Architecture Review & Modification, MEP & Civil Defence Design, GSAS Services, Obtain Authorities
approvals, DC1 & DC2 and Supervision works, Obtain Completion Certificate according to the following: -
I. Technical offer:

1. Project description.

➢ Stage Two: (Supervision)

Supervision Services & technical Support shall cover the following engineering system:

▪ Fire Safety Works

▪ Mechanical Systems
▪ Electrical Systems
✓ Supervision Works:

1) Review / approval of submitted Shop drawing

2) Review / approval of material submitted.

3) Review / approval as built drawings.

4) Inspection of installation works in site.

5) Attend Testing & Commissioning done by contractor

6) Attending the Authorities inspections

7) Collect all documents & prepare a file to upload to authority’s website.

8) Follow up Authorities comments complying with the contractor to obtain the permit

9) Obtain Completion Certificate

✓ Obtain Completion Certificate from Municipality.
1) Review Site Survey Report with updated date.
2) Technical Report from the Consultant.
✓ Proposed Supervision Engineer
• One Civil or Architecture Engineer (Approximately 3 Visits)
• One Mechanical Engineer (Approximately 5 Visits)
• One Electrical Engineer (Approximately 5 Visits)

❖ Task Two: GSAS Design & Construction Stage

➢ Stage One: GSAS Design Stage

• Project registration on GSAS gate.

• Collecting all design drawings (Architecture & MEP drawings), Materials data sheets,
Evidences & Plans.
• Review & approval of the drawings and documents in accordance with GSAS requirements.
• Submitting the drawings and documents to GORD for review & approval.
 • Following up & complying the comments until obtaining “GSAS Design approval
certificate”.

➢ Stage Two: GSAS Construction Stage

• Site supervision during the construction & Collecting site evidences.
• Ensure the Conformance between the site works & the previously approved design
documents.
• Submitting to GORD requesting Site Audit.
• Conducting GORD Site Audit.
• Following up & complying the comments until obtaining “Final GSAS approval certificate”.

The above time schedules starting date (Day zero) the date of received written notification for starting works,

2. Payments:
❖ Total Contract Fees for Task One & Two = 63,000 QR
▪ Down Payment : 50 % of total Contract Fees (Upon sign of contract). (31,500 QR)
✓ Task One:
❖ Total Contract Fees for Task One = 49,000 QR
▪ First Payment : 30 % (Upon Finish Civil Defence & MEP Design) (14,700 QR)
▪ Second Payment : 10 % (Upon Obtain Building Permit) (4,900 QR)
▪ Third Payment : 10 % (Upon Obtain Completion Certificate) (4,900 QR)
✓ Task Two:
❖ Total Contract Fees for Task Two = 14,000 QR
▪ First Payment : 30 % (Upon Obtain GSAS Design approval certificate) (4,200 QR)
▪ Second Payment : 20 % (Upon Obtain GSAS Final Approval Certificate) (2,800 QR)
3. Conditions:
- A/m fees excluded any other works that are not determined in technical offer.
- A/m fees payments will be due after a week from the submission date.
- This proposal is valid for one month only from date of offer submission.
 - Final architecture drawing including section drawings, elevation and reflecting ceiling drawings
(Auto Cad drawing) is required.
- Architecture modification includes only plans & sections, excluded any elevation details, finish
materials (Only for authority approval).
- A/m fees excluded any special system design which is not mentioned in technical offer (CCTV,
Access Control, etc.) and it shall be done by specialists.
- All material list and material data sheets are required.
- A/m fees excluded the following.
• Attending weekly progress meeting.
• Any fee payable to GORD for the Certification. The registration and certification fee or any
other fee associated with GORD shall be directly paid by the client.
• Any third party tests required for certification.
• Any traffic, environment reports/approvals
• Any governmental fees & any GSAS registration fees.
• Full Time On-Site GSAS CGP Coordinator (Provisional)
• Taxes & Insurance.
- A/m fees excluded any structure works.
- All old approved drawings, all as-built drawings, permits and completion certificate of the building
is required.
- A/m fees excluded equipment and tools needed to apply tests work and/or any works not mentioned
in technical offer.
- Documents and data required to upload for authorities inspection permit shall be provided by the
contractor/owner.
- Maximum number of visits is as mentioned in the technical offer.
- The number of supervision visits for each Engineer will increase for the following:
i. Major Modifications in Architecture Drawings effected on the Project.
ii. Repeated mistakes by the contractor to submitted the materials and Drawings.
iii. Repeated mistakes by the contractor in the Installation works or Tests.
That’s make Al-Kashaf has the right to claim for additional fees equals to A/m rates.
