Once off maintenance:

technicians to visit your premises at your convenience, and service your roller
shutter. Upon completion you will receive a service docket indicating the
condition of the shutter and whether or not it requires any further attention
or replacement parts. Should this be the case, you will receive a separate
written quotation for same.
Maintenance Contract:

Maintenance Checklist:
Laths and endlocks:
• Check all laths for damage, especially at ends. Replace or resecure damaged end
locks.
• Check for alignment of bottom lath. If there is a rubber seal on bottom lath, check
for deterioration.
• Check that curtain runs freely
Channels:
• Check for damage. Remove old compacted grease and regrease.
• Check that curtain runs freely within channel.
Roller:
• Check that it turns freely by operating shutter. Check that bearings are running
freely and are not damaged.
• Oil bearings.
Gears / Drive chain:
• Check for free operation, wear or breakage and alignment
Motor:
• Check operation.
Safety brake:
• Check for operation
Hand chain:
• For manual hand chain shutters, check that hand chain is present and that it
operates.
• For electrically operated shutters check that manual override system operates
Fusible link: (Fire Roller Shutters only)
• Remove Fusible link and check for controlled decent. Replace Fusible link
afterwards and reset shutter.
Limits:
• Check that door stops automatically when it reaches the top or bottom of its cycle.
Reset limit if necessary.
• Also check for wear.
Balance of springs:
• Check balance (charge) and adjust as necessary

1. General Safety Precautions


• The operator of any motorised shutter must ensure that the line of travel is clear
and that no persons are standing under the shutter.
• Control devices for electric motors are of a deadman type, do not override this
system.
• Fire shutters should be regularly maintained.
• Avoid painting near the mechanisms of a fire shutter as this could interfere with
the door closing.
• Avoid blocking fire doors with obstacles.
• When lifting manual shutters use safe lifting techniques.
• Maintenance / repairs should only be carried out by trained and experienced
personnel.

PREVENTATIVE MAINTENANCE PLANS FOR ROLLING STEEL

Troubleshooting Guide for Rolling Service Doors
1. PROBLEM: The rolling door is hard to raise but easy to lower.
- SOLUTION: Springs require more turns. Raise the door to a fully opened position and add spring tension (1/8
turn at a time) until the same resistance is felt lowering the door as is felt raising the door. Adjust tension wheel
with steel winding bards 3’ long and diameter ½” or ¾”.

2. PROBLEM: The rolling door is hard to lower but easy to raise.


- SOLUTION: Springs require fewer turns. Raise door to fully opened position and remove spring tension (1/8
turn at a time) until results listed in example 1 are achieved.

3. PROBLEM: The roll-up door hangs up at the entrance into guides.


- SOLUTION A: Bellmouths might be out of position away from the head plate allowing end locks to wedge.
Loosen attachment nut and locate the edge of bellmouth snug against the head plate and tighten.
- SOLUTION B: Endlocks might have become loose and tilted out of position. Drill out loose fasteners and
reattach with a suitable fastener.
- SOLUTION C: The curtain might have been bent and damaged enough to wedge in guides. In some cases, the
bellmouths can be removed from the guide entrance and the curtain lowered outside of the guides and
straightened. Be careful not to allow the curtain to rapidly unwind off the counterbalance.

4. PROBLEM: The electric operator stops too soon; it does not reach the open or closed position.
- SOLUTION: The rolling door operator limit switch setting has become out of phase with the door. Reset the limit
switches. See operator installation instructions for the method of resetting limits.

5. PROBLEM: The operator does not run.


- SOLUTION A: Verify that electric power is available to the operator.
- SOLUTION B: Verify 24 VAC control voltage from operator transformer. 
- SOLUTION C: Verify condition of hoist interlock switch.
- SOLUTION D: Verify the condition of the slide-bolt interlock switch.

Recommended Preventive Maintenance for Rolling Steel


Gates/Doors (Roll-Up Doors, Coiling Doors)
To keep the roll-up door in good working condition:

Every three months:

✓ Oil all moving parts except the clutch mechanism on fire doors and the wool pile in the guides on rolling grilles
or counter doors. The guides should be lubricated with paste wax or silicone spray.
✓ If electrically operated, check the operator gear reducer for oil leakage. If it is necessary to add oil, use Mobile
Synthetic Oil (AGMA 7 #SHC 75W90).
✓ Check the tension of the roller chain between the operator and the door sprocket (see Figure A). If too loose,
loosen the operator mounting bolts and slide the operator to tighten the chain (see Figure B). Retighten the
operator mounting bolts.
✓ Oil the interior roller chain on operators without a gear reducer.

Every six months:


✓ Oil all exposed roller chains, and on electric operators, dry lube the limit switch shaft threads.
✓ All bearings provided with grease fittings should be lubricated. If so equipped, find bearings located in the drive
bracket and tension end of the counterbalance.
✓ Fire doors should be drop tested unless more frequent testing is required by other codes. Always use the Drop
Test Instructions located inside the tension head-plate cover.
✓ On crank-operated doors and grilles, the crank assemblies are sealed with grease and should not require
lubrication.

The above frequency of maintenance is for normal operation. Severe duty or unusual operating conditions may
require modification of the times between maintenance.

ROLLER SHUTTER REGULATIONS: MAINTENANCE


AND REPAIRS
A roller shutter is a complex piece of machinery, and, when kept in good working order, provides a
convenient, secure and cost-effective solution for any business.

To make sure that roller shutters are able to provide years and years of safe and efficient service, it’s
important to know the rules and regulations surrounding maintenance and repairs of both domestic and
commercial roller shutters. So this month that’s exactly what we’re looking at.

WHY ARE MAINTENANCE REGULATIONS NECESSARY?

Roller shutters are classed as machinery, and can be prone to failure over time, especially with regular or
excessive use. Accidents involving roller shutters, whether at home or in a  commercial/industrial setting
can be incredibly dangerous, so regulations are in place to avoid this eventuality as far as possible. A key
part of this is focused on maintenance. Looking after a roller shutter – and checking to see that it operates
as it should at scheduled intervals – is key to identifying any potential problems and avoiding risk.

REGULATION 5 OF THE WORKPLACE (HEALTH SAFETY AND


WELFARE) REGULATIONS 1992

Under this regulation, any powered door – including roller shutters – are to be “maintained in an efficient
state” and are “subject to a suitable system of maintenance”.

Looking further into this, the regulation states that potentially dangerous equipment should be: “checked at
regular intervals, as appropriate, by inspection, testing, adjustment, lubrication, repair and cleaning.”

The regularity of these checks aren’t specified. Instead, they are decided depending on the machine in
question, as well as how much it is used, where it installed and according to manufacturer’s guidelines.
When purchasing a roller shutter, talk to your supplier for advice on a suitable maintenance schedule
specific to you and your business.

RESPONDING TO FAULTS

REGULATION 5 OF THE PROVISION AND USE OF WORK


EQUIPMENT REGULATIONS 1998 (PUWER)

PUWER is focused on the responsibilities of employers, owners and users of powered doors. These
regulations are designed to “ensure work equipment does not deteriorate to the extent that it may put
people at risk”.

As with the previous regulation, PUWER decrees that powered doors are “maintained in an efficient state,
in efficient order and in good repair”. The onus here falls on the person in charge to ensure that any roller
shutter on the premises is regularly inspected, as per manufacturer’s guidelines, and more regularly if
necessary.

PUWER also states that, if a maintenance log is required, employers must keep there’s up to date.

A log book should record all maintenance inspections and work carried out, including:

 Time and date of inspection/maintenance


 Details of any work carried out
 Results of inspection
 Details of any additions/replacements/upgrades made to the door
 Nature of the fault
 Signature and information of the person responsible for carrying out the inspection/repair.

important to know the rules and regulations surrounding maintenance and repairs of both domestic and

WHY ARE MAINTENANCE REGULATIONS NECESSARY?

Roller shutters are classed as machinery, and can be prone to failure over time, especially with regular or
excessive use. Accidents involving roller shutters, whether at home or in a  commercial/industrial setting
can be incredibly dangerous, so regulations are in place to avoid this eventuality as far as possible. A key
part of this is focused on maintenance. Looking after a roller shutter – and checking to see that it operates

REGULATION 5 OF THE WORKPLACE (HEALTH SAFETY AND


WELFARE) REGULATIONS 1992

Under this regulation, any powered door – including roller shutters – are to be “maintained in an efficient
state” and are “subject to a suitable system of maintenance”.

Looking further into this, the regulation states that potentially dangerous equipment should be: “checked at
regular intervals, as appropriate, by inspection, testing, adjustment, lubrication, repair and cleaning.”

The regularity of these checks aren’t specified. Instead, they are decided depending on the machine in
question, as well as how much it is used, where it installed and according to manufacturer’s guidelines.

regulations are designed to “ensure work equipment does not deteriorate to the extent that it may put
people at risk”.

As with the previous regulation, PUWER decrees that powered doors are “maintained in an efficient state,
in efficient order and in good repair”. The onus here falls on the person in charge to ensure that any roller
shutter on the premises is regularly inspected, as per manufacturer’s guidelines, and more regularly if
necessary.

PUWER also states that, if a maintenance log is required, employers must keep there’s up to date.

A log book should record all maintenance inspections and work carried out, including:

 Time and date of inspection/maintenance


 Details of any work carried out
 Results of inspection
 Details of any additions/replacements/upgrades made to the door
 Nature of the fault
 Signature and information of the person responsible for carrying out the inspection/repair.
