Additional Clauses to be added;

1. Tenancy relocation subject to mokti’s approval, will enter into a new supplemental agreement
(In case landlord doesn’t want to continue with tenancy, or tenant/licensee cannot afford a
significant increase in rental)

2. Change of control over the business (Change of shareholders/partners) right of first refusal.

3. False information in application will terminate the agreement

4. Stock handover (to stop any liability upon handover/ or signing delivery order)

5. Unavailability of certain stocks (berapa hari maximum & notwithstand due to their own default,
