About the topic –
Mixed-use buildings aren’t a novel concept at all. Traditionally, humans settled in
mixed-use patterns, pooling all their resources into one central area. Historical
examples can be found in the old market squares of ancient Rome where shops,
apartments, administrative offices, and often a library were intermixed.
This project will seek to fulfil the demand by providing habitancy to the people in
spaces designed in a way to improve mental health and increase productivity. It will
also incorporate commercial and public spaces for ease and comfort of the
residents and people coming from nearby.
The development would encompass a Urban mixed-use Building.
Mixed-use is basically the integration of multiple uses within one building or group
of buildings - retail, office, residential, etc in any combination.

Statement of justification –
The typology addresses two fundamental needs of the community - housing and
commercial services. In addition, integrating commercial and residential uses
supports quality urban design.

Hypothesis –
The design strategies will revolve around developing a spatial planning scheme that
eliminates architectural members like walls and using a modular furniture system in
place that will serve both purposes. All this is intended to save space and push a new
typology of housing forward.

Reason for selection of site –


With the gradual urban expansion in Gurgaon, the real estate demand in the city has
also surged. Owing to a strong presence of IT companies in DLF Cyber Hub, the
residential demands of the working population has multiplied over the last few years.
Since the onset of the global pandemic, there has been a significant upsurge in the
numbers of millennials looking to buy property for end-use purposes.
SITE ANALYSIS

Site Location –

• The site is located adjacent to Bhaktawar Chowk Junction of Netaji Subhash


Marg Road and Satpaul Mittal Marg Road Sector 47, Gurugram, Haryana.
• The total site area is 9.8 acres (39,780 sq. m.) approximately.
• The site is very well connected by road networks and has all other necessary
amenities.
