Architectural Design 4 (2-C) (AY-2019-2020)

Design Problem no. 1

The title

The president of a newly constructed subdivision in Lunzuran, Zamboanga City ask your services to
submit a proposal for their subdivision to design a “COMMUNITY CLUBHOUSE” inspired by a sarimanok
design in an A frame or high pitch roofing. An analogic design can be consider in the proposal.

The lot

The lot is a THROUGH LOT 30 meters by 30 meters slope terrain from point 1-2 facing east is a primary
road with wide of 10 meters. From point 2-3 is a parks and playground slope at 10% or 3 meters slope
going down to secondary road. Point 3-4 facing west is a secondary road with a width of 8 meters lower
by 3 meters from the primary road. Point 4-1 facing south is a block with saleable lots that are still
vacant. A 5 meters setback must be provided for roads. The subdivision policy and guidelines provided
that a 2 meters setback must be observed for all structures. Total Land Area (TLA) =900 sqm. Total
Buildable Area (TBA) =400 sqm. Non-Buildable Area (Setback) 150+150=300sqm. Open spaces
=100+100=200sqm. Total gross floor area =400 (1 st floor) +400 (basement)+100(balcony) sqm.

The Spaces

The proposed building must be provided with a dropping point vehicle for porte cochere. Upon entering
the building a four steps stairs with ramp must be provided, a lobby with reception area is a must.
Spaces within the building to be considered are the following:

-Function Hall with 15 tables of 10 seats


-Restaurant with 6 tables of 10 seats/ provide 30 % of FA for kitchen
-Office of the President with his clerk and receiving visitor’s area
(can be place at mezzanine floor)
-Office of the Treasurer for collection of monthly dues and fees with queue
-Male/Female CR with 2 & 3 water closet respectively
-Basement parking with stairs
-Balcony facing secondary road for 10 pax
