CONCEPTUAL PLAN
CONTENTS
1.0 INTRODUCTION
Ministry of Human Resources and Development has planned to establish 6 new Indian Institute of
Technology (IIT) and one of the 6 nos of proposed IIT is planned to be established at Bhilai.
Government has allotted land of 139.93 hectares to Indian Institute of Technology for development
of the educational campus. Allotted land is located near Bhilai at villages Kutelabhata & Khapri,
Tehsil & District Durg, of State Chhattisgarh. Entire land is government land allotted to institute and
is vacant. Land transfer documents are attached as Annexure I.
IIT Bhilai will be developed in phases. At present phase I will be developed and the application is
pertaining to phase I only. Proposed project (Phase I) will comprise of majorly three zones, i.e.
academic, staff housing and housing for students along with other allied services like water supply
network, storm water network, green area and waste management system. Built-up area of the
project will be 3,38,960 sq m.

1.3 CONNECTIVITY
Project site is accessible and is well connected via network of rail. Site is connected through PWD
road with the nearby villages and to State highway Durg Dhamdh road. PWD road traverses through
the site. This road connects village Jevra Sirsa with Khapri and Kohka. This PWD road connects site
to Durg-Dhamdha road at distance of 400 m in NW direction. This road is part of IIT land & will not
remain public road. However an alternate road exists to connect village Jevra Sirsa with Khapri and
Kohka which further connects with state highway Durg-Dhamdha. There are plans to relocate the
road also by the Government and surveys have been done already & further work is in progress.
Durg railway station is at approx 5 km from site in SW direction and Swami Vivekananda Airport is
at 44 km in SW direction from project site. Connectivity map of the project site is given in Figure 2.
1.4 AREA STATEMENT
Project site is spread on area of 139.93 ha. In phase I, it is planned to develop academic block, staff
housing and student hostels at the site along with the allied services. Summary of the development
area is given in Table 3 below. Master layout of the site along with the area details of the buildings
proposed in phase I is given in Annexure V. Detailed built-up area is given in Table 4.

Development of all the phases

given in Table 9. Plan showing storm water drains and water bodies is attached as Annexure VII a
and schematic diagram of rain water harvesting water body is attached as Annexure VII b.

This includes area of phase 1+anticipated area for other two phases as storm water management system is being
developed for the entire project. Area of canal and nalla is excluded in this calculation
Car parking is provided near the residential block and academic blocks for staff car parking. Cycle
parking is provided near each and every building. Pedestrian and cycle tracks are provided
everywhere. This will ensure usage of non polluting movement mode within the project site. Detail
of cycle parks is given in Table 10. Parking plan showing the traffic movement is attached as
Annexure IX a. Plan showing roads, pedestrian walkways and cycle track is attached as Annexure
IX b.

During operation phase, waste generation from the institute will be municipal in nature. Large
fraction of the waste will be paper and packaging waste. Municipal waste to be generated from the
site is 2980 kg/day. Small quantity of bio-medical waste (approx 14 kg/day) will also be generated
from the project site as a health centre with inpatient facility (22 bedded) is provided at the site.
Other waste to be generated from site includes E-waste and small quantity of used oil from DG sets.
Detailed calculation for waste generation is given in Table 12.
