DIVISION 1 : DEMOLISHING
1-1 DEMOLISHING WORK

Demolishing and removing the existing construction according to the demolition drawings and also cleaning the site.

DIVISION 2 : MASONRY
Supply and install clay blocks for non bearing interior walls, with the required strength; rate includes Portland cement
mortar for bedding, cement not less than 250 kg/m3, connection to the structure elements, scaffolding, special
pieces, ties, lintels, utility opening, curing 4 days with potable water and any material or activity required to finish the
work as per drawings and specifications for the following:

DIVISION 3 : PLUMBING WORKS ( Establishing only )
Establishing plumbing internal sanitary work - Polypropylene pipes for water supply and PVC pipes for drainage for

4-1 BITUMINOUS SHEET PROOFING

Supply and install torch applied bituminous membrane sheets 4 mm thick for water proofing, overlap not less than
100mm, work includes ; prepare surfaces, testing with water for 24 hours, sloped plain concrete , vertical torch
applied bituminous 4 mm thick on wall perimeter not less than 200 mm high, and any material or activity required to
finish the work as per drawings and specifications for the following:

DIVISION 8 : PORTLAND CEMENT PLASTER
Supply and install cement plaster 20 mm thick, cement ratio not less than 300Kg/m3, all surfaces of masonry walls
or concrete shall be wetted with water and well cleaned by wire brush, joint on masonry shall be racked out at least
15mm before spatter-dash is applied, spatter-dash (Tartasha) shall be done with cement ratio not less than 450
kg/m3 sand and thick not less than 6 mm, dots and bands shall be used to produce plaster surfaces level, base coat
shall be 15mm thick, finishing coat shall be 5 mm thick, work include plaster end, plaster stops, plaster corners,
galvanized wire mesh between masonry and concrete structural element, and all accessories for the following:

DIVISION 9 : SUSPENDED CEILING WORKS

consultant.

PVC conduit with a diameter of 20 mm (engineering home) for the main and sub-circuits.

after the installation on site.

DIVISION 15 : GLASS WORK

Supply and install black -glass cladding 10 mm, work include fixation, all accessories and

Payment Terms:
1-Downpayment : 60%
The remaining amount are based on invoices, due in one week from receiving it.

REMARKS:

1-The validity of the above Bill of Quantities is 15 days.


2-The following conditions should be applied after the approval of the BOQ form the client:

A- After approval of this BOQ, if the client changed any of the materials, specifications or fixtures; there will be a
variation addendum to be presented to the client (either with decrease or increase). The changes request should be
written, signed and presented to Studio Paradigm for approval before implementation on site.
B- During the fit-out phase, the client shouldn’t ask any external suppliers or contractors to work on site unless
agreed before starting with the fit-out.
C-If the client stopped the site for any reason during the fit-out works, the time schedule and prices would be subject
to change
D- All the invoices are due in one week
E- The boq are subject to 10% increase or decrease based on the actual dimensions on site.
F- All coordination & inquiries regarding the site should be with Studio PARADIGM.
G- This BOQ is proposed based on design development
