a. To file civil and administrative cases against any heir of the late FLAVIANA SY,
his/her heirs and assigns or against any person, in order that the Extrajudicial
Settlement and Partition of the estate of my mother (as evidenced by the deed signed
by all the heirs and notarized by Atty. _____________________ and entered in his
notarial registry as doc no. ______, page no. ____, book no. _____, page no. ______
and as reflected in the survey plan/sketch plan of ENGR. ROWELL ROMAGUERA),
that was previously agreed by the heirs and which is final and binding upon all heirs,
their heirs and assigns, is strictly followed and implemented.
b. To file criminal cases against any heir of the late FLAVIANA SY, his/her heirs and
assigns or against any person, who may have committed criminal acts to prevent
implementation of the above-mentioned Extrajudicial Settlement and Partition of the
estate of my mother.
d. To attend or be present during the hearing thereto including any other hearings that
maybe thereafter scheduled by the court/office/tribunal;
simplification of issues;
necessity or desirability of amendments to the pleadings;
limitation of number of witnesses;
advisability of preliminary reference of issues to a commissioner;
The propriety of rendering judgment on the pleadings, or summary of
judgment, or summary of judgment, or dismissing the action should a
valid ground therefore be found to exist; and
Advisability or necessity of suspending the proceedings.
h. To further perform any other act or acts which are necessary and incidental for the
attainment of the purposes for this authority is issued.
I hereby declare that the Extrajudicial Settlement and Partition of the estate of my mother ( as
evidenced by the deed signed by all the heirs and notarized by Atty. _____________________
and entered in his notarial registry as doc no. ______, page no. ____, book no. _____, page no.
______ and as reflected in the survey plan/sketch plan of ENGR. ROWELL ROMAGUERA),
that was previously agreed by the heirs and which is final and binding upon all the heirs, their
heirs and assigns, must be strictly followed and implemented. Further, I hereby affirm and
confirm the sale of a portion of my share (which portion is designated as Lot _____ containing
an area of 638 sq. meters in the survey plan/sketch plan of ROMAGUERA, ROWELL) to
VICTORIANA S. AMPLAYO, for which reason this SPA is made IRREVOCABLE.
Furthermore, I hereby declare that the location and area of my share in the estate as reflected in
the survey plan/sketch plan of ROMAGUERA, ROWELL, is final, irrevocable and must be
followed.
HEREBY GIVING AND GRANTING unto said attorney-in-fact full power and authority to
and perform every act and thing whatsoever requisite and necessary to be done in and about the
premises, as fully to all intents and purposes as we might or could lawfully do if personally
present, and hereby ratifying and confirming all that the said Attorney-in-Fact shall lawfully do
or cause to be done by virtue of these presents.

in the estate, as reflected in the survey plan/sketch plan of ROMAGUERA, ROWELL. Further, I
hereby affirm and confirm the sale of that 319 sq. meter realty to VICTORIANA S. AMPLAYO,
for which reason this SPA is made IRREVOCABLE. Furthermore, I hereby declare that the
location and area of that 319 sq. meter as reflected in the survey plan/sketch plan of
ROMAGUERA, ROWELL, is final, irrevocable and must be followed.
