BETWEEN
AND
WHEREAS THE licensor is the lawful owner and in use occupation and
possession of a Room No. 2, on Ground Floor, in Society known as
"PRABHU SUNDR CO-OP. SOCIETY LTD.", Situated at 30/32,
Cavel Cross Lane, Mumbai - 400002, on the land bearing city Survey
No. 1802 of Bhuleshwar Division called referred to as "SAID ROOM
PREMISES".
1) That the OWNER hereby grants the permission to the licensee for
Room No. 2, on Ground Floor Society known as "PRABHU SUNDR
CO-OP. SOCIETY LTD.", Situated at 30/32, Cavel Cross Lane,
Mumbai - 400002, hereinafter for the period of 12 months which period
shall be deemed to be commencing from 03rd November, 2021 to expire
on dated 22nd October, 2022.

2) THE compensation for use and occupation of the afore said premises
from 03rd November, 2021 to expire on dated 22nd October, 2022 Shall
be Rs. 1,80,000/-(Rupees One lakh eighty thousand Only) which is
payable in advance by of which receipt is acknowledgement hereunder.
3) The Electricity bill of the said premises shall be paid by the Licensee
each and every month without any default.
4) That the Licensee shall not commit any nuisance to the neighboring
person and shall not do any illegal and immoral Room in the said
premises.
6) The Licensee shall not claim any rights, title and interest in respect of
the said premises of whatsoever nature by the way of tenancy,
Ownership lease etc. and shall not mortgage or part possession and / or
create any third party interest in the said premises.
9) That the licensee has addressed proof use the above said Leave and
license agreement for the enable them the Domestic LPG GAS.
10) That after the termination of this indenture by efflux of time and
after getting the peaceful and vacant possession the party of the first part
shall refund the amount of Security Deposit, after deducting any dues in
respect of the above premises.
11. That the licensee shall not do anything which is not possible or is
prohibited under low or is in contravention of by Jaws, rules and
regulations of the Housing Building Ltd., or any orders of central /state
or Local Authorities. Also the licensee shall not store any narcotics such
as liquor, bhang or explosive such as RDX, crackers or any type of fire
arms, etc., which is prohibited by laws of the Govt. and the licensee shall
not allow any person of immoral reputation or allow any immoral work
in the said Room Premises.
12) It is expressly agreed between the parties hereto that this agreement
is executed under the provisions of Section 24 of the Maharashtra Rent
Control Act 1999 as amended up to date and any other provisions at the
option of the Licensors and the rights of the parties will be governed by
the said section and any other provisions and also under the terms hereof
the terms of this agreement come in addition to the provisions of Section
24 of the Maharashtra Rent Control Act 1999.

JAI HANUMAN INDUSTRIES through its MR. ANIL KUMAR
BABULAL MURARKA, a sum of Rs. 1,80,000/-(Rupees One lakh
eighty thousand Only) and by way of advance rent of period of 12
months which period shall be deemed to be commencing from 03rd
November, 2021 to expire on dated 22nd October, 2022. in respect of
Room No. 1, on Ground Floor Society known as “PRABHU SUNDR
CO-OP. SOCIETY LTD.", Situated at 30/32, Cavel Cross Lane,
Mumbai – 400002.
