SALE DEED

THIS DEED OF SALE IS MADE AND EXECUTED ON THIS THE DAY OF


NOVEMBER 2021 AT HANAMKONDA.

The terms and expressions viz, VENDOR and PURCHASER where the contexts may so
require in this document shall mean and include their respective heirs, legal
representatives, executors, administrators, family members, successors-in-interests
and assignees etc...

WHEREAS the Vendor is absolute Owner, possessor of the Residential Flat


No.402 in Third Floor (B-Block), Mpl H.No.2-5-360 with a valid title to the extent of
44.00 Sq.Yds equivalent to 36.78 Sq.Mtrs, being undivided and unspecified share of
right in total extent of 1241.30 Sq.Yds as shown in Schedule–A property and all
construction of Apartments building complex therein the entire ‘Plinth area’ covered by
1160.00 Sq.Fts inclusive of common areas and with a provision of ‘Car parking lot
area’ of 81 Sq.Fts provided in ‘stilt area’ of “SATYAM SIVAM ENCLAVE” Situated at
Nakkalagutta, Hanamkonda, Hanumakonda Dist (Previously Warangal urban Dist.)
Within the City and Municipal Corporation Limits Greater Warangal.

Vendor purchased the said Flat From 1.Neti Shantan Kumar through his
Developer cum GPA Holder M/s. SADHANA CONSTRUCTIONS Hanamkonda registered
partnership firm with Regd.No.71/2006 Rep.by its Managing partner Janagam
Sreedhar Rao S/o. Babu Rao (Vide Development Agreement Cum GPA
Doc.No.10805/2006 dt.18-11-2006) and got the registered sale deed in his favour
Vide Doct.No.7782/2009 Dt.27-11-2009 at SRO Warangal (R.O). Subsequently it was
rectified vide Doct.No.22802/2021 dt.03-09-2021 registered at SRO Warangal (R.O).
Vendor’s name was recorded in the Warangal Municipal records and also got his name
updated in the Records of Warangal Municipal Corporation as owner. Since from the
date of purchase Vendor is enjoying the property with full transferable rights over the
property more particularly shown in the schedule hereunder and also in the plan
annexed herewith.

All the facts how the property was transferred shown in the schedule was clearly
shown in the document got registered Vide Doct.No.7782/2009 Dt.27-11-2009 at
SRO Warangal (R.O).

WHEREAS the VENDOR is the exclusive owner of the property more fully
described in the schedule-B hereunder and he had absolute right to dispose of the
same as in the manner he wishes.

WHEREAS the VENDOR is in need of funds, in order to meet expenses for his
family requirements he has decided to sell the Residential Flat No.402 in Third Floor
(B-Block), Mpl H.No.2-5-360 with a valid title to the extent of 44.00 Sq.Yds
equivalent to 36.78 Sq.Mtrs, being undivided and unspecified share of right in total
extent of 1241.30 Sq. Yds as shown in Schedule–A property and all construction of

Apartments building complex therein the entire ‘Plinth area’ covered by 1160.00
Sq.Fts inclusive of common areas and with a provision of ‘Car parking lot area’ of 81
Sq.Fts provided in ‘stilt area’ of “SATYAM SIVAM ENCLAVE” Situated at
Nakkalagutta, Hanamkonda, Hanumakonda Dist (Previously Warangal urban Dist.)
Within the City and Municipal Corporation Limits Greater Warangal.

The property more fully described in the Schedule hereunder for a sum of
Rs.30,75,000/- (Rupees Thirty Lakhs Seventy-Five Thousand Only) and the
PURCHASER herein has also accepted the offer and agreed to purchase the same for
the said price.
i) Purchaser has paid Sale consideration of Rs.1,00,000/- (Rupees One Lakh Only)
through online transfer With ID No.122917855432 dt.17-08-2021 to the vendor.
ii) Purchaser has paid Remaining Sale consideration of Rs.29,75,000/- (Rupees
Twenty-Nine Lakhs Seventy-Five Thousand Only) through RTGS
No.____________________ dt: __________to the vendor. The vendor hereby acknowledges
the receipt of entire sale consideration Rs.30,75,000/- (Rupees Thirty Lakhs
Seventy-Five Thousand Only) from the purchaser as mentioned above.

THIS DEED OF SALE WITNESSETH AS UNDER: -


1. Whereas in accordance to the sale consideration the Purchaser has paid
Rs.30,75,000/- (Rupees Thirty Lakhs Seventy-Five Thousand Only) to the vendor
by the Purchaser. Vendor hereby acknowledge the receipt of the same as aforesaid,
Vendor being the beneficial owner had conveyed, transferred and assigned by way of
Absolute Sale of the schedule mentioned property to the Purchaser together with all
corporal and in-corporal rights, privileges, easement rights, interest, titles of
ownership, to hold, possess and enjoy the same forever as its absolute owner without
any interruption or obstruction of the Vendor or by any person or persons claiming
under the vendor and the vendor had already delivered the possession of the schedule
mentioned property to the Purchaser, and confirmed the same by virtue of this Deed
of Sale.

THE VENDOR HEREBY COVENANT WITH THE PURCHASER AS FOLLOWS:


1. The purchaser in lieu of the receipt of the sale consideration as stated above has
been inducted into the possession of the Schedule properties today by the vendor.

2. The subject matter of the sale is


i) Plinth area of schedule-B property is 1160.00 Sq.Fts, which inclusive of
common area and utilities also the proportionate rights and interest in the
entire land of 44.00 Sq.Yds out of Total Land of 1241.30 Sq.Yds shown in the
Schedule-A property and with a provision of ‘Car parking lot area’ of 81
Sq.Fts provided in ‘stilt area’ of “SATYAM SIVAM ENCLAVE”.

ii) Proportionate rights and interest in all the common amenities, shown in
the Schedule-C of the property.

3. All costs and expenses in maintaining all common amenities and facilities in the
aforesaid premises and apartment complex existing now and also the forth coming
construction rights which are reserved by the vendor shall be borne by proportionately
by the purchaser a long with the owners of the other apartments.

4. That the property more fully described in the Schedule-B hereunder shall be quietly
and peacefully entered into and held and enjoyed by the PURCHASER without any
interference, interruption, or disturbance from the VENDOR or any person claiming
through or under vendor.

5. That the VENDOR has absolute right, title and full power to sell, convey and
transfer unto the PURCHASER by way of absolute sale and that the VENDOR have not
done anything or knowingly suffered anything whereby his right and power to sell and
convey to the PURCHASER the property hereby conveyed.

6. That the property is not subjected to any encumbrances, mortgages, charges, lien,
attachments, claim, demand, acquisition proceedings by Government or any kind
whatsoever and should thereby and the VENDOR shall discharge the same from and
out of his own funds and keep the PURCHASER indemnified. The above property is not
an assigned land under A.P. Act 9 of 1977 P.O.T.

7. That the VENDOR has handed over the vacant possession of the property more fully
described in the Schedule hereunder to the PURCHASER today and delivered the
connected original papers/document in respect of the Schedule mentioned property
hereby conveyed on the date of execution of these presents.

8. That the VENDOR does hereby covenants and assures that the PURCHASER is
entitled to have mutation of his name in all public records, local body and also obtain
permissions in the name of the PURCHASER, and further undertakes to execute any
deed in this respect.

9. The Purchaser shall become member of the society /association by all the Flat
owners of “SATYAM SIVAM ENCLAVE” and that the purchaser shall abide by the
rules and regulations / bye laws of the said society / association.

We do hereby declare that the particulars mentioned above are true and correct to the
best of our knowledge and belief.

THE SAID Property relating to above Flat Does not belong to Government or its
agencies and it is not mortgaged to Government or its agencies, and there are no Court
cases, decrees, stay orders pending against the property. The vendor here by assures
the purchaser that there are no prior agreements or claims from third parties in
respect of the property shown in the schedule.

In witness where of the contents of the deed were explained to the parties in
their mother language and admitted the contents before the joint Sub-Registrar
Warangal (R.O) and given their hands to Subscribe signatures on this deed with their
Free will and Full consent and without any coercion any undue Influence on any part
on the day month and year as above mentioned.
