Renovation/Improvement of
Individual Unit

1. Construction permit valid only for 6 months from the date of the
application;

2. In excess should be renewed the application permit and with


Php3000.00 for the renewal fee for another 6 months.

DESIGN GUIDELINES
Improvements, alterations, additions or any construction work shall
be confined to the interior boundaries of the unit only. Alterations
that will affect the building façade or exterior portion of the
condominium units are not allowed.

Example are the following:

1. Installation of window grill or screen


2. Installation of shades/blinds
3. Installation of Antennae
4. Painting of the facades
5. other devices that will impair the structural strength of the building or
alter the appearance of any exterior portion of the building.

Note:

• Copper tubing should be installed inside the unit.

•SPLIT TYPE AIRCON only – No Provision for Window Type

• CONDENSER UNIT - should be installed in Balcony and with clearance back to wall of 14 cm.

•Strictly no mounted. Height of the angle bar should be at least at 30 cm. from the floor level.

• Water drain should be tapped in the downspout pipe of the building.

PROHIBITIONS OF THE UNIT CONSTRUCTION

1. Do not remove tiles on the floors and walls, chisel or drill holes on
the toilet floors;
2. Do not drill holes in the toilet wall if without the assistance of the
site engineer, it may cause problem for the embedded pipes that
are inside in the wall ;
3. Do not store anything in hallways and stairways;
4. Fire escapes are not to be used unless during fire drills and
emergency situations ( as per BOF building code);
5. Repainting of exterior walls façade or any part of the exterior side
is not allowed;
6. It is illegal to tap the electricity from common area receptacles;
7. No construction debris is allowed in the common areas.

ADDITIONAL OUTLETS/LIGHTING INSTALLATION SHOULD BE
THE FOLLOWING MATERIALS TO BE USED ONLY:

1. Expose wires;
2. and use PVC Moulding only

Installation of the additional outlets/lightings that are strictly not

1. Chipping on the wall and floor;


2. Embed wires on the wall and floor;
3. Any chipping on the wall and floor that can cause
injury or damage to the building

Guidelines for the unit renovation
1. Construction work and storage of materials should be confined within the unit;

2. NO ID, NO ENTRY for all the workers and contractors;

3. Working time shall be from 8:00 AM to 5:00 PM only, Monday to Saturday. No work beyond
this time is allowed and strictly no work during weekends and holidays;

4. Sleeping or stay-in worker, cooking, loitering, littering and drinking of liquors inside the unit/
project is prohibited at all times. Contractors and workers should be complied these
guidelines; otherwise they shall be ejected out of the project by the security guards.

5. The unit owner are responsible for the conduct and behavior of their workers at all times
while within the premises of the project.

6. The unit owner must provide adequate Fire Extinguishers and Emergency Light in the
condo unit as required by the Bureau of Fire building code ordinance.

Alterations
1. No walls, roofs, fences or enclosures maybe placed to alter the basic design of
the unit or the limited common areas appurtenant thereto;

2. No grills or screen shall be installed at the exterior of the balcony. Planter boxes,
pots outside the door of each unit along the corridor are disallowed;

3. The implementation of the approved plan shall be for the account of the unit
owner or tenant;

4. Construction debris should be disposed of by the respective contractors or


workers outside of the condominium premises;

5. Upon approval, the Property Administrator shall issue the necessary Permit to
Construct;

6. The Property Manager or its duly authorized representative can stop the
renovation and prevent entry of construction entry of construction workers
should there be violation/damages thereof.

REMINDERS IN APPLYING FOR THE
CONSTRUCTION BOND REFUND

1. The check refund shall be in the name of the unit owner/principal buyer only.

2. Bring the Original Receipt of Construction bond upon claiming the refund check.

3. The EROCC personnel shall inspect the renovation/improvement works. Noted violation of
construction guidelines and restrictions may cause forfeiture of the bond.

4. Application for refund shall be on hold if unit owner has unsettle amount for water, electricity,
condo dues, monthly amortization and other special assessment.

5. Releasing of check is every FRIDAY @ 2pm onwards.

6. For check issuance if representative, should be complied the following requirements:

6.1 Authorization letter from the principal buyer;

6.2 Photocopy of government issued id’s with specimen signature of the principal
buyer;

6.3 Valid Id’s of the representative.

The following REMINDERS are strictly MANDATED:

1. House Rules and Regulations of the Condominium Corporation are


indicated in the booklet that we will be distributed after the move-in
orientation;
2. Please read, aware , understand and comply all the policies stated
therein;
3. You are mandated to sign the acknowledgement receipt of the House
Rules and Regulation and other documents as requirement upon
releasing of the Authority to move –in;
4. For any clarification regarding on the aforementioned concern, do not
