ROOM RENTAL AGREEMENT

This Agreement is made on the 10 day of 10 2021 between Pro Retail Supplies Pte Ltd (hereinafter
known as “The Landlord”) on the one part and YAP JIA XIN (hereinafter known as
“The Tenant”)

The Landlord agrees to rent out 1 Room(s) of the premises to the Tenant at the monthly rental of S$ 850 for
a period of 06 ( ) months commencing from 10 day of 10 20 21 to ____
09 day of 04 20 ____ 22 with the
terms and conditions stipulated as follows:-

1. The Tenant agrees to pay the Landlord an equivalent of 850 ( 1 ) monthly rent as deposit. card:$50

2. Such deposit shall be refundable at the end of the term after deductions for damages caused by the Tenant, if
any.

3. The Tenant must pay the monthly rental in advance on or before 08 day of each calendar month.

4. In case of non-payment of rental $10 per day of late charge will be charged (the sum having first been
demanded) or a breach of the agreement by The Tenant, The Landlord may re-enter and take possession of the
said premises. The Landlord shall terminate the Agreement & forfeits the deposit forthwith.

5. The rental excludes water, electricity, gas bills / telephone bills.

6. The above premises are strictly not for immoral purposes.No smoking, indoor smoking will deduct the cleaning
cost of air conditioner $200

7. No alteration or additional work is allowed in the premises without The Landlord’s permission.

8. The Tenant is not allowed to sublet the premises without The Landlord’s permission.

9. The Tenant must give The Landlord 01 month(s) notice for early termination of Tenancy after a minimum
occupation period of 06 month(s). If not the deposit will be FORFEITS and if the tenant,did not give any
notice after the minimum accusation this agreement will be extend for another 3 month Automatically

10. Check out: the room is clean, the same as before,The contract exprired and no items are damaged, seven
working days refundable deposit.

11. The Tenant must produce original/photocopy of documents such as NRIC/Passport/ Work Permit / Employment
Pass / Student Pass to prove his / her identity and legitimate stay in Singapore.

12. All electrical appliances must be cleaned up after every use. If the does not clean up, the company will send to
clean up, the cost will be borne by the individual.

13. No pets allowed in the premises,Take care of personal belongings.

14. Tenant is not allowed to bring any unknown party to the rented premised for overnight stay without consent from
the landlord.House is prohibited to bring visitor for meal or other gathering,break the contract will terminate the
contract, seize the deposit and take back the room
.

15. Tenant should be considerate to others, such as keep noise level low, handing laundry in the designated area
only.

16. All personal belongings should be kept in your own premise/room, eg luggage, shoes, handing rack.

17. To replace any other items at the Tenant’s own expense up to S$150.00 per item. In the event the item is more
than S$150.00 per item, the initial S$150.00 is to be borne by the Tenant and the excess to be borne by the
Landlord.

18. The damage to the goods in the public area shall be borne by the individual.
If the lessee is not sure which tenants are damaged, the cost will be borne by all tenants.

19. Less Than $30 of replace of items in the room should be pay but the Tenant

Landlord shall have the right to reprocess the room and deposit will be forfeited if tenant fails to comply with the
above agreement.

By signing below both parties agree to abide by all the above terms and conditions.
