SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

That I/ W_ e. GENIE PARDAPAN BAJENIING. of legal age, Filipino, married to LORNA ATIVO
BAJENTlNG, and residing at • #14 PARC INDUSTRIAL DE CARACOL DEPARTMENT TROU DU NORD EST 2340 HAITI
DOMINICAN REPUBLIC HT 2310 do hereby name , constitute and appoint, LORNA ATIVO BAJENTlNG of legal
age, Filipino,
MARRIED and residing at 51 PHASE 3 DIMSON COMPOUND BAGONG TANYAG TAGUlG NCR to be my/our true and
lawful attorney-in-fact, for me / us and in my/ our name, place and stead and on my/our behalf to do and
execute any and/or all of the following acts, deeds and things, to wit:

1. To negotiate and enter into an agreement/contract for the purchase of that parcel/s of land and the improvement/s thereon, or, to negotiate
and enter into such contract for the building or construction of a house or residential building on that parcel/s of land described below,
under such terms and conditions, and under such covenants which he/she may deem fit, proper and convenient:

2. To fully or partially finance the purchase or construction above-mentioned, to apply for and obtain a
loan/credit accommodation in my/our name from any bank or other financing institution, in the amount not
exceeding ONE MILLION EIGHT HUNDRED NINETY-THREE THOUSAND PESOS
(P1,893,000.00 ) including any renewals or extensions thereof, or additions or increases thereto, in such amount and
under such terms and conditions as my/our attorney-in-fact shall find to be acceptable;

3. As security for such loan/credit accommodation, including the renewal or extension thereof or additions or increases
thereto, to assign, transfer and convey, my/our rights under the document/s of conveyance, such as the Contract to
Sell, Deed of Assignment, etc., over the Property or to transfer and convey by way of first mortgage in favor of the
bank or other financing institution the Property, in which assignment or mortgage may be included the appointment
of the Assignee or Mortgagee, without any further formality, in case of violation of the terms and conditions of the
assignment/mortgage contract or the agreement/contract covering the loan, as my/our Attorney-in-Fact with powers to
take physical possession of the Property, to sell or lease the same or any part thereof, to execute the deed of sale and
other contracts or agreement necessary thereto, to
apply any funds received from such sale or lease in payment of the attorney's fees, expenses, charges, penalties,
interests, principal and/or any amounts due under the secured obligation and any of my/our other obligations to the
bank or other financing institution, whether obtained prior to or after the execution of the loan documents referred to
herein, with full power of substitution or delegation.

4. To make, sign, execute and deliver any and all documents/papers required, necessary or incidental for such
purchase, loan/s and mortgage/collateral, including but not limited to, the Reservation Agreement, Contract to
Sell, Deed of Absolute Sale, Notice of Approval, Letter of Guaranty, Promissory Note and Disclosure Statement,
Loan Agreement, Real Estate Mortgage, etc.

5. To receive the proceeds of such loan/s and remit the same, or so much thereof as may be necessary to fully pay
the purchase price/construction cost of the house or residential building, to PROPERTY COMPANY OF
FRIENDS, INC. (PROFRIENDS) or to assign the proceeds of the loan directly to PROFRIENDS, which the latter
shall in either case apply as payment for the real property/ies purchased/house or residential building
constructed.

6. To transact with PROFRIENDS for the following purposes:


a) To attend the Counseling and Move-in Sessions and sign documents showing proof of attendance to the
same;
b) To claim the Clearance for House Inspection and Authority to Move-in;
c) To inspect the housing unit and identify complaints over the unit by filling up the Buyer's Contact Report;
d) To accept the unit after final inspection and sign the Certificate of Acceptance;
e) To apply for house improvement permit;
f) To post construction bond and claim refund due thereon, if any;
g) To claim any refund due me/us and sign the waiver and quitclaim related thereto;
h) To obtain the certificate of title over the unit and sign the waiver and quitclaim related thereto;
i) To receive summons or court processes in all actions against me/us;
j) To sign promissory note and amendment to contract to sell upon approval of payment plan or request for
change of due date or loan term;
k) To exercise my/our rights and privileges and perform my/our obligations as member/s of the
homeowners' association.
7. To sign, file and otherwise represent me/us in any and all petition, suit or proceeding before the proper court,
tribunal, agency or body, for the cancellation of any and all encumbrances that appear or may appear on the
certificate of title covering the property/ies above-described, including but not limited to, inscriptions relating
to Section 7 of Republic Act No. 26, Section 4 Rule 74 of the Rules of Court, etc. With respect to this particular
authority, my/our attorney-in-fact has full power of substitution.-
For purposes of inducing the bank or other financing institution to give due course to this Special Power of Attorney, I/we
hereby agree to indemnify and/or hold the bank or other financing institution, its offices and staff, free and harmless from any
suit, claim, expense, damage or liability that the bank or other financing institution, or its officers and staff may incur/suffer
through or in connection with the act of my/our attorney-in-fact.

This Special Power of Attorney shall remain in full force and effect and may be given full reliance by the bank or other
financing institution until and unless it receives a written revocation hereof.

HEREBY GIVING AND GRANTING unto my/our said attorney-in-fact full power and authority whatsoever
requisite, necessary or proper to be done in or about the premises, as fully to all intents and purposes as I/we might or could
lawfully do if personally present, and hereby ratifying and confirming all that my/our said attorney-in-fact shall do, has done or
cause to be done under and by virtue of these presents.

IN WITNESS WHEREOF, I/we have signed' this special power of attorney and personally appeared before the Notary
Public on this at , and presented to him/her at least one current identification document
issued by an official agency bearing my/our photograph and signature.
