DEED OF EXTRAJUDICIAL SETTLEMENT WITH WAIVER OF

RIGHTS

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Extrajudicial Settlement made and executed into by and between:

Julieta Q. Del Rosario, of legal age, Filipino, widow and with residence at 163 C.
Arellano St., Concepcion, Malabon City, Metro Manila;

Irma Del Rosario Quinto married to Edwardo M. Quinto, both of legal age,
Filipinos, and with residence at 163 C. Arellano St., Concepcion, Malabon City, Metro
Manila;

WITNESSETH:

That the above-named parties are the widow and legitimate daughter of the late
Demetrio Advincula Del Rosario who died on March 23, 2018 at 163 C. Arellano St.,
Concepcion, Malabon City.

That both deceased left an equitable right in the conjugal partnership between
himself and his wife over a parcel of land located at Bo. Sto. Cristo, Municipality of San
Jose Del Monte, Province of Bulacan, more particularly described as follows, to wit:

A parcel of land (Lot 9, Block 6 of the subd. Plan (LRC) Psd-31211,

being a portion of the parcel of land described on plan Psu-50959
LRC Rec. No. N-17273, LRC case No. N-1286) situated in the Bo. Of
Sto Cristo, Mun. Of San Jose del Monte, Province of Bulacan.
Bounded on the NE., points 1 to 2, by Lot 7; on the SE., points 2 to 3,
by Lot 10, both of Block 6 of the subd plan; on the SW., points 3 to 4
by property of the Heirs of Norberto Legaspi; and on the NW.,
points 4 to 1 by Lot 6, Block 6 of the subd. Plan. Beginning at a point
marked “1” on plan, being N. 77 deg. 42”E., 2077.86 m. from BLLN
No. 1, San Jose del Monte, Bulacan; thence S. 41deg., 32’E. 125.05m
to point 2; thence S 48’deg. 28’W., 19.95m. to point 3; thence N. 41
deg 32’W., 15.05m to point 4, thence N. 48 deg 28’E., 19.95 m to the
point of beginning; containing a area of THREE HUNDRED (300)
SQUARE METERS, more or less. All points referred to are indicated
on the plan and are marked on the ground by P.S. cpl. Con. moms.
15 x 6 cm; bearings true; decl. 0 deg. 45’E, date of this original
survey. March 1, 1926 and that of the subd. Survey, August 28-
September 5, 1963.

That no personal properties are involved in this Extrajudicial Settlement.

That to the best knowledge and information of the parties hereto, the said deceased left
no debts.
That Julieta Q. Del Rosario, of legal age and sound mind and with full and capacity to
contract, hereby these presents agree to waive their individual share over the estate of
Demetrio Advincula Del Rosario in favour of her daughter Irma Del Rosario Quinto and
further confirms the validity of the Deed of Extrajudicial Settlement with waiver of
rights.
