DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED is made and entered into by and between:

VIRGINIA BALANSAY, of legal age, Filipino, married to JAIME A.

BALANSAY, and a resident of #50 A.V. Cruz Street Brgy. Kalawaan, Pasig
City hereinafter referred to as the VENDOR;

---And---

CHRISTINE MEG CRUZ, of legal age, Filipino, single, and a resident of

#526 Nabsala Compound Elisco Road Brgy. Kalawaan, Pasig City
hereinafter referred to as the VENDEE;

W I T N E S S E T H:

WHEREAS, the VENDOR is the absolute owner of RIGHTS of Twenty Square

meters (20sqm.) House and Lot situated in Muslim-Christian Village Brgy. Kalawaan,
Pasig City;

WHEREAS, the VENDEE has offered to buy and the VENDOR has agreed to sell
and transfer the rights of the above-described property for the price and under the terms and
conditions set forth herein below;

NOW THEREFORE, for and in consideration of the premises, and more

specifically of the sum of ONE HUNDRED THIRTY FIVE THOUSAND PESOS,
Philippine Currency, the receipt whereof is hereby acknowledged from the VENDEE to the
entire satisfaction of the VENDOR, the said VENDOR does hereby sell, transfer and
convey in a manner absolute and irrevocable, in favor of the VENDEE, his heirs and
assigns, the land above-described;

That the VENDOR does hereby covenant and agree with VENDEE that the above-
described property is free from all liens and encumbrances, that she has a perfect right to
convey the same, and that she will warrant and forever defend the same unto the said
VENDEE, his heirs and assigns, against the lawful claims of all persons whomsoever;

IN WITNESS WHEREOF, the parties have hereunto set their hands this
