LEASE DEED

THIS Lease Deed is made on this 15th June, 2020.

BETWEEN

Mr. Mukesh Goel (Aadhar No.-850368809574) S/o Sh. J. N. Goel R/o House
No.-624, Saraswati Vihar, Chakkarpur, Gurugram, Haryana (Hereinafter called
the "Lessor")

AND

Mr. Anil Mair (Aadhar No.- 758468936688) S/o Sh. M. S. Mair R/o House No.-
190, AWHO Colony, Ambabari, Jaipur, Rajasthan (hereinafter referred to as the
Leesee)

WHERE AS the “Lessor” is the sole and exclusive rightful owner o of Third Floor, Plot No.-
446A, B-Block, Sushant Lok-1, Gurugram Consisting of 1 Room, 1 Bathroom and
Kitchen and furniture and fixtures (1AC, 1Fridge, 1Almirah, 1Single Bed,and Lights
and Fan)(hereinafter referred to said premises) has rights to the same to Lease on such
terms and conditions they may think fit.

And whereas at the request of the lessee has agreed to give the above premises on Lease to
the lessee on terms and conditions mutually agreed upon and listed below:-

NOW THIS AGREEMENT WITNESSETH AS FOLLOWS

1. That the Lease will be for a period of 11 months (Eleven months only) commencing
from 15th June, 2020 upto 14th May, 2021.
2. Lease rent is Rs.11,000/- (Rupees Eleven Thousand Only) including monthly
maintenance Charges, which will be paid to the Lessor by the Lessee in advance by 7 th of
each month commencing from 15th June, 2020. Further the consumable charges like
electricity and any other consumption charges as per actuals will be paid by the lessee to
the owner.

3. Electricity meter reading on 15th June is ___________.

4. It is further mutually and will fully agreed by both the parties that the Rent will be
renewed with an incremental value of 10% after expiry of every 11 months (Eleven
Months) of the lease period commencing from 15th June, 2020.

5. The lessee shall deposit a sum of Rs. 11,000/- (Rupees Eleven Thousand Only)
equivalent to one month rent as interest free refundable security deposit and one
month advance rent of Rs.- 11,000/- (Rupees Eleven Thousand Only) excluding
maintenance to the lessor along with post dated cheques of further remaining Eleven
Months of the first year of the Lease period to the Lessor.

6. The lessee shall keep the said premises in good and tenable repair, order and
conditions (except for normal wear and tear).

7. That the lessee will be responsible for carrying out all minor repairs like leaking taps,
replacement of detective switches and fuses and other repair to the sanitary and
electrical fitting in the premises.

8. That the lessor shall be responsible for the major repair to the said premises as new
become necessary at his own cost within reasonable time frame of getting the
information at first and premises provided these have not been caused due to the
negligence of the lessee in case major repairs are warranted due to the carelessness of
the lessee the repair will be done by the lessor and the cost such repair will be born in
full by the lessee on the basis of actual expenses incurred by the lessor.

9. The Lessor convents to pay all taxes ie. house tax etc. to the authorities concerned.

10. That the lessee will not carry out any addition/ alteration of any kind or structural
changes in the flat without prior written permission of the Lessor.

11. The lessee shall not sublet the premises or part the possession in whole or part thereof
or run any paying guest arrangement to the said premises.

12. That the lessee shall pay all charges, Telephone, electricity as per the bills issued by
local authorities. A penalty imposed for misuse or payment of such charges will be
borne by the lessee. The Lessor shall have the right to claim reimbursement with
reasonable cost and expenses of all such payments made the Lessor on behalf of the
lessee and adjust these from the security deposit to the extent possible any balance
left with or without adjustments from security deposit will be paid to Lessee
immediately by the Lesser.
13. It is hereby understood and agreed between the parties that nothing in these presents
will be constructed to confer any legal right to tenancy beyond the lease period upon
the lessee in the said premises.

14. In the event of any breach of the terms and conditions of the Lease Deed by the
Lessee, the Lessor shall be entitled to cancel the lease by giving one month notice in
writing to lessee and thereafter the lessee shall vacant the premises with all goods and
belongings and handover the vacant possession to Lessor.

15. On the expiry of the Lease period the lessee shall vacant the premises without
objection whatsoever and without any written or oral notice to lessee by the Lessor and
handover the premises with fittings to Lessor in good Condition.
16. The lessee will permit the Lessor or his authorized representative to enter up to the
demised premises at all reasonable times mutually convenient to both the parties
hereto for the purpose of inspection of the demised premises as and when necessary.

17. The Lessee shall not store any contraband or explosives in the demised premises,
which may cause any hindrance or embarrassment to the residents neighborhood.

18. The Lessee shall comply with all rules regulations of the local authorities /RWA’s as
applicable to the demised premises.

19. That the lease shall be terminable on a one month written notice either side and in
case the premises is vacated without any notice , then one month rent will be payable
in lieu of Notice period.

20. That the Lessor is neither bound to renew this lease after the stipulated period of three
years nor is he bound to give any reason for the same, however if required the Lessor
may get into the fresh lease for the mutual agreed period on mutually agreed terms.

IN WITNESSES WHERE OF, the parties have set their respective hands on this agreement
on the date Month and Year above written in the presence of the Witnesses.
