RENT AGREEMENT

THIS AGREEMENT OF RENT is made on this 01th day of July, 2021 BETWEEN:

1) Mr. Chelsingh Rajpurohit, aged about 36 years, residing at “C-301 Sunmeelan Shop
and Flats Whagodiya road, Vadodara - 390019”, (hereinafter referred to as “Owner”
or “the Party of the First Part”);

2) Mr. Nareshbhai Ravtabhai Chaudhari, aged about 26 years, permanently residing at


‘First Floor, Plot-49, Maaruti Mandir Marg, Durgadevi Udhyan 5 th Kumbharwada,
Mumbai-400004’ (hereinafter referred to as the “Tenant” or “the Party of the
Second Part”)

WHEREAS the Owner is the absolute owner of the property located at C-301
Sunmeelan Shop and Flats Whagodiya road, Vadodara – 390019

WHEREAS the Tenant has requested the Owner to allow them the use of One
Room, Hall and Kitchen on the Ground Floor of the House in the aforesaid
premises for their own use only at a monthly rent of Rs. 6500/- and now, the
Owner and the Tenant have by mutual agreement decided to enter into this rent
agreement in respect of the above premises with effect from 01 July, 2021 as per
the terms and conditions mentioned here under:

NOW IT IS MUTUALLY AGREED UPON as under:

1 COMMENCEMENT : That the Owner has agreed to let, and the Tenant has

agreed to take on lease the premises as mentioned
above. The said rent agreement shall be effective and
shall commence with effect from 01 July, 2021 and shall
be for the duration of 11 (Eleven) months from the said
date (i.e. up to 01 June, 2022) and can be renewed
further at a revised amount of rent and on the revised
terms and conditions according to the mutual agreement
of the parties hereto.

2 RENT : That the Owner has undertaken to pay the sum of

Rs.6500/- (Rupees Six Thousand and Five Hundred only) as
rent per month to the Owner on or before the 5th day of
every month.

3 REPAIRS & OTHER : The municipal taxes, water charges, electricity


. CHARGES
charges, maintenance charges or any other charges as
may be levied on the premises shall continue to be
borne by the Tenant from the date of commencement
of this lease deed.
4 TERMINATION : The duration of the lease shall be for a period of 11
.
(Eleven) months from the date of commencement of
the lease (i.e. up to 01.07.21) and can be extended for
a further period on the revised terms and conditions
according to the mutual agreement of the parties
hereto. The parties hereto at their option can
terminate the lease by giving one-month’s notice to
the other party.
The Tenant shall deliver vacant possession of the
premises to the Owner on termination of the lease
period or on the premature termination of the lease,
by means of giving notice by any of the parties hereto
for the termination of the said lease earlier than the
date fixed for the termination of this lease.

5 SUB-LETTING : The Tenant shall not be entitled to sub-let the

premises to any other person except with the written
consent of the Owner previously obtained.

6 HOLDING OVER : In case Lessee holds over or does not deliver possession
.
of the property on the expiry of the period fixed in this
lease or on termination of the tenancy as provided
above, the Lessee shall continue to be liable for
payment of the rent proportionately for the period the
Lessee so remains in possession or deprives or prevents
the Lessor from taking vacant possession of the said
premises.
7 INSPECTION : The Owner shall be entitled to inspect the premises at
. all reasonable times. The Tenant shall keep all the
fixtures and electric fittings, water connection in good
condition. The Tenant shall pay all the charges, duties,
taxes that may, in law, be payable or imposed in
respect of the said premises.

IN WITNESS WHEREOF the Owner and the Tenant have executed this deed of Rent
which shall be binding to both the parties hereto and their legal heirs, successors,
assigns and legal representatives.
