1. INTRODUCTION
The following report offers a description of the structure of the 303 Wickham Terrace Commercial Tower and sets out the
structural design criteria and performance parameters for the basis of the design of the structure.
The report is limited to the structural items of the development which include the following,

» Basement car parking, level floor structures and ramps
» Columns and walls
» Plant and mechanical rooms
» Concrete structures
» Structural Steelwork
2. FOUNDATION
2.1. BEARING CAPACITY
Bearing Capacities of Pad Footing, to be used in Pad Footing Design are provided on drawing A11482-ST-00.10.
3. STRUCTURE
3.1. Load Path
Stability for the completed structure shall be provided by the lift and stair cores working together with concrete flooring as
limited ductile shear walls. The limited ductile shear walls shall be designed to withstand all lateral load actions from
wind, earthquake and robustness. The building structural frame shall be modelled and analysed using Etabs Nonlinears
software.
Lateral stability for the building will be by the concrete lift and stair cores. These are located eccentrically in the building
plan which will induce additional loads to the cores. The core wall vertical irregularly structure that should be consider to
be design carefully.
Horizontal load like Seismic & Wind load to be transfer to Lift cores and Stair cores by diaphragm effect of concrete
flooring then trasfer to ground by pile & pile cap system.
Columns will be braced by the lateral system and are not considered as sway columns.
4. DESIGN STANDARDS
The structural design of the development shall be carried out in accordance with the provisions of the relevant Australian
Standards, Council Standards and the Building Code of Australia, and in accordance with the accepted practice and
principles of structural engineering.
Where there is no relevant Australian Standard or Code, use may be made of appropriate overseas standards or
recognised method of analysis, design or testing.
The following Australian Standards have been identified as relevant:

4.1. Specifications
The following Technical Specifications are to be prepared. The specifications will be based on Natspec and follow the
standard format and details adopted for Natspec specifications.

5. LOADS
Generally, all loadings and load combinations will be in accordance with the latest version of AS1170. Loading diagrams
reflecting the loads indicated below will be developed as part of the drawing documentation.
Lower values should be adopted where we have uplift as a key design consideration. This is additional to any other code
factor.

In addition to basement shoring wall design pressure nominated in the geotechnical report, shoring wall shall be designed
for the following surcharge load behind top of wall :
The basement slab will be provided with subfloor drainage consisting of a drainage base layer comprising coarse
aggregate with no fines and a number of drainage pipes and sumps to minimize the potential for any hydrostatic uplift
pressures. Regular clean out points are required to allow maintenance of the system.
The permanent basement shoring walls and retaining walls shall be designed for the imposed hydrostatic pressures
The live loads shown below should be applied with flexibility of future use in mind. For example, a lesser loading than
generally required over a large adjacent area should not be used for one room just because that room has a lower code
loading requirement.

6. LOAD COMBINATION
All elements of the structure shall be checked for load combinations set out in AS1170.1 Section 2.

8. MATERIALS
8.1. Concrete
Reinforced and prestressed concrete, including elements reinforced with permanent steel formwork and plain concrete,
shall comply with the provisions of AS3600 and the standards referenced therein, in terms of analysis, design, and
specification of constituent materials including reinforcement. The particular requirement for the structural elements of
this project are,

8.2. Steelwork
Structural steel, including steel used in composite construction and connections, shall comply with the provision of
AS4100 and standards referenced therein, in terms of analysis, design and the specification of constituent materials.
Structural steel with strength grades higher than provided for by AS4100 may be used subject to compliance with suitable
overseas standards, research results or accepted practice.
Imported structural steel shall be certified as complying with Australian Standards by in independent NATO certified
Australian based testing authority.
8.3. Reinforcement
Reinforcement grade D500N shall be comply with AS3600 to be apply for all structural calculation in this project.
8.4. Masonry
Masonry structures shall comply with the provisions of AS3700 and the standards referenced therein, in terms of
analysis, design and the specification of constituent materials.
