DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale made and executed by and between:

CATALINO B. MALLABO JR., of legal age ,married to


ESTRELLA B. MALLABO and with address at Centro East,
Ballesteros, Cagayan , hereinafter referred to as the VENDOR;

And

AMBERJOY E. GUADIZ, legal age, Single and a resident at


Centro West, Ballesteros, Cagayan hereinafter referred to as the
VENDEE.

W I T N E S S E T H:

That, the VENDOR is the co-owner of an parcel of land located at Barangay Sta.
Cruz, Municipality of Ballesteros, Province of Cagayan covered by Transfer
Certificate of Title (TCT) No. 034-2019000098 of the Register of Deed of
Province of Cagayan under the name of Catalino B. Mallabo Jr. more
particularly described as follows:

"A PARCEL OF LAND, LOT NO. 3281,PLS- 706 BEGINNING AT A


POINT MARKED "1" OF LOT 3281 PLS- 706, BEING N. 88-25 E., 744.27 M
FROM BLLM # 1, PLS-706, THENCE N. 31-23 E. 228.61 M TO POINT 2; S.
60-16 E., 51.29 M. TO POINT 3; S. 30-23 W., 234.12 M. TO POINT 4; N.
54-29 W., 55.54 M. TO POINT 1 ,POINT OF BEGINNING. CONTAINING AN
AREA OF TWELVE THOUSAND THREE HUNDRED AND THIRTY-SIX
(12,336) SQUARE METERS.ALL POINTS ARE MARKED ON THE GROUND
BY B.L. CYL. CONC. MONS. BOUNDED ON THE NW., ALONG LINE 1-2 BY
LOT 3280, PLS-706,ON THE NE., ALONG LINE 2-3 BY BABUYAN
CHANNEL ; ON THE SE., ALONG LINE 3-4 BY LOT 3282 ,PLS-706; AND
ON THE SW., ALONG LINE 4-1 BY ROAD. BEARING TRUE. THIS LOT WAS ,
SURVEYED IN ACCORDANCE WITH LAW AND EXISTNG REGUALTIONS
PROMULGATED THEREUNDER, BY G. AGATEP, PUBLIC LAND SURVEYOR,
FROM NOVEMBER 1,1960 TO MARCH 20,1962. NOTE: THIS LOT IS
COVERED BY F.P.A NO. 1-1-1760-

WHEREAS, the aforementioned VENDOR is selling their in the aforementioned


parcel of land consisting of TWELVE THOUSAND THREE HUNDRED AND THIRTY-SIX .
(12,336 sq. m.) SQUARE METERS that, for and in consideration of the sum of FIVE
HUNDRED THOUSAND (Php500,000.00) PESOS, Philippine Currency, receipt of which
in full is hereby acknowledged, VENDOR hereby SELLS, CEDES, TRANSFERS, and
CONVEYS their share equivalent to TWELVE THOUSAND THREE HUNDRED AND
THIRTY-SIX (12,336 sq. m.) SQUARE METERS of the aforementioned parcel of land to
VENDEE, their heirs, successors, and assigns.

That, VENDOR warrants that the same is free from any liens and encumbrances
and that the aforementioned property does not fall under the provisions of the
Comprehensive Agrarian Reform Law.

The VENDOR warrants to effect and/or secure any and all documents that may be
required by law to transfer the title of the aforementioned parcel of land in favor of the
VENDEE.

IN WITNESS WHEREOF, the parties hereunto affix their hands this day of
2022 at Ballesteros, Cagayan Philippines.
