What to expect from Start to Finish

Pre-Start Flow Chart


This is a guide of what to expect through building your investment property.

Expression of  You have agreed to purchase a house & land investment package
 Interest (EOI)  A $1000 deposit is paid to builder

 Inspection  Option to inspect your selected property at own cost

 Engage your solicitor / conveyance

 Contracts 

Land & building contracts are signed
Further $4000 is paid with contracts to builder

 Engage your broker / bank

 Finance 

Unconditional finance approval within 21 days of contract signing
Notify your broker of the timings

 Titles will be issued and you will be notified


 Settlement  Settlement will take place within 21 days of either title issue or finance
approval whichever comes first

 Building will commence within 1 to 2 months of settlement

 Construction 

Building will be completed within 6 to 9 months
Appoint property management to manage property once complete

Payment to  Up to 6 progress payments to be made to the builder during


 Builder construction (see your building contract for payment details)

 An independent building inspection will be conducted on your


Handover
 Inspection 
property to ensure the building complies with your contract
Take out building insurance and Landlord protection insurance

 Once final payment has been received by the builder you or your

property manager will receive a Handover Kit

 Property Manager will advertise for prospective tenants

 Tennant 

Lease will be signed once tenant selected
Tenant moves into the property

 Builder will under take maintenance work within six months of

 Maintenance

Builder will under take urgent maintenance as required at anytime

 Review Investment property cash flow with Investment Director

 Review  Confirm you have tax depreciation schedule as part of package ( 6 to


8 weeks after handover)
