This Extrajudicial Settlement made and executed into by and among:


We, FLORA A. DOMINGO, widow, Filipino, of legal age, with address at 16 Sta Brigida St.,
Caruhatan, Valenzuela City, and RONALD ALBERT A. DOMINGO married to Eleanor V. Domingo,
both Filipinos, and of legal ages, with address at 16 Sta. Brigida St., Caruhatan, Valenzuela City.

WITNESSETH
That we, are the sole heirs of the deceased ALBERTO A. DOMINGO who died on January 30,
2012, at 16 Sta Brigida St., Caruhatan, Valenzuela City;
That said deceased, died intestate, without Will or Testament, and without any outstanding
debts in favor or any person or entity;
That the deceased left a parcel of land situated at 16 Sta Brigida St., Caruhatan, Valenzuela
City covered by Transfer Certificate of Title No. T-88611 and more less particularly described as
follows:
CERTIFICATE OF TITLE NO. T-88611
A parcel of land (Lot No. 646-T of the subdivision pls FLS-2737-B,being a portion of
Lot No. 646 of Malinta Estate, G.L.R.O, Rec. No. 5941), situated in the Barrio of Caruhatan,
Municipality of Polo, Province of Bulacan. Bounded on the N., by Lot No. 646-K of the
subdivision plan, on the SW., by Lot No. 646-O of the subdivision; and on the NW., by Lot
No. 646-J of the subdivision plan. Beginning at a point marked “1” on plan, being S. 51
deg.24’W 990.50 m. more or less from Mon. 20, Malinta Estate; thence S. 55 deg.09’W.,
15.00 m to point 2; thence N. 34 deg. 51’W., 30.00 m. to point 3; thence N.55 deg.09’ E.,
15.00 m. to point 4; thence S. 24 deg. 31’E., 20.00 ,.to the point of beginning; containing an
area of THREE HUNDRED SQUARE METERS (300) more or less……
That pursuant to Rule 74, Sec., 1 of the revised Rules of Court of the Philippines, and both
being with full capacity to contract, we do hereby adjudicate unto ourselves the land described
above, in equal shares.
That FURTHER FOR AND IN CONSIDERATION of the sum of FOUR MILLION PESOS ONLY
(PHP 4,000,000.00) Philippine currency, to us in hand paid to our great satisfaction by LETICIA A. YU,
of legal age, Filipino, widow, and NORMAND A. YU, of legal age, Filipino, single and both with
present address at 608 Quezon Ave. Brgy. Tatalon, Quezon City. We do hereby SELL, CONVEY, and
TRANSFER by way of ABSOLUTE SALE unto the said Leticia A. Yu and Normand A. Yu, That we hereby
warrant our title unto said Leticia A. Yu and Normand A. Yu, and that henceforth, they shall have
exclusive right of ownership and possession over said parcel of land, free from all liens or
encumbrance.
That no personal properties are involved in this extrajudicial settlement.

That a true copy of this extrajudicial settlement had been published one a week for three (3)
consecutive weeks in ______, a newspaper of general circulation in _____ as certified by the said
