DECK MAINTENANCE SPECIFICATIONS

1. Homeowners are responsible for the repair and maintenance of their individual
wood decking. Periodic cleaning or power washing and staining of the wood is
recommended.

2. The deck may be treated with a stain in a pre-approved color. The Association's
approved stain colors are:

Type: Semi-transparent oil based deck stain

Type: Semi-transparent oil based deck stain

3. Decks may not be stained or sealed with any other product or color. Decks
previously treated with a semi-transparent stain in another color must be left to
fade and re-stained to the approved color.

4. These products may be purchased at any Home Depot store.

 DECK AND PRIVACY FENCE GUIDELINES

1. All deck requests must include a list of building materials and a drawing indicating
dimensions and location of the deck in relation to the home.

2. Decks may not extend more than la' out from the home.

3. The width of the deck must have a one (1') foot set back from the end of the
home and from the fireplace.

4. Railings shall be constructed no less than 36" in height and in conformity to the
BOCAand Township Regulations.

5. No privacy fence/screen may exceed 6' in height and extend beyond the depth of
the deck.

6. All privacy screens must be constructed of the same material as used in the
construction of the existing deck.

7. Trex in the color of Madiera is approved.
