ROOM RENT AGREEMENT

THIS Agreement is made at Pragnapur on this 22st day of Jan 2022.

BETWEEN
Mr.Sunchu Kishan S/o Sunchu Pochaiah H.no 4-43 kondapaka mandli errapalle,
merdak , Andhra Pradesh , 502301. Pan card no HXCPS1541H. Aadhar card no
485902715814.
Herein after referred to as the “LICENSOR” (Which expression shall unless it be
repugnant to the context shall mean and includes his heirs, executors, administrators
and assigns) of THE FIRST PART.
AND
M/s. SUROJ BUILDCON PVT LTD., a company registered under companies
Act, 1956 having office at Bungalow No. 3 & 5,Liberty Society, Phase I, North Main
Road, Koregaon Park, Pune – 411001 through authorised signatory, Mr.Dinkil Joy
(Designation –HR & Admin) Age: 29 Years, Occupation: Employee.
Herein after referred to as the “LICENSEE” (Which expression shall unless it
be repugnant to the context shall mean and includes his heirs, executors,
administrators and assigns) of THE SECOND PART.
WHEREAS the Licensor is the owner of the piece and parcel of the House at
Plat No.154 Kodanda rampalyy , Pragnagnapur, Gajwel mandal, Siddipet Distruict
Telangana 502301 Having 2 Floor build-up three 1 BHK Square consisting 3
Bedroom, 3 Hall, 3 Kitchen and etc.
AND WHEREAS the Licensee has approached the licensor with a request to
allow the Licensee to temporarily occupy and use the said house for residential use
of their staff, on leave and license basis.

AND WHEREAS the Licensor has agreed to grant leave and license to the
Licensee to occupy and use the said house on the following terms and conditions
agreed to between the parties hereto;

NOW IT IS AGREED BY AND BETWEEN THE PARTIES HERETO AS FOLLOWS.

1. The Licensor hereby grants leave and license to the Licensee to occupy and
use the said house of the Licensor (hereinafter referred to as the “Licensed
premises”) for a period of 11 months from 22st Jan 2022 to 21st Nov 2022.
2. The Licensee shall pay to the Licensor a sum of Rs.13500/- (Rupees Thirteen
Thousand & Five Hundred Only) per month as License fee or compensation
to be paid in advance for each month on or before the 05th day of each month.

3. All the Municipal taxes, and the other taxes in the respect of the licensed
premises will be paid by the Licensor alone.

4. All the Electricity charges in the respect of the licensed premises will be
paid by the “LICENSEE”(Second Party)

5. The security deposit is Rs.13500/- (Rupees Fourteen Thousand Only) which


is paid by the licensee to the licensor. At the time of expiry of this Agreement,
the licensor will pay the amount of security deposit to the Licensee. If there
are any dues, damage to the licensed premises, the Licensee is responsible
for all such repairs and the amount of such repairs will be deducted from the
security deposit.

6. The electric charges for electric consumption in the said premises will be paid
by the Licensee to the authorities concerned during the tenure of this
agreement.
7. The Licensee will be allowed to use the open space near the entrance to the
licensed premises.
8. The licensed premises will be used only for carrying residential purpose of the
licensee.
9. The licensed premises have normal electricity fittings and fixtures. If the
Licensee desires to have any additional fittings and fixtures, the Licensee
may do so at his cost and in compliance with the rules. The Licensee shall
remove such fittings and fixtures on the termination of the license failing
which they shall be deemed to be the property of the Licensor.
10. The licensed premises are given to the Licensee on personal basis and the
Licensee will not be entitled to transfer the benefit of this agreement to
anybody else or will not be entitled to allow anybody else to occupy the
premises or any part thereof.
11. The Licensee shall not be deemed to be in the exclusive occupation of the
licensed premises and the Licensor will have the right to enter upon the
premises before giving prior intimation.
12. The Licensee shall maintain the licensed premises in good condition and will
not cause any damage thereto. If any damage is caused to the premises or
any part thereof by the Licensee, servants or agents the same will be made
good by the Licensee at the cost of the Licensee either by rectifying the
damage or by paying cash.

13. The Licensee shall not carry out any work of structural repairs or additions or
alterations to the said premises. Only such alterations or additions as are not
of structural type or of permanent nature may be allowed to be made by the
Licensee inside the premises with the previous permission of the Licensor.

14. The Licensee shall not cause any nuisance or annoyance to the people-in the
neighbourhood or store any hazardous goods on the premises.
15. Each party may terminate this agreement by giving 15 days prior notice to the
other party.
16. If the Licensee commits a breach of any term of this agreement, then
notwithstanding anything herein contained the Licensor will be entitled to
terminate this agreement by fifteen days' prior notice to the Licensee.
17. On the expiration of the said term or period of the License or earlier
termination thereof, the Licensee shall hand over vacant and peaceful
possession of the licensed premises to the Licensor.

IN WITNESS WHEREOF the parties hereto have put their hands the day and
year first hereinabove written.
