ABSTRACT

Due to the time-constrained and fragmented nature of the construction industry, adoption
of new technology and process changes are the most difficult to implement. The domains
of Building Information Modeling (BIM) and Lean Construction have been extensively
explored in the last two decades. Despite the extent of knowledge and information
available, there is a clear gap in the industry which is hindering their appropriate adoption
and implementation. The paper aims to address this critical gap in the adoption of these
tools and practices in the Indian AEC industry; targeting the key players of the real-estate
market in the city of Ahmedabad, with the intent to address the majority of development,
and not the exclusive few. The paper here adopts an Action Research methodology to
enable the adoption of these tools and practices on two projects, covering the pre-
construction bidding stage, as well as the execution phase of the project lifecycle. The
research involved active participation with industry practitioners for the adoption and
implementation of BIM and Lean practices, specifically, the Last Planner System, over a
period of three months. The successes and limitations of the strategies adopted is hence,
analysed to give insight into the challenges faced and the opportunities realised.
