Valuation (Tangible Assets) – Associate Solution Advisor

Valuation Services provides a focused set of valuation consulting services to clients across a range of
industry segments. Specific areas of focus include business & intangible asset valuation, fixed income
valuation, cost segregation, machinery & equipment valuation, construction advisory, real estate financial
advisory, and lease advisory services.

their skills, while keeping our businesses agile to
the current critical needs of our clients and capture
developing opportunities in the evolving markets.

This role is currently housed under Transactions/


Mergers & Acquisition.

Key Job Responsibilities:

• Perform valuation of tangible assets (real estate assets like office, retail, multifamily, industrial, hotels, data
center) according to US GAAP, for several purposes like federal and state reporting matters, litigation
support, asset-based ending, insurance, sale-lease back transactions, bankruptcy ,merger and acquisition,
purchase price allocation, tax assessment and impairment
• Due diligence to assess the strengths and weakness of a merger/acquisition through an in-depth analysis,
market data, verifying contractual terms, cash flow analysis (Argus/Excel), lease abstraction and
encumbrances analysis
• Provide project, process, cost and litigation support related to construction projects
• Provide lease advisory services - abstraction of contract terms of a lease, due diligence, lease audits and
accounting and to identify potential revenue enhancement clauses
• Test valuation methodologies and assumptions to check reasonableness and applicability of the analysis
• Analyze technical projects and assets from a market, cost, and income perspective
• Reviewing construction plans, specifications and cost data for financial reporting under the US federal
income tax Modified Accelerated Cost Recovery Systems
• Developing project and property cost estimates, creating financial models, analyzing financial statements,
conducting industry research and developing appraisal reports
• Working closely with multi-state tax professionals regarding sales and use tax and personal property tax
issues pertaining to our clients' facility construction projects
• Performing cost segregation studies for investments in new constructions, renovation of existing facilities, and
purchase price allocations for acquired properties

The team

The Valuation (Tangible Assets) team provides cost segregation, machinery & equipment valuation,
construction advisory and construction dispute support to the Deloitte US Firms. Team members will be
expected to have competencies in these areas and develop a focus on one or two areas over a period.

Qualifications
Required:
• M.Tech/MBA/PGDM – Real Estate Management or Construction Management only
• 0-36 months of previous, full-time work experience
Preferred:
• B.E. or B.Tech – Civil or Mechanical Engineering/ B.Com
• Knowledge of accounting standards, valuation approaches and key financial concepts
• Strong valuation and financial modelling skills
• Ability to analyze construction, machinery, equipment, and other asset related projects
• Ability to understand construction drawings, construction & project management, cost estimation
and project cost controls
• Professional and positive demeanor, with strong communication skills
• Proficiency in MS Office applications
• Proficiency in Primavera and MS Project would be an added advantage
