TITLE: CONSTRUCTION OF TWO STOREY COMMERCIAL BUILDING

SPECIFICATION

I. GENERAL CONDITIONS:
The work to be performed and executed shall include the furnishing of all materials, labor and equipment necessary in the construction
of the building complete as shown in the approved drawings and working plans.
II. LOCATION AND CLEARANCE:
The building shall be staked out established grade as shown in the drawings. The lot wherein the building shall be constructed and
shall be clear and all excess materials shall be first disposed on or before the work commences. All materials shall be stored and
stockpiled in such a manner as to preserve its durability, appearance and quality.
III. EXCAVATION AND BACKFILL:
Excavation of foundation, bearing walls etc. shall be oriented and obtained at the level indicated in the plan. If the required bearing
pressure is not obtained in the levels indicated in the drawing, the excavation shall continue until such relatively safe bearing is
obtained. Excavation shall be done in accordance within a neat and clean manner and the bottom of footing shall be leveled. All loose
materials shall be removed prior to the placing of reinforcements.
IV. CONCRETE WORKS:
All concrete works shall be in accordance with government standard practice and specifications.
PROPORTION OF CONCRETE:
Class “A” For bearing walls, footings, reinforce concrete columns, beam slabs with specified reinforcing bars (mixture).
Class “B” Concrete slab on fill or on the ground like Carpet, walkway etc. with specified reinforcing bars (mixture). 1: 2 ½, 5 and
dining room kitchen, terrace and porch with specified reinforcing bars (mixture) 1:3:6.
V. LUMBER AND CARPENTRY WORKS:
Lumber shall be of respective kinds required for the various parts of works, wall seasoned, free for large. Loose or unsound knots,
sage, cracks, shakes or other imperfections impairing its strength, durability and appearance. Some structural and framing lumber
maybe of the rough dimensions shown on the drawings. All exposed wood – work however shall be smoothly planed and if necessary,
well send papered. All lumber in contact with masonry shall be painted with and approved wood preservatives and termite proofing
compound.
All carpentry works shall be of first-class workmanship.
VI. TINSMITRY WORKS:
Roofing shall be gauge # 26 corrugated G.I sheets or its equivalent, flashing shall be of plain G.I. sheets gauge # 26 securely fastened
to edges roofing and fascia. Downspout shall be likewise plain. Sheets gauge # 26.
VII. FINISHED HARDWARES:
All hardware shall be suitable to the service required to fully equip all satisfactory conditions of doors, windows, etc. whenever
available, locally made hardware meeting this specification are preferred, although equivalent imported brand may be accepted.
VIII. ELECTRICAL WORKS:
All electrical works shall be done in accordance with the latest edition of the Philippine electrical code. All electrical works shall be done
by a licensed master electrician under the direct supervision of duly license electrical engineer.
IX. PLUMBING WORKS:
Plumbing works shall be done in accordance with the plans. It includes the installation of plumbing pipes, septic tank accessories, floor
drains, kitchen sinks, water supply pipes, drainages pipes etc.
X. PAINTING WORKS:
All exterior and interior surfaces shall be sand papered to a smooth even surface before any cost of paint is applied. All masonry
surfaces to be painted shall be first treated with masonry neutralizer.
XI. R.A. 9514 (FIRE CODE OF THE PHILIPPINES)
All works here in shall conform to the requirements rules and regulation of the fire code of the Philippines.

All rafters’ interior members shall be coated with fire retardant solution, and all works herein specified shall conform to the national
building code of the Philippines and other pertinent fire safety rules and regulations.
