DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:


This Deed of Absolute Sale, made and executed this ___ day of _______________,
FEB 11 2021 at
Guiguinto, Bulacan by and between:

CETRELL SOLIS CAGAOAN of legal age, Filipino citizen, single, with residence 137
F. Blumentritt St. Brgy. Tibagan, San Juan City, Manila, hereinafter referred to as the
“VENDOR”;
-and-

WASHINGTON B. CHUA, legal age, Filipino citizen, married with residence 20-C Pipino alley
Gen. Malvar Extension Bagong Barrio Calooocan City, Manila. hereinafter referred to as
“Vendee”;

WITNESSETH;
WHEREAS, the VENDOR is the registered owner of a parcel of land consisting of THIRTY-SIX (36)
Square Meters situated at Barangay of Culianin, Municipality of Plaridel, Bulacan covered by Transfer
Certificate of Title No. 039-2017003855 of the Registry of Deeds for the Province of Bulacan, more
particularly described as follows:

A parcel of land (Lot 12 Block 15 of the consolidation-subdivision plan, PCS-03-019824, being a portion of
consolidation of Lot Nos. 6352-A-Psd-03-198219; 6353 CAD-335; 6354-A, Psd-03-198220; 6355-A Psd-03-198221;6356-A,
(LRA) Psd-434078; 6357-A Psd-03-198223 LRC Record No.), situated in the Barangay of Culianin, Municipality of Plaridel,
Province of Bulacan, Island of Luzon……………containing an area of THIRTY SIX SQUARE METERS more or less.

WHEREAS, the VENDOR desires to sell and the VENDEE agrees to buy the aforementioned
parcel of land without improvement.
NOW, THEREFORE, for and in consideration of the sum of ONE HUNDRED FORTY TWO
THOUSAND (P142, 000.00), Philippine currency, receipt of which is hereby acknowledged by the
VENDOR to (his/her) full and complete satisfaction, the VENDOR does hereby SELL, TRANSFER and
COVEY the above-described parcel of land with improvement, unto the VENDEE. (his/her) heirs,
successors and assigns, absolutely and free from liens and/or encumbrances.
The VENDOR hereby undertakes that (he/she), (his/her) heirs, successors and assigns shall
warrant and defend the title to the real property subject of this Deed against all claims of all persons or
entities.
This agreement shall be valid and binding not only to both parties herein but also on their heirs,
agents, representatives, successors and assigns.
IN WITNESS WHEREOF, we have hereunto set our hands this ___ day of _______________,
