MIXED-USE BUILDING

DESIGN BRIEF

MODULE M40
SEMESTER IX 2017-2022

PROJECT DESCRIPTION
A mixed-use building aims to combine three or more uses into one structure such as
residential, hotel, retail, parking, transportation, cultural, and entertainment. Whatever
the combination, it brings together several uses within either one building or a small
area.
This project aims at designing a proposal for a mixed-use tower with multiple facilities
like residential, commercial, offices, recreational spread across vertical zones in a
commercial neighbourhood.

OBJECTIVES
• To understand the design of multiuse spaces at different level and their
correlation.
• To understand the accessibility and restrictions required in designing mixed-
use spaces and segregation of different access and flow of users.
• To study and apply the design requirements of high-rise building with respect
to services (MEP, HVAC, fire and safety aspects etc.)
• To study and apply connection between the vertical spaces and their vertical
transportation requirements and design consideration.

SITE AREA
The site is a 4 acres portion of 7.5 acres of undulated land at the corner of Tulsi
Marg intended to be utilized for commercial purpose as per Noida Master Land Use
Plan 2031.
An external road (Tulsi Marg) run across the north-west face of the site and an
internal road on the other two faces. The observable skyline on the south-east face
of the site is composed of high-rise buildings and the north- west face skyline is
composed of low-rise residents.

BYELAWS
• High-rise norms
1. FAR: The maximum permissible FAR of the project shall be allowed as per the
existing licensing policy for integrated commercial complex, however the
permissible FAR for the residential component of the project shall not exceed 1/3rd
of maximum permissible FAR of the project and the remaining 2/3rd shall be utilized
for commercial use.
2. The maximum population density shall not exceed 80person per acre of the project
area.
3. The ground coverage, height, parking norms etc. shall remain applicable as per
the existing licensing policy.

• Height
According to the Airport Authority of India (Under the guidelines of IGI Airport, Delhi
Zone), the height restriction for the project is 370 meters while there is no height limit
as per Noida Authority Bye Laws.

• Setback
According to NOIDA Building regulations and directions col. 32.3 buildings with plot
size above 10000 to 20000 sq.m. front setback is 15m and setback from all other
sides is 9m.
• Floor Area Ratio (FAR) and Ground Coverage (GC)
1. The permissible FAR is 3 and the ground coverage for the project site 30% by the
Noida Authority. Transferable Development Rights rule is also applicable on the
site.
2. The authority may also allow maximum 30% of the permissible FAR for the
residential activities in the commercial plots of 4 hectare and above.
3. Floor Area Ratio shall not include Basement if
(a) Basement area, if used for services, storage etc. then maximum area under such
facilities shall be equivalent to maximum permissible ground coverage.
(b) Basement area, if used for parking, then area equivalent to parking requirement
shall be permitted.

• Parking
1. Office: One Parking space for every 50 square meters covered or fraction thereof
2. Commercial (Shopping): One parking space for every 25 square metre carpet area
or fraction thereof.
3. Residential (Multifamily residential): One parking space for every 100 square metre
carpet area.
4. Mixed use: Parking @1.5 ECS per 100 sq. meter of built-up area shall be provided
within the premises.

• Refuge Area
For all building exceeding 24m height, refuge area of 15sqm shall be provided as
follows:
1. The refuge area shall be provided on the periphery of the plot or preferably on a
cantilever projection and open to air on at least one side protected with suitable
railings.
2. The floor above 24m and up to 39m – one refuge area on the floor immediately
above 24m
3. For Floor above 39m- one refuge area on the floor immediately above 39m and so
on after every 15m.
4. Residential flats in multi-storeyed buildings with balconies need not be provided
with refuge area.
