lands, and cool and calming environment. With the
rising number of tourists, exploring the beauty of Tagaytay constitutes the view and experience it brings.

The growing bud correlates with the levels of the structure as well as the arrangement of the spaces. Each
level constitutes the harmony of all the users as they utilize the private and publish places. Meanwhile, the
roots signify the structural concept of the proposal which is stilts. Considering that the site is sloping, this
perfectly represents the roots of the growing bud.

The Design Considerations:


● Users - Designing the space according to the comfort and accessibility of the guests and
employees. The public areas can cater to an average of 30 to 40 people enough to make it not
look congested as the artificial noise is increasing alongside human traffic.

● Utilities - The proposal is powered with its own rainwater filtering system. On average, the
annual precipitation of Tagaytay is 2546mm enough for the system to acquire, filter, and
distribute the water throughout the boutique hotel. This is a big help, especially during situations
were water interruptions occur. It also has its own water tank and pumps to have its own source of
water instead of utilizing the services of the community water distribution services.

● Accessibility - The proposal is designed to be a PWD-friendly structure with ramps and elevators
present, PWD parking, and pavements and sidewalks that they can access with ease.
● Green Architecture - The boutique hotel utilizes a minimal amount of electricity considering how
the structure circulates natural ventilation and have access to natural lighting as well without
acquired heat. The parking slots are positioned on the West side of the site with a firewall to serve
as a natural shade in times of extreme direct sunlight. Landscapes are also positioned to minimize
the placement of concrete pavements inducing heat gain.

● Security - It is designed with fences that will serve in increasing the sense of security and privacy
of the users, both guests and employees.

The Design Objectives:


● To provide temporary shelter for the guests while they are on vacation experiencing the feeling of
home away from home as the interior of the hotel creates a cozy environment for the guests to
enjoy.

● To improve tourism in Tagaytay City, Cavite. In 2018, the reported number of day tourists are at
an average of 4.22 million. Meanwhile, overnight tourists are at an average of 982,120 tourists.

● To manage the development of the site into a competitive boutique hotel empowered with
facilities that will improve their experience while staying in Tagaytay.

● To design the site aligned to the given slope without putting the users in jeopardy.
Guidelines according to the National Building Code of the Philippines:
Structure Classification: Group B - Residentials, Hotels, and Apartments
● One (1) parking slot should be designated for every three (3) rooms or a fraction of thereof for
highly urbanized areas.
1 parking slot : 3 guest rooms
__ parking slot: 21 guest rooms
= 21 parking slots
● There should be two (2) parking slots designated for tourist buses.
● There should be one (1) parking slot designated for loading and unloading truck or vehicles.
● The site is classified as R-5.
● The setbacks are as follows:
Front: 6.00 meters
Left and or Right: 3.00 meters
Rear: 3.00 meters
Computation according to Rule 7 and 8 of the National Building Code of the Philippines:

=5,192 sqm.
3. Maximum Allowable Percentage of Site Occupancy
=AMBF/TLA
=5,192 sqm./6,305 sqm. (100%)
=83% of the TLA
4. Maximum Allowable Impervious Surface Area (ISA)
=(3m)(88m) = 264 sqm.
=(3m)(88m) = 264 sqm.
= (3m)(65m) = 195 sqm.
=723 sqm./6,305 (100%)
=11% of TLA
5. Maximum Allowable Construction Area (MACA)
=PSO + ISA
=82% + 11%
=93% of TLA
