RULES & REGULATIONS
1 Owner of the premise or agents must register all their tenant to management at least 1 day
earlier. Registration form will send to Guard Post for security purpose. Tenant must check in
before 9pm and no any excuse for late check in will accepted by management.

2 Quantity of tenant that Management allowed:


3 Rooms - 8 persons max. Room No: 1, 2, 3, 3A & 9, 10, 11, 12
2 Rooms - 6 persons max. Room No: 5, 6, 7, 8 & 13, 13A, 15, 16

3 In order to ensure a peaceful accupancy, all tenants are requested not to make noise in the
apartment during their stay. All tenants are requested to respect "QUIET TIME" from 11PM - 7AM.

4 Drugs, gambling or any other activities that are against the Law of Malaysia are not allowed
inside the homestay premises or this apartment.

5 No Pets are allowed during your stay in any of our accommodation.

6 Smoking is only allowed at certain smoking zone. Any smoking inside the apartment will result
in penalty of RM100.00.

7 Any illegal activities & vandalism in the common area will be reported to police @ authorized
department. You are monitoring by our CCTV System.

8 Tenant should follow the Facility's Rules & Regulations set by the Building Management, tenants
are kindly requested to read before using the facilities.
Swimming pool : Users are required to wear proper swimming attire. (refer to signboard)
Gym room : Users are required to wear proper gym attire. (refer to signboard)
Kid's playground : Any damages and/or stealing of any play equipment & items will attract
a replacement fee.

9 Make sure clean and dry before leaving from swimming pool area. Fine RM100 if caught from
CCTV.

10 BBQ area is for long-term staying residents, any use of these facilities must apply by owner with
refundable deposit RM200. BBQ area must keep clean and good condition after use.

11 The management will not be responsible for any dangerous activities, illegal activities & loss
of valuable items during the stay due to tenant regligence.

12 Tenants only can park their vehicle at landlord parking lot but not VISITOR car park. Management
has a right to clamp or tow away your vehicle if it is found not parked at the own parking lot.
The management will only remove vehicle clamp after payment of penalty RM100.00.

13 Only 1 registered vehicle is allowed to enter apartment and other vehicles in same unit must park
outside of this apartment.

14 Access card or car tag for tenant must pass to management during form submission and we will
pass to your tenant after verification from guard post. We will stop your home stay services if we
found your tenant enter to this apartment without registration or get access card/car tag directly
from owner/agent.

15 Management have a right to stop your homestay services for 1 month if we found owner, agent
or even tenant create a serious issues at our apartment.

SPECIAL RULES & REGULATIONS DURING COVID-19 (PPN PHASE 3 NEGERI MELAKA)

1. Agent or owner must submit tenant vaccinated cert (MySejahtera copy) to management when they
submited "Homestay Tenant Registration Form" to management.

2. Only tenant with fully vaccinated are allowed to have home stay services in Residensi Ong Kim Wee.
(14 days after 2nd dose vaccinated date)

3. Now tenants from other state is allowed to have their homestay services in Residensi Ong Kim Wee. But
they are still not allowed to use 5th floor facilities until further notice. 5th Floor facilities so far only open
for residents & long rent tenants.

5. Please wear your mask during move around common area.

6. Management has a right to do police report if found any tenants trying to break our rules & regulations.
