 Greenwich Pasig Bayan is located at Carmen Bldg Urbano


Velasco St. San Nicolas Caruncho Ave, 1600 Pasig City, Metro
Manila in front of Pasig City Cathedral. Greenwich Pasig Bayan
is the place where you can choose a variety of pizza and also
drinks. This branch is located next to Pasig City Cathedral and
near Plaza Rizal to catch customers who are having fun or
quality time with family, friends, and workers. This
establishment is 1minute away from Plaza Rizal, 15 minutes
away from Pasig City Hall. 5-7 minutes away from the Pasig
Mega Market.

address that most of their clientele is 65% Female and
45% Male because women love pizza, most of their
customers are students because it is 1 minute away from
the College's school. Usually, this branch encounters
different types of consumers because it is at the center of
the City, their customers mostly are businessmen,
teenagers, and sometimes foreign people.
B. Trade Area Analysis- Because it is in the center of the City,
it is also near the Pasig Catholic Church, Plaza Rizal, and
other sites that are mostly crowded and want to have fun
together. This is also the perfect spot to go after going to

C. Competitive Analysis- The challenge to this location is the other branches or fast food.
Dominos is 2-3 minutes away from the Plaza Rizal and also to the Pasig Catholic Church,
Pizzahut is 1 minute away to this branch, and KFC is around to this location too. Jollibee
is alongside this branch but it’s the same company that's why it is not a threat to the
branch.
D. Traffic Analysis- The problem with this branch is that they have no drive-thru, and a
parking space for customers this will be the major problem for this branch and it will
decrease the number of people daily. The good thing about this location is that near to
the pedestrian and other City areas.
E. Site Economics- The establishment costs 17 Million to 22 Million depending on the final
store type & size. The size required is dependent on the store model that will be
developed in a particular market. Floor area requirements may range from 180 square
meters to 235 square meters. The investment includes the initial set-up fee, design fees,
