DESIGN BRIEF
The proposal is based on the design information available with numerous advantages including an
online GRMS solution.
GRMS- Hilton Garden Inn, Bangalore
Proposed design
1. The following is considered for each guest rooms
Control features
Thermostat with inbuilt motion sensor, Connected with RCU for 3 Speed
HVAC Control
Fan control and Fluctuating Valve Control
Wireless Integration with Kaba Lock considered, No need for wiring
Access Control Integration
between the lock and RCU
Thermostat with inbuilt motion sensor for Vestibule area and 2 nos
Occupancy Detection
motion sensors for Bedroom and Bathroom areas
RCU will take Inputs from Motion Sensors, and Door Contact and Lock for
Occupancy Logic regulating the temperature and controlling the HVAC functions inside the
room
Push Button Interface We have considered interface with any mechanical Push Buttons
Occupied / Unoccupied Can be programmed and configures as per the specifications provided by
Modes the customer
Annexures:
Intelligent Room Thermostat (128*98 mm) with advanced energy management and

temperature control and integrated motion sensor.
Master Room Control Unit for lighting, thermoregulation, access control and
curtain control functions. 16 relay outputs, 8 digital inputs, 2 analog 0/10V outputs,

and one powered output for door electric strike. TCP/IP ethernet port. Din Rail
mounted.
I/O Expansion module with 5 relay outputs, 8 digital inputs and 2 analog outputs.

EXCLUSIONS
Access Control System along with Door iron monger such as lock, handle etc.
Network switches, cabling infrastructure, Hotel Server, Workstations shall be supplied by
Hotel operator/others.
Any item not mentioned in the BOQ.
Containment, conduits, cable trays, back boxes, Junction boxes etc.
Supply and installation of required cabling infrastructure
Supply and installation of Uninterruptable Power Supply Unit
Operator Training Services (Technical helpdesk support and installation support is included)
Maintenance Services or extended Warranties
Preparation of Shop Drawings, Any authority approval charges or fees.
Integration with third party systems other than Property Management Systems (OPERA)
