CONTRACT OF LEASE

KNOW ALL MEN BY THERE PRESENTS:

This Contract of Lease made and entered into by and between:

SANTIAGO DOLERA, SR., of legal age, Filipino, married, and resident of P-4,
Diatagon, Lianga, Surigao del Sur, hereinafter referred to as the “LESSOR”; and
RONALD J. CANCIO, JR., of legal age, Filipino, and a resident of P-3 Diatagon,
Lianga, Surigao del Sur, hereinafter called as the “LESSEE”;

-WITNESSETH, that:

WHEREAS, the LESSOR is the exclusive owner of a parcel of land,, known as

Lot No. F-11-07-002527, located at P-4, Diatagon, Liagna, Surigao del Sur, containing an
area of 2,153 sq. meters, under TD No. 10-0006-0006, in the name of Santiago Dolera,
Sr. ;

WHEREAS, the LESSEE is desirous of leasing from the LESSOR, two (2)
portions of the above-described land for barbershop business and residential purposes ;

NOW THEREFORE, for and in consideration of the foregoing, LESSOR does

hereby let, lease and demise unto LESSEE portions of the above-described property under
terms and conditions and stipulations as follows:

1. That the LESSEE shall pay the LESSOR a monthly rental in the amount of
Two Thousand Pesos (P2,000.00) for the barbershop portion, which will
increase into Three Thousand (P3,000.00) after one (1) year (2021); and
Five Hundred Pesos (P500.00) for the portion of the house to be built by
LESSEE ;

2. That the water and electric bills shall be for the account of the LESSEE ;

3. That no improvements and repairs shall be done without the permission of

the LESSOR. Any improvement and repair shall be on the account of the
LESSEE without reimbursement from the LESSOR ;

4. That all improvements therein shall belong to the LESSOR ;

5. That this contract shall be in effect upon signing of the same, for a period of
thirty (30) years and the same shall be acknowledged and observed by heirs
of the LESSOR until its expiration ;

6. That agreement and contract is for the reference during the liquidation of
the herein LESSOR.

IN WITNESS WHEREOF, the premises hereto have caused this Contract of

Lease to be executed 5th day of February 2020 at San Francisco, Agusan del Sur.

ACKNOWLEDGMENT

BEFORE ME, this 5th day of February 2020 at San Francisco, Agusan del Sur,

executed the foregoing instrument, and they acknowledged to me that the same are their
free act and deed.
