I. EXECUTIVE SUMMARY

The “D and N Center” or the Day and Night center is a 3-storey business
building with a total area of 715 square meters located at Levitown highway,
Maraouoy Lipa City, Batangas. The Day and Night center is a commercial
building with a total of seven businesses. The first floor includes the two food
businesses and the event center namely “The Heavy weight”, “The
Lightweight” and “The D and N Event Center”. Storey 2 consists of 2 stores,
“The feather weight” that offers school supplies and “The Bar-tam weight” that
offers light liquors and meals. On the third floor, the internet café named “The
cruiserweight will be located and an open space smoking area for smokers.
On the front and side of the building, there is a parking lot with a total area of
278 square meters with a 3 by 5 meters standard space for each vehicles.

Our main objective is to establish a day and night business as we provide


variety of needs of individuals such as the students, workers and residents in
Lipa and in the area. Variety of needs of individuals gives business people an
opportunity to do business by satisfying them as they offer the needs of their
potential customers. We aim to provide meals that suits the customer’s tastes,
lifestyles and preferences, offer accessible and fast services as we serve
affordable tools and educational commodities, promote safe and well-
maintained parking facilities and gives potential customers and clients perfect
and affordable solution for gatherings meetings and events.

INTRODUCTION

Change occurs in a blink of an eye. The trends, environment, and


lifestyles of individuals are also not static. Businesses are popping everywhere
because their goal is to fulfill the different needs of their potential consumers.
Variety of needs is an opportunity for entrepreneurs to gain profit by offering
products and service that suits to the customer’s expectations. The application of
market strategies can help every business to determine where they will put their
business and to study who are their potential customers. Lipa city, the city of all
seasons and first class city in the province of Batangas with 332,386 people
living in the area, and known for its stable economic growth with the revenue of
₱1,292,675,075.36 as of 2016 became one of the target market places to build
businesses for entrepreneurs knowing that there is a large number of potential
customers to build relationship with. Large categories of people in Lipa city are
the students, workers and residents living in the area. Our goal is to fulfill the
variety of needs of people. Our proposed business and facility plan will offer
variety of goods and services to satisfy their needs. The D and N center.
D and N or the Day and Night center is a twin building open 24 hours. It is
a three-storey building consists of seven businesses: café (light meals), heavy
meals, internet café, school supplies store, bar, event center and parking area
namely: lightweight, heavy weight, cruiser weight, feather weight, bartam weight,
the event center and the parking area respectively. The seven businesses of the
D and N center aims to serve different potential customers such as students,
workers, and residents in the area. As different businesses are entering the
market, they are formulating different strategies to fulfill their needs. The purpose
of the D and N center is to provide the goods and services that is expected by
everyone.

III. DESCRIPTION OF THE BUSINESS

The D and N center is a commercial building located at Levitown highway,


Maraouoy Lipa City, Batangas consists of seven businesses. For the first floor,
the interior and exterior is designed to be flexible. Customers can see only two
stores which are “The light weight” or the café type of business that offers light
meals and can be a study area for the students. Another is our “The Heavy
weight” that offers heavy meals for breakfast, lunch, dinner and more. When the
wall that divides the two stores removed, the two businesses can transform into
another business, named: “The D and N event center” that is perfect for
gatherings, meetings and other events. The second floor consists of two
businesses, the “Feather weight” that offers school supplies knowing that there
are lots of students from different campuses are near the area, and the “Bar-tam
weight” that offers light liquors. The internet café and printing shop is located at
the third floor of the building together as well as the open space area that can be
the “tambayan place” of the customers. The seventh business is the parking area
that requires fees as we offer a standard space for each vehicle.

To ensure the success of the business, the D and N center has set their
mission, vision and core values for guidance to keep in line with our goals.

IV. Operational Plan

The D and N center manages the internal operations and oversee the
designs, management, and behind the scenes of work to run in an efficient
manner and as effective as possible. We make sure that the operation is
running as well as it possibly can and in line with the smooth efficient service
that meets the expected requirements and needs of the customers. Handling
issues such as the designs, operation and maintenance of the system that is
essential to produce quality products and to provide better services.

The D and N is ensuring to have an effective utilization of resources


such as labor, raw materials, money, and other support activities that will help
the business to strive the overall improvement of the production that will
contribute in making the products align with the customer requirements and
organizational goals. The essence of an effective labor resources, it controls
the entire operation by selecting the employees and staffs that embodies the
required competencies (skills, knowledge and abilities), good communication,
and able to meet targets under pressure will create a good working
environment.

Competent employees are appointed with the respective duties and


responsibilities. The manager empowers the staffs by giving them targets and
goals to accomplish, communicating, planning, monitoring, appraising job
results, disciplining employees, coordinating systems, policies, procedures
and productivity standards.

The D and N operation strategy in day to day operation aims to


prevent food shortages by determining the target units to be sold or to be
consume in a period of time. Through that strategy, we can identify the costs
and the raw materials needed to prepare so we can minimize the waste,
provide and maintain consistent, fresh and quality products and service
standards as we keep every small details essential to the business operations
knowing that it can be consider as a vital few. Proper scheduling of tasks and
responsibilities for day and night shift of employees is a must to pay attention.
Taking corrective actions in any problems and focus the satisfaction of
customers using customer feedback, concerns and complains to maintain the
best internal business environment that will surely have a direct impact on
customers and help the business itself to keep in line with the organization’s
mission and vision.

Operation hours for D and N are at 10 am till 5 am in the morning. Our


workers will be divided into two working shifts wherein they need to fulfill 12
hours each shift. This is done to ensure that the business will run the operation
smooth daily. There are four managers that are working on a day shift. The
workers must come early to ensure that the business is ready to welcome the
customers. For closing, safety is the priority as well as the cleanliness of the
business itself.

VI. Marketing Plan

Our goal is to provide products and services to different kinds of


customers and to satisfy them while gaining profit and increasing our
organizational value. Our goal is to enhance the customer relationship by building
brand awareness. As a newbie or a beginner, we aim to have an efficient market
strategy to enter the market and to ensure customer acquisition.

Our marketing objective are the following:


 Define the target market of the proposed business
 Increase awareness with the help of the marketing strategies (7ps) for an
effective promotion strategies and proper positioning
 Strategies to build customer relationships.

Market Analysis Summary


Lipa city, a first class city in Batangas province is known because of its rapid
economic growth and its large population. Number of establishments, businesses
and commercial buildings are located in the area because businessmen sees the
business opportunity knowing that there are lots of people such as students,
workers, and residents are around the area that can be their potential customers.

students are our primary market. Our proposed business will be


located around the lipa campuses and it will be a great opportunity
for us if we will acquire the students as our potential customers.
Milktea shops and cafes are popping everywhere and these shops
can also be a study area for students. When they get hungry, they
can also go to eat heavy meals at the heavy weight. School
ssupplies are sold in our store and internet café is also available.
After a stressful day, they can go and chill to our bar that offers
moderate liquors. As our primary market, their convenience is our
priority.
b. Workers
We consider the workers as our secondary market. Workers
are the potential customers that are more concern on their
money. They are more practical and ensuring that they are
spending their money in a wise manner or the products and
services that we offer are worth the price.
c. Families
Considering family as our target market is a great marketing
opportunity. As we gain loyalty to all ages, it is a chance for us. As
we appeal to the teens and children, it is enough to attract the

Our product price is set to keep certain objectives such as
maximizing profits, achieve the target return of investment, increase
sales and to keep the rivalry or to be superior between competitors.

Our aim is to increase awareness for our proposed business to be


known by the customers. There are two ways to do promotion for D and N.

offers different products and services. Food courts are located everywhere.
Cafes, bars, internet café, printing and computer shops, events fast food chains
book stores and malls.

The goal of D and N is to serve every individuals by offering the specific
needs and satisfying them. Our primary market are the students from different
campuses within and near Lipa. Most of the students are looking for a place
where in they can relax, feel comfortable do stuffs for educational purposes
leisure and more. The D and N conducted a geographical market analysis by
identifying the optimum location to serve customers and will give us an effective
business opportunity in gaining profit. Our secondary market are the workers

consume three hours and up will have 10% discount as well as customers that
will print 100 pages and up. Our feather weigh business offers school supplies
that’s why we consider books stores, and even small stores that offers school

The D and N center consider the competitors in its market analysis to


identify the market position of the business and to determine the actions that a

D and N center is a new business that will enter in the market. It’s a
challenge for our business to acquire and retain the customers. We ensure the
effective management for the internal operations of all stores inside the business
both day and night operations. Commitment between the employees, managers
and suppliers are clearly emphasized and put attention. Timely and accurate
information that is accessible for all the people involved in the organization.
Competent employees are appointed with enough training and problem solving
management skills so they can deal with different problems that may arise with
the organization. Timeliness and commitment with suppliers or the effective
supplier relationship is treasured to keep the operations running without lapses.
When it comes to the logistics and inventory operations. D and N will be using
the JIT or the Just-In Time manufacturing system wherein we receive only the

the first goal of D and N is to acquire customers. Competitors already built
customer relationship to the market. For our business to attain its goal, we
formulate a marketing strategy for customer acquisition. 4 weeks before our
grand opening, we will make sure that the market will be aware of the products
and services that we will offer. We will build brand awareness by spreading
photos, plans and video advertsiements on social media. Leaflets and brochures
will be given directly around Lipa and near the area.

For our grand opening, we will invite a speaker or an influential personality


for the people to come to our place. On that case, it is a chance to offer our
products and services to potential customers and for them to see how well our
facility management is. Discounts will be offered both on goods and services that
we offer. For customer retention, we will continue our market research to

Organizational Structure
The D&N involves 7 owners which is also the managers carrying out a
business purpose. The proponents have exclusive right to hold, use, benefit
from, enjoy, convey, transfer and otherwise dispose of an asset or share. Also
they will share equal rights, contribution to initial investment, skills and
responsibility in managing the business. Each individual partner assumes full
responsibility for all of the business debts and obligations. Since the D&N have
multiple businesses they will hire qualified employees with the needed skills and
abilities for other respective position that will help them to keep the day-to-day
