RE: Request to amend the Imagine 2040: Plant City Comprehensive Plan
An amendment to the Future Land Use Plan Map of the Imagine 2040: Plant City Comprehensive Plan
has been privately initiated, which will change the potential use of land, including the range of zoning
districts and the density and intensity of use that can be considered in the future, if adopted by the City
Commission. As an owner of the subject property or as a property owner within 250 feet of the subject
property depicted on the opposite side of this notice you are hereby notified those meetings/hearings
will be held regarding the requested plan amendment as follows:
All interested parties may appear and be heard as to any and all matters pertaining to the processing and
adoption of the proposed amendment to the Imagine 2040: Plant City Comprehensive Plan. Any interested party
wishing to utilize an electronic presentation (i.e., PowerPoint) at these proceedings must provide staff a computer
file of such at least two business days prior to the aforementioned public hearing or meeting dates. During the
City proceedings, staff and the applicant will have up to a total of five minutes each to present their findings, after
which all interested parties may address the board or commission for up to three minutes each. The approval of
additional requested speaking time is at the discretion of the Chairperson or Mayor. If you are unable to attend
any of the public hearings or meetings, you may direct your written comments for consideration to the City of
Plant City at the address listed above.
Please be advised that should you decide to appeal any decision made by the City Commission with respect to
any matter considered at such hearings or meetings, you will need a record of the proceedings, and for such
purpose you may need to ensure that a verbatim record of the proceedings is made, which the record includes
the testimony and evidence upon which the appeal is to be based. In accordance with the Americans with
Disabilities Act, any person with a disability requiring reasonable accommodation in order to participate in the
public hearings or meetings should contact, at least 48 hours in advance, the Plant City City Clerk at (813) 659-

Residential Densities are expressed in terms of “dwelling units per gross acre” (du/ga).
Consideration of densities are maximum possible; lower densities may be necessitated or
required as a result of the application of zoning ordinances, environmental regulations, or other
applicable development regulations of Plant City.
Non-Residential Intensities are expressed in terms of “floor area ratio” (FAR), which is a ratio of
floor area of a building (square feet) to the area of the lot. This concept is used as a measure of
potential intensity for commercial, office and industrial development in the same way that
density is used to measure residential development within Plant City.
