This Guaranty Agreement (“Guaranty”) is entered into by the Guarantor listed above for the benefit of ZP NO. 317 (“Landlord”) and relates to the
Lease Agreement (“Lease”) between the Primary Lease Holders identified above (collectively, “Resident”). Each Guarantor must submit and
execute a separate Guaranty. If Landlord delays or fails to exercise lease rights, pursue remedies, give notices to you, or make demands to you, as
guarantor, you will not consider it as a waiver of Landlord’s rights against you. Landlord’s remedies against the Resident apply to Guarantor as well.
Resident and all guarantors are jointly and severally liable. It is unnecessary for Landlord to make demand on or sue or otherwise exhaust remedies
against Resident in order for you to be liable.

COVENANTS OF GUARANTOR:
(a) Guarantor absolutely, unconditionally and irrevocably guarantees, as a primary obligor and not merely as a surety: (i) the prompt
payment of all obligations of Resident under the Lease, including but not limited to rents, late charges, property damage, repair
costs, animal violation charges, re-letting charges, utility payments, fines and any other sums and charges which may become due
under the Lease, and (ii) the full, timely and complete performance of all covenants, terms, conditions, obligations and agreements
to be performed by Resident, or arising by law from Resident’s occupancy of the Premises under the Lease (hereinafter referred to
collectively as the “Obligations”). If a default occurs under the Lease, Guarantor will, without notice or demand, promptly pay and
perform all of the Obligations, and pay to Landlord all amounts due and owed under the Lease, together with all damages, costs and
expenses to which Landlord is entitled to pursuant to any or all of the Lease, this Guaranty and Applicable Law. Failure of the
Landlord to insist upon strict performance or observance of any of the terms of the Lease, or to exercise any right of Landlord’s, will
not diminish the enforceability of this guarantee.

(b) Guarantor agrees with Landlord that (i) any action, suit or proceeding of any kind or nature whatsoever (an “Action”) commenced
by Landlord against Guarantor to collect any such amounts of rent, sums and charges due under the Lease for any month or months
shall not prejudice in any way Landlord’s rights to collect any such amounts due for any subsequent month or months throughout
the Term in any subsequent Action, (ii) Landlord may, at its option, without prior notice or demand, join Guarantor in any Action
against Resident in connection with or based upon either or both of the Lease and any of the Obligations, (iii) Landlord may seek and
obtain recovery against Guarantor in an Action against Resident or in any independent Action against Guarantor without Landlord
first asserting, prosecuting, or exhausting any remedy or claim against Resident or against any security of Resident held by Landlord
under the Lease, and (iv) Guarantor will be conclusively bound by a judgment entered in any Action in favor of Landlord against
Resident, as if Guarantor were a party to such Action, irrespective of whether or not Guarantor is entered as a party or participates
in such Action.

(c) Any default or failure by the Guarantor to perform any of its Obligations under this Guaranty shall be deemed an immediate default
under the Lease; provided, however, that if the basis for the occurrence of a default under this Guaranty is the occurrence of a
default by Resident under the Lease, then the default under this Guaranty shall not constitute a default under the Lease until any
applicable notice and cure period to which the Resident is entitled under the Lease has expired; provided further, however, that
under no circumstances shall this provision be construed to entitle Resident to multiple notices or cure periods in connection with a
given default under the Lease.

GUARANTOR’S OBLIGATIONS UNCONDITIONAL:
(a) This Guaranty is an absolute and unconditional guaranty of payment and of performance, and not of collection, and shall be
enforceable against Guarantor without the necessity of the commencement by Landlord of any Action against Resident, and without
the necessity of any notice to Guarantor of nonpayment, nonperformance or nonobservance by Resident, or any notice of
acceptance of this Guaranty, or of any other notice or demand to which Guarantor might otherwise be entitled, all of which
Guarantor hereby expressly waives in advance. The obligations of Guarantor hereunder are independent of the obligations of
Resident.

(b) If the Lease is renewed, or the Term extended, for any period beyond the Expiration Date, either pursuant to any option granted
under the Lease or otherwise, or if Resident holds over beyond the Expiration Date, the obligations of Guarantor hereunder shall
extend and apply to the full and faithful performance and observance of all of the Obligations under the Lease accruing during any
renewal, extension or holdover period, except as otherwise expressly and specifically provided in the Lease.

(c) Guarantor hereby expressly agrees that the validity of this Guaranty and the obligations of Guarantor hereunder shall in no way be
terminated, affected, diminished or impaired by reason of the assertion or the failure to assert by Landlord against Resident, of any
of the rights or remedies reserved to Landlord pursuant to the provisions of the Lease or by relief of Resident from any of Resident’s
obligations under the Lease.

WAIVERS OF GUARANTOR:
(a) This Guaranty is a guaranty of payment, not a guaranty of collection. Landlord need not pursue Resident or anyone else before
enforcing this Guaranty against Guarantor. Guarantor expressly waives all notices of any kind, including notices about Resident, the
Lease, the Guarantied Obligations or any default. Guarantor further waives all defenses otherwise available to Guarantor under
suretyship or guaranty law except only the defense of actual full payment and performance.

(b) Guarantor shall at all times keep itself fully informed on all such matters. Guarantor expressly agrees and acknowledges that
Guarantor is not listed on the Lease Agreement as a Resident or occupant of the Premises and therefore, Landlord has no duty, at
any time, to disclose to Guarantor any information about any such matters pertaining to the Resident and the Lease. If Landlord, in
its sole discretion, provides any such information, this does not obligate Landlord to provide any further information to Guarantor.
There is nothing stating in this Guaranty that Landlord is obligated to correspond directly with Guarantor regarding any and all
matters pertaining to the Lease Agreement between Landlord and Resident, regardless of any request or prior requests made by
Guarantor.

You represent that all information submitted by you on this Guaranty is true and complete, and that you will inform Landlord of any change of
address. If not signed electronically or witnessed by Landlord, Landlord may require this Guaranty to be notarized. You authorize verification of
such information via consumer reports, rental history reports, and other means. You acknowledge that Landlord’s privacy policy is available to you.
A facsimile or electronic signature on this Guaranty will be binding as an original signature. You do not need to sign or be named in the Lease, only
this Guaranty.

Landlord recommends that you obtain a copy of the Lease and read it. This Guaranty applies even if you don’t do so. Landlord will furnish you a
copy of the Lease upon written request. You acknowledge that by signing this Guaranty you unconditionally guarantee to Landlord payment of
all obligations of Resident under the Lease, including but not limited to rent, late charges, property damage, repair costs, animal violation
charges, re-letting charges, utility payments, fines, and all other sums which may become due under the Lease. Guarantor is not liable for any
increases in the amount of rent stated in this Lease, regardless of any renewals or month-to-month renewals, unless the Guarantor agrees to a
different amount in a separate written agreement. Except for changes in the amount of the rent, you agree that Landlord and Resident may
amend the Lease without your knowledge or consent, and you will be bound by any such amendments. This Guaranty inures to the benefit of
any successors and assigns of Landlord under the Lease and shall be binding on any heirs, personal representatives, successors and assigns of
the Guarantor. You further acknowledge and agree that Landlord would not have entered into the Lease Agreement with Resident without
delivery of this Guaranty Agreement.

You acknowledge and agree that your obligations as guarantor will continue until all of the Resident’s obligations under the Lease, including
renewals, amendments and modifications, have been satisfied. Do not sign this form unless you understand that you have the same liability as
Resident for rent and all other monies owed under the Lease.
