RENTAL AGREEMENT

This rental agreement is entered and executed at Bangalore, on this 2 nd day of March
2022 BY AND BETWEEN

Hereinafter called as the "The Lessor"

AND

M/S MAJOR MARKETING LLP,


No.3, 1st Cross, 3rd Main Road,
Behind Govt School, Puttenahalli,
J P Nagar, 7th Phase, Bangalore-560078,
Hereinafter called as the "The Lessee”

WITNESSETH:

Whereas the Lessor is desirous of giving on rent the premises of fully described in
the Schedule- 1 hereunder, along with the fittings, fixtures for exclusive residential
purpose for the Lessee

NOW IT IS AGREED BY AND BETWEEN THE PARTIES HERETOAS FOLLOWS:

1. The Lessor hereby had offered the said premises on rent and the Lessee hereby
accepts the said premises on rent from ___________(Starting Date). The lessee
shall be given peaceful possession of the said premises along with all fixture and
fittings as per the Schedule-2 here under in good condition on 01-March-2022.
2. The lessee has paid a sum of Rs. 20,000/- (Rs. Five Thousand only) towards the
security deposit to the lessor. The said security deposit shall not carry any
interest and shall be refundable on the termination of the rental agreement after
deducting arrears, if any.

3.a) During the tenure of this lease, the Lessee shall pay on 5th of every month to
the Lessor by way of monthly rent charges an amount of Rs. 5,000/- (Rs. Five
Thousand only). This amount will be inclusive of maintenance charges, as may be
applicable to the leased property.

b) The Electricity & Water charges, cable and telephone charges for the rented
premises will be in Lessee’s account and payable by him.

c) The lessee shall keep the said premises in a good state and condition subject to
normal wear and tear.

4. The term of this agreement shall be 02 months and shall be deemed to have been
extended on mutual consent.
5. Lessee will use the said premises exclusively for residential use of persons
identified for this purpose and his/her family only. paying guest, subletting or sharing

of the premises is allowed with mutual consent. The Lease of the said premises
created under this agreement is not transferable.

6. Nothing contained in this Deed shall under any circumstances whatsoever is


construed to create any other rights or interest of the said premises in favour of the
Lessee. It is further agreed between the parties hereto that at all times the
ownership of the said premises shall remain with the Lessor and the Lessee is merely
permitted to make use of the said premises for the period of subsistence of this
agreement.

7. The lessee shall not be entitled to make any permanent alternations in the said
premises, except those temporary alterations, which the Lessor permits in writing
thereby.

8. The lessee shall not avail any kind of loan over the said premises and the lessor
and the tenanted portion shall not be liable for any loan borrowed by the lessee.

9. It is hereby agreed by the parties that in case the lessee defaults in the payment
of the monthly rent charges for a continuous period of 2 months or any breach of
terms and conditions of the agreement is committed, the Lessor reserves the right to
terminate this agreement, by serving a 60 day notice on the Lessee and is at liberty
to take possession of the said premises after the notice period of 60 days.

10. The lessor shall have the right of inspection of the said premises at all reasonable
times.

11. The Lessee shall live in harmony with the neighbors on the principle of
peaceful co-existence and would be governed by the rules and regulation framed by
the society.

12. At the time of handing over the vacant possession of the said premises on the
termination of this rental agreement, the lessor shall have the liberty to deduct such
expenses towards the damage(s) caused to the said premises from out of the
security deposit and pay the balance to the tenant apart from adjusting arrears in
rent or towards any other dues such as arrears towards the electricity bill, water bill,
painting charges etc., as on date of the termination of the rental agreement.

13. That during the course of lessee’s stay in the said premises, any accidents, fire
accidents, or any claims arising out of accidents etc., that may arise, the lessee
alone is liable and the lessor is not responsible for the same.

14. In the event of any party chooses to revoke this lease during the period and
duration of the lease as stated in Para 1 either party is free to do so by giving one
calendar month notice in writing or pay one month’s charges as compensation. The
security deposit would be refunded immediately upon handing over the vacant
premises to the Lessor.

15. Taxes, Deposits and Assessment charges: the LESSOR shall pay all the
municipal and other statutory taxes, deposits, assessment charges and other
charges as may be applicable to the Leased Property directly to the relevant
statutory authorities.
SCHEDULE

All that piece and parcel of the property bearing Residential house situated at
No.46/1, 2A, First Floor, Ramappa Layout, 5 th Cross, Puttenahalli, J P Nagar, 7 th
Phase, Bangalore-560078, consisting of One bedroom, one pooja room, bathroom &
toilet, along with facility of electricity and water.

In Witness whereof, the PARTIES have executed this AGREEMENT OF LEASE\RENT in


the presence of the witnesses attesting hereunder.
