RENTAL AGREEMENT

This deed of lease executed at Chennai on this date 1 st May 2020 between
Mr P. Vinoth, Slo Mr R. Pichaiyappan, aged about 33 yrs. Residing at 1/450
Vajravelu Street, Pozichalur, Chennai – 600 074 called the LAND LORD / OWNER /
LESSEE which terms shall mean and include unless repugnant to the content, his
heirs, legal representative’s executors, administrators, and assigns of the ONE
PART.
AND
Mrs. TS Devasena residing at 1/450 First floor, Vajravelu street, Pozichalur
Chennai - 600074 aged about 58 years called the TENANT / LESSEE which terms
shall mean and include, unless repugnant to the context his heirs, assigns, legal
representatives, executors and administrators of the OTHER PART.

WHEREAS, the lessor is the true and absolute owner of the 1/450 First
floor, Vajravelu street, Pozichalur Chennai - 600074 and whereas at the request of
the lessee, the lesser has agreed to grant unto the Lessee, of the said, house
measuring 900 sq.ft. with all fittings as mentioned in the schedule 1, to be used for
Residential purpose for the terms and conditions herein set out commencing from 1st
May 2020.

NOW THIS DEED OF LEASE WITNESSETH AS FOLLOWS:


1. The lessor do hereby demise unto the Lessee the said 1/450 Vajravelu
Street, Pozichalur, Chennai – 600 074commencing from 1 st May 2020
for a period of 11 months.
2. TENANT / LESSEE has to pay a monthly rent of Rs.15,000/-(Rupees
Fifteen Thousand only).
3. The Lessee has agreed for enhancing the rent during the successive
years and also agreed to pay a revised enhancement of rent every year
according to the prevailing situation, provided the Lessor permits him to
continue.
4. The Lessee has paid at the time of the execution to the Lessor a sum of
Rs.1,00,000/-(Rupees One Lakh only) by cash as caution deposit and
bearing no interest.
5. The amount will be returned to the lessor while vacating the house, after
adjusting all his dues without any interest.
6. This agreement holds good as Receipt for the advance deposit of
Rs.1,00,000/-(Rupees One Lakh only) paid by lessee.
7. The lessee shall pay the agreed rent of Rs.15,000/-(Rupees Fifteen
Thousand only) regularly without fail to the lesser on or before 5th of
every succeeding month, according to the English Calendar month.
8. The lessee shall pay electricity charges regularly without fail as per the
T.N.E.B. meter reading.
9. The Lessee shall pay the Additional Security Deposit if TNEB demands
as electricity consumption become heavy.
10. The Lessee shall not assign his interest (or) sublet the property to any
person whatsoever during the entire period of the lease existing.
11. The lessee shall use the property only for the lawful residential purpose
and at under any circumstances put the same for NOT to use any
different purpose (or) illegal activities,
12. The Lessee shall permit the Lessor at any convenient time to inspect
the house.
13. The lease must continue minimum for a period of 6 months (or) two-
month rent would be deducted from the deposit while setting the dues
on both sides.
14. It is hereby agreed that the lesser shall be entities to deduct from the
advance amount any damages (or) waste caused to the property by the
lessee will be entitled to claim the balance amount after all the lawful
deduction carried out by the lessor.
15. On expiry of the period of lease unless the lessor agrees to extent the
period on subsequent terms and conditions, the lessee hereby agrees
to quit and deliver vacant possession of the property in good conditions
and in sound repair.

16. The lessee shall use only the house as mention in the schedule and not
any other portion in the premises.
17. Either party shall give clear THREE Calendar month’s notice for
termination of the agreement if it is desired before the end of this
agreement.
18. This agreement will get terminated on 31st March 2021 and is
renewable on mutually agreed terms.
19. Rent is calculated on monthly basis and NOT on day basis especially
during vacating the house,
20. House should be handed over while vacating, in the same condition as
it was taken over i.e., to be painted and clean.

In witness where of the parties have signed the deed of lease in token of
consideration on the day month and he year first above mentioned.
