LEASE DEED

This Lease Deed is Made and executed on this 29 th July 2020 at


Hyderabad by and between,

Mrs. Kuchikulla. Aruna W/o Venkat Ram Reddy ,Hindu, Indian Aged:
about 58 years, Permanent Resident of 1-2-234/13/13, Aravind
Nagar, Hyderabad -500029 .

Herein after referred as the “Lessor” and which the term shall mean and
include her heirs executers, Legal representatives, administrators and
assignees etc.., of the One Part.

TRIVEXA HEALTH CARE PVT LTD. represented by its directors


1.Sri.Konda Vivekanand S/o Chandraiah Aged :about 47 years Occ:
Business R/o H.No 1-10-55, Ashok Nagar Hyderabad-20
2.Sri. Devanpally Vijay Anand S/o Late D.Venkatesham Aged: about
51 years R/o 1-2-606/71/1, BM Nagar, Near Indira park, Domalguda,
Hyderabad -500080 .

Herein after referred as the “Lessee ‘and which the term shall mean and
include their heirs executers, Legal representatives, administrators and
assignees etc.., of the other Part:

Where as the Lessor who is the absolute owner of the premises described
in the schedule herein after contained ,offered to lease out the same and
the Lessee’s consented to take the same on lease for the purpose of
running the Lessee’s Medical Distribution Agencies, Medical surgical
Agencies ,Super stockiest ,Pharma ,C&F ,Retail trading in pursuance of
the said agreement and in consideration of the lease amounts herein

after contained the Lessor here by Acknowledges the grant of Lease to


the Lessees the premises fully described in the schedule attached hereto,
herein after refereed W1,is the ‘DEMISED PREMISES’ to hold the same to
the Lessee for a term of 36 months from 28 th July 2020 to 27 July 2023
subject to the following terms and conditions.

NOW THIS DEED OF LEASE WITNESSETH AS FOLLOWS

1. The Lease or tenancy is from 1st day to the last day of the English
calendar month .
2. The monthly rent and service charges shall be paid by the LESSEE
for the running month on or before the 10th of the same month.
3. The Lessee shall pay to the Lessor a consolidated sum of
Rs25,000/- (Rupees twenty five thousand only )per month. The
Lessee paid an advance amount of Rs 38,000/-(Thirty Eight
Thousand only) as Deposit through RTGS using Cheque No
967775 of SBI Bank Narayanguda branch, Dated 16-03-2020 in
favour of Aruna Reddy A/c No 070610025200322 , Andhra bank,
Ashok Nagar branch as security deposit.

4. The Lessee shall use the demised premises for Lessee’s Medical
Distribution Agencies, Medical surgical Agencies ,Super stockiest ,
Pharma ,C&F ,Retail trading only and shall not carry any other
business in the premises which is either prohibited under the law
or shall use the demised premises for any other purposes other
than for the said business.

5. The Lessee shall not transfer the right of Lease over the said
premises or any portion thereof to any one and shall not sublet
the same or part thereof in favour of any other person.

6. The Lessor has provided in the demised premises the necessary


electrical appliances like switches ,meters, holders ,and switch
boards etc., which shall be properly maintained by Lessee without
causing any damage.

7. The Lessee covenants that he shall keep the premises in


tenantable condition and maintain and use the fittings and
fixtures with due care and caution and shall not damage the
same .If any of fittings or fixtures are either spoiled ,damaged ,or
lost the Lessee shall make good the same to the Lessor , failing
which the cost will be deducted from the security deposit, and if
the said cost exceeds the security deposit the Lessee shall pay to
the Lessor .

8. The lessee shall bear and pay directly all Electricity charges
including any charges arising from time to time demanded by the
TS power distribution company LTD., Hyderabad in respect of
electrical service connection F4 -015527 of the E.R.O –VII and the
Lessee shall provide the Xerox copies of the demands or bills
issued by the said electricity company along with the Xerox copies
for the receipts issued by the said electricity company as the proof
of payment of bills and demands .

9. Only with the consent of the Lessor in writing the Lessee may
undertake major repairs ,alterations and maintenance to the
premises whenever necessary and decorate to suit the purpose at
their expense without causing any damage or disturbance to the
main structure and shall not at any time during the subsistence of
the lease do such act or acts and /or omissions which may
undermine or devalue the premises and the building structure and
shall get leased out portion of the premises white washed or

suitably distempered wherever and whenever necessary and shall


keep it in good condition at their own cost ,after occupation by
Lessee’s and maintain the same in neat ,good and habitable
condition.

10. The parties hereto hereby declare that the lessee’s if they
have at their own cost and expense installed AC ,Fax ,Telephone
,Telex, and other electrical or electronic equipment etc. in the said
premises they are entitled to take away the said items belonging to
them at the time of handing over vacant possession of the said
premises to the Lessor without any damage to the premises .

11. The Property tax will be paid by the Lessor and no other
maintenance charges will be bourne by the Lessee like water, bore
well or watchmen expenses if any except the electricity bills.

12. The Lessee shall comply with all requirement of law which
are in force or which may herein after come into force relating to
the business carried (on) or conducted by adhering to them and
shall keep the Lessor indemnify for the consequences of breach or
non- observance of any of the acts of rules .

13. The Lessor or her authorized representatives may inspect the


building and fittings and fixtures in the demised premises
whenever necessary during reasonable hours in order to examine
the state and the condition of the same .

14. The Lessor hereby agrees to issue receipts by the amount


paid to her.

15. The lease is determinable by either party on the service of


Three Months “Prior written notice to either side and shall be in all
events by the end of tenancy month and that the Lessee shall be
liable to evicted from the premises if any terms or conditions are
violated subject to which the lessor shall allow the Lessee to enjoy
the premises without any obstruction or hindrance .

16. The Lease is renewable for a further period ending with 28 th


July 2023 subject to the condition the Lessor pay an additional
10% Lease amount on prevailing amounts after every 2 years .

SCHEDULE

ABOUT 1400 Sq.ft of carpet area in a part of the ground floor of the
building bearing M.C.H Door No. 1-2-234/13/17, Arvind Nagar ,
Hyderabad.

EAST : Open to sky


SOUTH : Open to sky
WEST : Open to sky and access to the road
NORTH : Staircase to some extent and rest open to sky
