AGREEMENT

AGREEMENT made at Ulloor, Thiruvananthapuram this the 01 st day of 2021 BETWEEN Mr


Bose.V.S ,S/o J. Surendran, Thiruvonam, T.C.6/2112 ( 3), Archana Nagar, Pongummood,
Thiruvananthapuram hereinafter referred to as "the Owner" of the One Part AND Vidhya
Devi.P, D/oSreekumar, (Aadhaar number 645100911514), 21-1028, Attinkarai,
manavalakurichi, Kadiapattinam, Kanyakumari, Tamil Nadu 629252, hereinafter referred to as
"the tenant" of the Second Part; WHEREAS the Owner is seized and possessed of and is
occupying T.C.No 56/2325-3 on the ground floor of the building named and known as Bose
villa situated at melamkodu, karakkamandapam, Thiruvananthapuram-695020 ;

NOW THIS AGREEMENT WITNESSETH:

1) This Tenant Agreement shall be for a period of 11 months only, commencing from
01/10/2021.

2) The Tenant shall pay an amount of Rs. 8000/- (eight thousand) before 5 th of every
month. Monthly rent is not refundable.
3) The Tenant have paid at the time of execution hereof a security deposit of Rs.32000/-
(Rupees thirty two thousand) which shall remain with the Owner free of interest, until
the termination of this agreement, and shall be returned to the tenant, subject to any
deduction for payments due hereunder and other conditions below mentioned.

4) The Tenant hereby specifically confirm and agree that they have no right whatsoever
to the said premises nor shall claim to be tenant/sub-tenant or licensees nor shall
claim any other right whatsoever in or to the said premises.

5) The Tenant may use the passages in the flat for access to the room and no
disturbance whatsoever is caused to the use of the kitchen and passages and other
portions of the flat by the Owner and his servants and others.

6) Tenant shall inform the time of her regular class/ working time before entering into
the agreement.

7) No liquor is allowed. Light is not allowed after 10 PM. Shall not misuse electricity and
water. Owner is not responsible for the personal belongings of the tenant as well as
other injuries. It is the responsibility of the tenant to intimate their guardians in the
case of illness, injuries and other accidents.
8) The Tenant shall not cause any disturbance at any time and not permit guests or any
outsider to enter the premises. The guardian can visit the inmate only with the
permission of the Owner. They can visit the inmates in the provided premises.

9) In the event that the Tenant misuse any of the facilities in the flat or causes any
disturbance or delays in making payment of the Tenant charges, this Agreement shall
stand terminated forthwith and it is hereby specifically agreed and confirmed that the
Owner shall be entitled to enter the room allocated to the Tenant for the time being
and to remove all the belongings of the Tenant and dispose of them without notice.
And the loss shall be deducted from the advance amount.

10) This Agreement shall stand terminated immediately upon the expiry of the period
mentioned hereinabove.

11) The Tenant shall be responsible for any damage caused by them or by any other
outsider who has entered the flat through them to the said provided premises and to
any of the furniture, fixtures and equipment therein, reasonable wear and tear
excepted.

12) All the charges of electricity, water, waste management and monthly maintenance
charges shall be paid by the tenant without making owner in any way liable for the
same.
13) In case the owner or tenant wants to terminate the agreement, 7 days notice is
mandatory in normal circumstances.

IN WITNESS WHEREOF the parties hereto have hereunto set and subscribed their respective
hands the day and year first hereinabove written.
