11. The LESSEE strictly shall not keep any hazardous or inflammable
items/goods etc. in the said premises which is prohibited by the law.

12. The LESSEE shall not carry out any anti-social activity in the said premises
prohibited under the prevailing law, & even if still, any such activity done
by the LESSEE then LESSEE is entirely responsible for the whatsoever
punishment & penalty levied by any Government Department.

13. The LESSEE shall not create any kind of nuisance annoyance or

hindrance in the said premises or its surrounding neighborhood and


Industries' norms, rules and regulations will be binding to the LESSEE and
its occupants. The LESSEE shall quietly and peacefully enjoy the

occupation of the said premises and have right to use the terrace or in the
open space without the prior permission of the LESSOR.

21. That the LESSEE shall permit the LESSOR or their agents at all reasonable
time during the subsistence of the license to enter in to the premises, to
inspect the conditions thereof, and to make good all defects within a month
of the notice of LESSEE whether such defects have been caused by any act
or omission of the LESSEE or not. If any default caused by any act or
omission of the LESSEE then the LESSEE shall be responsible to make good
such default by incurring the repairing charges.

22.If the LESSEE fails to comply with any of the terms mentioned in this
agreement, The LESSOR shall have the right to terminate this agreement or

Ifthe LESSEE LESSOR desires to vacate get vacated the demised
premises before stipulated period of agreement, either party shall serve on
the LESSOR/ LESSEE vice versa, as the case may be, a one months notice
/of their intention to do so and the LESSEE shall be liable to hand over the
vacant and peaceful possession to the LESSOR.

23. It is being the express intention of both the parties that this is purely a
LEASE agreement and nothing herein contained shall constitute any
tenancy or sub tenancy rights of any nature whatsoever between the
LESSOR and the LESSEE. And the said agreement was made at Tankara
(Gujarat) subject to Tankara (Gujarat) Jurisdiction only.

24.On the expiry (unless renewed) or sooner determination of this agreement


the LESSEE shall have to remove itself and its officer entitled to use the
said premises in terms of this agreement from the said premises and also to
remove all their machinery and furniture and other articles and things
