Deed of Absolute Sale
-WITNESSETH-
WHEREAS the VENDORS are the true and registered owners of the lot located at
Municipality of Marikina, containing an area of 302 square meters covered by Transfer
Certificate of Title No. 257130 issued by the Registry of Deeds for Marikina City and more
particularly described as follows:
A parcel of land (Lot 25, Blk. 23 of the cons. subd. plan (LRC) Pcs-5683 being a portion of
the cons. of Lots 1,2,3,4,5,6,7,8,9, all of (LRC) Psd-61617; Lot 55-B, Psd-18247 & Psu-
178927, LRC (CLRC) Rec. Pcs. 7681 & N-21658) situated in the Mun. of Marikina, Prov.
of Rizal, Is. of Luzon. Bounded on the NE., pts. 1-2 by Lot 27, Blk. 23; on the SE., pts. 2-4
by Road Lot 30; on the SW., pts. 4-5 by Lot 23; & on the NW., pts. 5-1 by Lot 24, both
Blk. 23, all of the cons. subd. plan. Beginning at a point marked “1” on plan being S. 28
deg. 20’W., 924.31 m. from BLIM No. 1, MP. of Marikina, Rizal. Thence S. 64 deg. 24’E.,
20.46 m. to pt. 2; thence S. 26 deg. 44’W., (OVER)7.00 m. to pt. 3; thence S. 30 deg.
41’W., 10.24 m. to pt. 4; thence N. 58 deg. 14’W., 22.36 m. to pt. 5; thence N. 36 deg.
29’E., 15.00 m. to the pt. of beginning, containing an area of THREE HUNDRED TWO
(302) SQUARE METERS. All points referred to are indicated on the plan and are marked
on the ground by PS cyl. conc. cons. 15 x 60 cm.; bearings true; date of original survey,
Dec. 1910-June 1911 & Oct. 26-27, 1959 & that of the cons. subd. survey, Sept. 10-30,
Oct. 1-Nov. 3, 1966.
NOW, THEREFORE, for and in consideration of the sum of ONE MILLION THREE
HUNDRED THOUSAND PESOS ONLY (PhP 1,300,000.00) Phil. Currency, receipt whereof
is hereby acknowledged by the VENDORS from the VENDEES to the entire satisfaction of the
VENDORS, the said VENDORS does hereby sell, transfer and convey in a manner absolute and
irrevocable in favor of the VENDEES, his/her/their heirs and assigns the absolute-described
parcel of land.
VENDORS hereby warrants valid title to and peaceful possession of the Property and
shall defend VENDEES against any and all third party claims whatsoever, that there are no other
transactions that are currently pending registration with the Registry of Deeds of Marikina that
will affect the rights of VENDEES over the Property.

page where the Acknowledgment appears and has been signed on both pages by the parties and
their witnesses.
