Extra Judicial Settlement With Waiver of Rights
WITNESSETH:
THAT we are the surviving legitimate children of the late Spouses, JUSTO NANO
SISON who died at Barangay Zarah, San Luis, Aurora on March 3, 2010 and JUANA
MIJARES SISON, who died at the Aurora Memorial Hospital, Baler, Aurora on October 9,
2010, leaving three (3) parcel/s of land, all covered by Transfer Certificate of Title and more
particularly described as follows:
1. A parcel of land (Lot B of the subdivision plan Psd- 04- 000077, being a portion of
plan H- 67685, LRC Records No.____), situated in the Barrio of San Luis,
Municipality of Baler, Province of Quezon (Tayabas). Bounded on the SE., along line
1-2 by lot A of the subdivision plan; along line 2-3-4 by Dimanaonao River (30-40
wide); on the SW., along line 4-5 by the property of Francisco Marzan; on the NW.,
along line 5-6 by lot D; along line 6-7 by lot E, and on the NE., along line 8-8-1 by lot
C, all of the subdivision plan. Beginning at a point marked “1” on plan being N. 86
deg.. 26’E., 605.04 m. from B.L.L.M. No. 18, Cad- 185 Baler Cadastre, with an area
of TWENTY THOUSAND (20,000) square meters;
2. A parcel of land (Lot 7-B-2 of the subd. plan, Psd-03-157158, being a portion of lot
7-B, Psd-03-146053, LRC Rec No.___) situated in the Barrio of Pingit, Municipality
of Baler, Province of Aurora. Bounded on the SE., along line 1-2 by lot 7-A, Psd- 03-
146053; on the SW., along line 2-3 by lot 7-B-1; on the NW,. along line 3-4 by lot 7-
B-7, on the NE., along line 4-1 by lot 7-B-3, all of the subd. plan. Beginning at a
point marked “1” on plan being S. 13 deg 46’E., 473.33 m. from BLLM No. 1, Baler,
Aurora and containing an area of SIX HUNDRED (600) square meters; and
3. A parcel of land (Lot 1512-A-7 of the subdivision plan Psd- 04-000445, being a
portion of lot 1512-A, Psd 62907, LRC Record No.___), situated in the Barrio of San
Luis, Municipality of Baler, Province of Quezon. Bounded on the SE., along line 1-2
by Barrio Road (10.00 M. wide) on the SW, along line 2-3 by lot 1512- A-8, on the
NW., along line 3-4 by lot 1512-A-1; on the NE., along line 4-1 by lot 1512- A-6, all
of the subdivision plan, and containing an area of ONE THOUSAND EIGHT
HUNDRED FIFTY EIGHT (1858) square meters.
That as the legitimate children and heirs of the late spouses JUSTO NANO SISON and
JUANA MIJARES SISON, we know that our deceased parents did not leave any will and
testament and without any outstanding debts in favor of any person or entity;
That pursuant to Section 1, Rule 74 of the Revised Rules of Court of the Philippines and
being all of legal age and with full capacity to contract, we, ROSARIO SISON LOPEZ, NORA
SISON ESPIRITU, JESSICA MIJARES SISON, EMILIA SISON HUBAHIB, FLORA
SISON NAMORO, SOLEDAD SISON SINDAC and LUIS M. SISON, DO HEREBY
ADJUDICATE among ourselves the above-described lots;
That by these presents, We, ROSARIO S. LOPEZ, NORA S. ESPIRITU, JESSICA
M. SISON, EMILIA S. HUBAHIB, FLORA S. NAMORO and SOLEDAD S. SINDAC,
have agreed to waive our rights and ownership over the Lot described in No. 1 hereof in favor of
our only brother, LUIS M. SISON, and that in turn, LUIS M. SISON waive all his rights and
ownership over the two (2) parcels of land described in No 2 and No 3 hereof; that Lot No 2
shall be equally divided to NORA SISON ESPIRITU and EMILIA SISON HUBAHIB and
that the Lot described in No. 3 hereof shall be equally divided between ROSARIO SISON
LOPEZ, JESSICA MIJARES SISON, FLORA SISON NAMORO and SOLEDAD SISON
SINDAC.
IN WITNESS WHEREOF, we have hereunto signed this Agreement this ________day
of March, 2021, here at Baler, Aurora with our corresponding government-issued Identification
Cards written below our names.
