CHAPTER 1

1 CONCEPTUAL DESIGN OF HOTEL AND THEME PARK

1.1 Introduction

Construction of an Island in Hambantota near the port project premises was mainly proposed to give
a solution to the problem of removing the excess excavated material that volumes up to 9.3million of
cubic meters, generated from the ongoing Hambantota Port project. And we submit the proposal for
our project as a value added extension to the Island Construction proposal. The project consists of
the detailed and complete design of a Hotel Complex and Theme Park in the Proposed Island in
Hambantota

Sri Lanka is a famous destination in world tourism. This can be attributed to the proud heritages of
Sri Lankans as well as to the mild weather conditions prevailing in the country. The scenic historical
and environmental sites such as Sigiriya, Sinharaja forest, Galle fort

Create the idea of a paradise in the minds of the tourists.

Also the peaceful environment in Sri Lanka after termination of the civil conflict has already
increased the tourist attraction to large numbers and Tourist arrival expected in 2015 is about
2million. Sri Lanka was also included as the best tourist destination in 2010 in The New York Times.

It is not sufficient to consider merely the present conditions to justify the development of the
concept. It requires the consideration of a reasonable future time period and the prediction of future
demand and future developments. The proposed and ongoing projects that are directly related to
tourism in Southern province that were identified are:

1. Colombo – Matara Southern highway

2. Hambantota Port project

3. Weerawila International Air port

These three projects will result in an increase in the tourist demand in future. Thus it will secure
demand to the propose hotel.

Not only the foreign tourists, but also we can consider the local tourists. Since our project is located
with access to Colombo ‐Kataragama road and near the tourists sites in Southern province we can
attract more local Tourists. It will help the survival of the project in off season of foreign tourism

Above facts provide satisfactory condition to take the decision of constructing a Hotel Complex and
Theme Park in Proposed Island in Hambantota.

1.2 Project Location

Our site locates near the Proposed Hambantota Port Project and 5km away from Hambantota Fishery
Harbour. This is 226 km away from Colombo in A2 Road and 86 km away from Matara.

1.3 Vision

Since our project is based on tourism, the most valuable result we can earn is customer satisfaction.
Therefore our design should be more customers’ oriented one rather than a low cost ordinary hotel.
Therefore at the concept development stage, we try to make a design which makes better customer
satisfaction. Profit is the major concern of any project also it has to contribute to national economy.
Therefore we try to attract more Tourists to the country for our business purposes and it will also
contribute to the national economy as well .

1.4 Mission

A mission statement helps customers to perceive our hotel and its services.

Therefore it is important to create a unique and lasting expression about the project. Our mission
statement promises the guest of a Paradise of unspoilt white sandy beaches, embraced by lush green
and sparkling Blue Ocean that recalls a tropical dream. Their memory of Warm sands, the soft
rhythm of lapping waves, and gently swaying coconut palms will create a unique expression about
our hotel.

1.5 Objective

Major part of Tourists visiting Sri Lanka is mainly of Middle Class income levels in Europe.

Tourists with high spending capacities are attracted to other countries who offer more luxurious
facilities with glamorous reputations. In order to increase the foreign Exchange from Tourism to Sri
Lanka a strategic approach to attract these High income level tourists is essential. Therefore it is our
objective of this project is “To be the major attraction of Luxury Tourism in Sri Lanka”.

1.6 Multi-Purpose Project with Special Features.

Many luxury hotels are locates in southern province. Some of them are along the Colombo – Matara
A2 road. Therefore it has to thought of as to “why guests will come to our Project?” This will play a
major role in the success of our project. Many special features and services were incorporated in the
design to address this issue. The revolving restaurant, Luxury Shopping complex and the
Conferencing facilities and the Theme Park are some of these features.

Project Comprises of:

1. Hotel with revolving restaurant, Shopping complex, Conference centre, spa and all luxuries.
2. Leisure park

1.7 Design of the off-shore Artificial Island

With the construction of the Hambanthota harbor there is a huge amount of excavated material will
be generated, sums up to 9.3 million cubic meters which no place to dump. Currently part of
excavated material is dumped near the Hambanthota harbor project premises as well as some part is
dumped into the deep sea. Where to dump remaining soil amount is the one problem faced by the
Port Authority. As a solution for that the Port Authority had decided to construct an artificial island
in the sea of the harbor vicinity.
In the conceptual design stage two alternative design shapes for the island were selected. One is
shape of a sea shell and other one is shape of a peacock eye. Since this is the first artificial island
construction of the country it should be symbolically represents the Sri Lankan identity.

1.8 Conceptual and the geometric design of the bridge

Comfortable and safety access should be provided between the island and the beach. The first
impression to the island is the bridge. Therefore the bridge should be designed with good aesthetic
beauty and adequate structural stability because foreigners should be attracted to the island to get the
maximum profit out of the project.

The length of the bridge is 126m. The bridge is going to be constructed with two vehicle lanes, two
bicycle lanes and two pedestrian walk ways. The widths of the above lanes are 3.2m, 1.5m and 1.2m
respectively. Also it will be constructed with a horizontal curvature and a vertical curvature. Since
the island is going to be constructed with the shape of peacock eye, a horizontal curvature has to be
used to improve the shape of the island. The bridge has to be constructed on an uneven ground.
Therefore the ground elevation changes from place to place. The end elevation of the bridge at beach
side is +1m and the end elevation at sea side is -8m. These data have been extracted from the contour
map.

Some options for the proposed bridge have been considered to select the most suitable bridge type to
our project. Those are,

 Continuous supported bridge


 Suspension bridge
 Cable stayed bridge
 Arch bridge

Also some factors have to be considered when selecting a suitable bridge type. The proposed bridge,

 Should be resist earthquakes


 Should be designed for HA and HB loading conditions
 Should be designed for horizontal and vertical curvature
 Boats should be allowed under the bridge
 Should be economical

The bridge is going to be constructed in southern part of Sri Lanka. According to earthquake data in
Sri Lanka, southern part can be hit by earthquakes. Therefore the bridge should be designed to resist
earthquakes.

Since the bridge will be constructed along the sea, enough clearance has to be provided for the boat
moments under the bridge. According to regulations, minimum clear height for boat moments from
the water level to the bridge is 7m.

Sometimes heavy machinery like transformers has to be transported and heavy vehicle moment has
to be allowed along the bridge. Therefore the bridge should be designed with HA and HB loading
conditions.

After considering the above factors and options cable stayed bridge type was selected as the most
suitable bridge type for the project.

1.9 Architectural Design of the Building.

Guests are drawn to their favorite environments. Therefore the theme of the project is drawn on the
nature. Teal colours used for the Building are reminiscent of the beach and the building shape
represents the Beach Cactus rampant in the Hambantota area.

Also guests expect imaginative shapes, usually emanating jointly from the building and the land
forms and acting as a transition between them. Fanciful elements such as Bridges, Islands help create
the guest desire.

1.4 Building Form

1.10 Theme Park

Theme park of the island is one of the main component of the project. That will be the major tourist
attraction for the Island. Sri Lanka is world famous for best tourist sites and this will be wonderful
experience for both local and foreign tourists. Factors which were considered for the conceptual
design of the theme park and its arrangement are listed below.

1.10.1 Concept behind the appearance of the theme park

 It should represent the Sri Lankan identity


 It should be a land mark which is unique for Sri Lanka
 For the attraction of local tourists, it should represent the Sri Lankan cultural item

1.10.2 Proposals for the concept of the theme park

 Sigiriya was used by the most of tourism websites as a representation of Sri Lankan Land
mark.
 Shape of a bunch of tea leaves was the other one because Sri Lanka is world famous for high
quality tea production.
 Shape of the pearl in a sea shell was other one because Sri Lanka was considered as a pearl of
the Indian Ocean.
 Island was located at the Hambanthota Near the constructing harbor. Hambanthota is the
main city on the way to Katharagama and the Katharagama is the greatest land mark for
southern province. So the representation of the Katharagama was another concept.

Also considering above criteria the last one was selected by our group.

Then we had to think about the symbol which is most suitable for convey our concept for others.
Several symbols were identified which are related to Katharagama.

Lotus Peacock Conch Shell

As a representation of God Katharagama and as a tribute to God Katharagama, appearance of the


theme park was designed as a peacock eye.

Then promoting that concept with the components of the theme park was done. Each component will
represent the shape of the peacock eye. Colors of the peacock eye will be appeared with the depth
variation of the Island. Before design the components of the theme park, factors govern the tourist
attraction was considered.
