Details of rented premises:


9146.43 sqft area on 1st Floor of Anabil Tower and 100 sq ft area at Ground Floor for
ATM. Four (4) car parking with One(1) at priority location. Lift facility for Bank staff.

Agreed Rent: BDT 170/ sq ft per month for 9146.43 sq ft and BDT 25,000/- p.m. for
ATM payable at the beginning of the month.

Service Charge: BDT 20/- per sq ft per month for 9146.43 sq ft.

Contract Period : 6 years. Advance Rent : 20 Months (to be adjustable in 36 months)

Rent Enhancement: 10% every 3 years. On enhancement further 20 months advance


rent will be paid which will be adjusted over next 36 months.

Lessor will provide: Premise in free and without any encumbrance (which will be
vetted by lessee through Title Investigation Report from its panel advocate) to the
lessee along with the following facilities:

 Completed Vault room and brick walls as per requirement of the lessee.

 Two sets of completed toilet for use of Bank staff and customers as per
requirement of the lessee. One toilet for use of top executives of the Bank as per
specification of the lessee.

 Roof top and wall paining as per specification of the lessee.

 Electric supply upto the switch board along with switches and plugs as per
specification of the lessee.

 Prominent Signage facility on the outside walls (main road facing) of the rented
premises as per the requirement of the lessee and as per lessee specification.
Additional signage facility in Tenant Board.

 Flooring (average standard tiles) as per specification of the lessee.


 Central Air conditioning (HVAC) extended to the specified locations within the
rented premises as per specification of the lessee.

 Centralized Sprinkler Line extended upto specified location within the rented
premises as per specification of the lessee.

 24X7 Generator Back up power line to the premises.

 Will permit lessee to do its interior and other works

 Any other facility that may be mutually agreed between the lessor and lessee.

Lessee will provide a three (3) Months refundable advance rent within 7days of
singing of the MOU and will provide specified designs within 21 days of signing
of the MOU. Lessee will provide the rest Seventeen (17) months advance rent on the
date of signing of final agreement.

Validity of the MOU: Three (3) months from date of signing or handover of the
premises to Lessee through Lease Agreement, whichever is earlier.
