Project Description
General: Remove the existing asphalt & gravel roof system down to the deck substrate. Reinstall a 2-ply,
mechanically attached & torched SBS Modbit roof system in accordance with the Scope of Work
provided.
The following information provides a general description of the building & existing roof system:

Building: Bi-level residential home Roof covering: 4 ply asphalt & gravel
Roof age: 20 + years Ventilation: Soffit & gable end vents
Approximate roof area: 2,250 sq/ft. Roof drains: 6 standard drains 2” existing
Roof slope: Less than 1.5/12 Penetrations: 3 plumbing flashings, 1 - 6” b-vent &
Deck substrate: Wood 1 metal gooseneck vent with damper.
Insulation: Fiber Glass Blowing Wool. Flashing – Perimeter cant metal

Scope of Work & Procedures

The roofing contractor is to supply all materials & labor necessary to complete the following:

1. Removal
1.1 Remove and dispose of perimeter cant metal & chimney/wall counter flashings.

1.2 Remove and dispose of asphalt & gravel roof system down to the deck substrate. Remove all
debris, dirt and any irregularities in the deck to provide a smooth, even, clean & dry surface.

1.3 Insure deck is tight and all fasteners are solidly attached; resecure any loose decking as needed.
Any damaged, weak, or unsupported decking must be repaired or replaced to provide firm
support in all areas. Unforeseen deck repairs will be considered an additional cost.

1.4 Remove & dispose of all plumbing flashings, b-vent flashing & the gooseneck vent with damper.

1.5 Remove and dispose of all roof drains.

1.6 Remove 2 sheets of plywood from along the front eave overhang and two from along the back
eave overhang at least 16’ apart from each other to verify intake capabilities and to check the
condition of the insulation and underside of sheeting. Additional sheets may need to be
removed or the sheeting may need to be replaced, which would be considered an extra cost.

2. Base Membrane Application

2.1 Mechanically attach 3/16” asphaltic board onto the perimeter cant and around the fireplace cant
using #12- 1-1/4” screw fasteners & 2-7/8” hex plates. The purpose is to cover the contaminated
areas.

2.2 Starting from the lowest point (drain locations), mechanically attach the IKO Fast N Stick 180 base
to meet with CSA 123.21-14 and manufacturer installation requirements. Fasteners shall be a #12
screws in combination with a 2-3/8” barbed disk stress plate, placed 24” o/c and located close to
the inside seam to allow for maximum bonding; heat seal laps as required. End-laps shall be
secured with specified fasteners and then a membrane cover strip applied.

2.3 Base sheet stripping - Fully adhere the perimeter stripping details using the IKO Armourbond 180
in combination with the SAM adhesive primer as required. The stripping shall extend 8” onto the
roof and wrap 2” down the outside face of the fascia. Secure on the outer face with roofing nails.
2.4 Stripping details must be pressed firmly and tight into all transition points.
2.5 Combustible surfaces must be protected from flame contact.

2. Base Membrane Application

2.6 At all corner transitions, an 8” x 4” gusset shall be formed and torched in place using the 180 base
membrane.

2.7 Any fishmouths, wrinkles, voids or other membrane deficiencies shall be repaired the same day.

3. Roof Penetrations, Drains & Downpipes


3.1 Install new spun aluminum plumbing pipe flashings c/w aluminum settle caps. Jacks must be
appropriate size & length to allow settle cap to counter over pipe.

3.2 Replace the b-vent flashing & storm collar. Seal the storm collar with M1 or Mulco Supra expert.

3.3 Replace the metal hood vent with similar product and insure the duct connection is adequately
attached & secured with metal straps. Any couplers, adapters or extensions are to be included.

3.4 Install six - 3” hot weld copper drains, which may require a larger hole to be drilled thru the deck,
& soffit area. Apply asphalt primer to both sides, embed into a uniform layer of compatible SBS
mastic & mechanically fasten over the field base.

3.5 All roof penetration flashings are to be coated with the required asphalt primer on both sides,
then embedded into a consistent thin layer of SBS mastic onto the field base. Secure with
appropriate fasteners.

3.6 Poly film must be burnt off the field base prior to mastic application below all roof flashings.

3.7 Encapsulate the flange of each item with another layer of base sheet (fully torched) extending 6”
past the edge of flange and at a 45-degree angle to the field base sheet.

4. Cap Membrane Applications


4.1 Dry fit the roll starting at the lowest point of the roof, or centered over a roof drain, so laps do
not buck the flow of water. Cap sheet side-laps shall be offset from base sheet side-laps by a
minimum of 12’’.
4.2 Align membrane to achieve 3” side-laps and 6” end-laps. Cap sheet end-laps must be staggered by
a minimum of 12” apart and a minimum of 24” away from drains.
4.3 Underlying end-lap corners shall be ‘dog eared’ or cut 3” on a 45-degree angle as required. Torch
apply the underside of the cap sheet roll without overheating the membrane, achieving uniform
adhesion between the base and cap sheet over the entire surface.

4. Cap Membrane Applications


4.4 A minimum ⅛ – ¼ - inch asphalt bleed out should be achieved at laps. Ensure there are no air
pockets, bubbles, wrinkles or open laps. All anomalies must be repaired the same day to meet
or exceed the membrane manufacturer recommended repair procedures and good roofing
practice. Full granular embedment over the area to be recovered is required.
4.5 Surface granules on end laps shall be pre-embedded 6” prior to adjoining membrane sheet.
4.6 Terminate cap sheet membrane flush to the base of wood cants & and trim neatly around all
penetrations. Apply MS Detail around the base of all penetrations and cover with matching
membrane granules.
4.7 Check all membrane laps to ensure full adhesion and torch seal any loose laps. Touch up scuffs and
blackened areas of cap sheet membrane with MS Detail & membrane granules.
4.8 Cap Flashing (stripping) - Apply a chalk line 6” out from the base of all wood cant areas and embed
the cap sheet granules as required. Do not remove the granules
4.9 Torch apply a 250 4-mm granulated cap sheet stripping to all w ood cant upturns in roll width
pieces, starting at the downslope ends so laps do not buck the flow of water.
4.10 Cap sheet stripping should be offset from the base stripping 6”minimum.
4.11 Cap sheet stripping side laps shall be 3” and staggered a minimum of 12” from the field cap sheet
side- laps. A minimum ⅛ - ¼-inch bituminous bleed out should be achieved at laps.
4.12 Ensure there are no air pockets, bubbles, wrinkles or open laps. All deficiencies must be repaired
the same day.

4.13 Underlying end lap corners shall be ‘dog eared’ or cut 3” on a 45-degree angle before the next
sheet is installed.

5. Metal Work

5.1 Custom bend and install pre-painted 26 GA perimeter cant flashings complete with s-locking
joints & standing seam corners. New flashings shall have the same profile as the existing;
measurements must be taken on site to ensure the flashing will fit uniformly over the finished
membrane applications.

5.2 Secure along the & outside perimeters using three (3) #12 color-match cladding fasteners with
gasketed washers equally spaced between the seams. The screws should not penetrate into the
metal fascia cover as this restricts the ability for expansion/contraction & may cause oil canning.

5. Metal Work

5.3 Concealed fasteners shall be #11 GA, hot-dip galvanized nails with spiral shank or #10 Phillips
Pancake head, self-piercing corrosive resistant sheet metal screws. Fasteners must penetrate the
substrate 1”

5.4 Stucco wall transitions - Will require an 18 gauge steel term bar secured 16” o/c in combination
with a 26 gauge surface reglet with gum-lip edge secured 24” o/c.

5.5 Chimney transition- Install pre-painted 26 GA counter flashings to perimeter of chimney with
standing seam corners. Custom fabricate so metal tucks 3” under the existing counter flashing.
Apply two coats of color-match rust inhibiting metal paint over the existing counter flashing.

5.6 Patio roof transition – Custom fabricate a flashing piece to extend 1.5” under the new cant (cap)
metal & 2” below the cap metal and then kick out away from the fascia 1-3” to direct rain water
away from the transition point of where the patio cover ties into the fascia board. This metal
should be removable, so only secure in place after the cant flashing has been installed.
Measurements must be confirmed on site.

Workmanship practice & materials used as listed 1 thru 5.6 and related Addenda’s shall meet or
exceed the membrane manufacturer recommended system installation specifications for
warranty upgrades and/or the Roofing Consultant’s specifications; whichever is more stringent.
Good workmanship practice is expected with all applications.

Any jobsite related activities where applicable, must be in compliance with the National Building
Code or Fire Code Regulations or any British Columbia Code Amendments which may relate to
the scope of work within this specification.

Note - Any other areas of concern requiring further attention not mentioned in this specification
should be communicated to the Roofing Consultant as soon as possible.

6. Storage & Handling

6.1 All materials delivered to site must be stored up right in original containers and protected from
weather conditions.
6.2 When storing materials or equipment on the roof, ensure the deck is able to sustain the load.
6.3 Material pallets should be placed close to main support areas and spread out to distribute the
weight.
6.4 Do not store materials on or transport materials across completed roof areas.
6.5 Any damages to the home or property caused by mishandling of materials shall be repaired at the
contractor’s expense.

7. Site Housekeeping & Disposal

7.1 The roofing contractor is responsible for safe removal & disposal of all related roofing debris,
which will require the debris to be off-loaded directly into a bin or truck box.
7.2 At the end of each day, the ground perimeters shall be cleaned up and any loose debris on the
roof shall be removed or properly secured to prevent wind blow-offs.
7.3 Failure to maintain a safe clean site may result in back charges for cleanup costs, which will be
deducted from the amount owing to the roofing contractor.
7.4 All roofing debris is to be safely transported & disposed of at a regulated landfill site .
7.5 Any damages caused or cleanup required as a result of roofing activities will be remedied at the
roofing contractor’s expense.

8. Contractors Qualifications

8.1 All membrane applications must be completed by qualified, competent tradesmen who apply
good roofing practices. One Red Seal ticketed roofer must be present onsite at all times during
installations.
8.2 The contractor must be certified/approved by the manufacturing company to provide their
upgraded system warranties.
8.3 The roofing contractor must have an active business license, carry minimum 5 million liability
insurance including heat weld applications and be registered in good standing with WorkSafe BC.

9. Expectations Of Work Schedule

9.1 The roofing contractor shall commence work as soon as possible upon awarding of contract and
shall remain active on site each working day (weather permitting) until job completion.
9.2 No work is to be started earlier or continued later than local bylaws will allow.
9.3 No removal or installations of roof materials is to be done during inclement weather conditions.
9.4 Only remove as much of the existing roof that can be made water tight in the same day.
9.5 The roofing contractor must be able to provide adequate protection from inclement weather
conditions at all times during construction. Any damage caused from neglect in providing such
protection will result in excess costs or back charges to the roofing contractor, which may be
deducted from the contract price.

10. Change Orders

10.1 The owner may request changes to the scope of work before, during, or after applications. Any
additional or reduced costs for these changes must be agreed to by the owner and roof
contractor prior to work being done.
10.2 Any changes or additional work required during applications must be communicated and
approved by the owner prior to engaging.
10.3 Any changes to the scope of work as stated above will be considered part of the original contract
whereas, all related particulars stated in this specification and tender documents will apply.

11. Safety Requirements


11.1 The roofing contractor is to implement & enforce the most up to date safety procedures as
required by WorkSafe BC and referred to by the material manufacturer.

11.2 Observe, regulate, and enforce all construction safety measures required by the National
Building Codes of Canada, BC and Canada Labor (Safety) Code or any other regulatory body,
which may pertain to the necessary work procedures required to complete this project.

11.3 In the event of conflict between any regulatory provisions, the most demanding will apply.

12. Warranty Information

12.1 The roofing contractor is to provide the owner with the IKO 15-year Manufacturer labor &
material warranty (L & M).

12.2 The roofing contractor is to provide a 10-year Workmanship Warranty upon completion.

12.3 All applicable manufacturer & contractor’s warranty documents are to be filled out by the
roofing contractor & delivered to the owner upon final invoicing of the project.

“Important” Manufacturer extended warranty upgrades may require specific materials, material
upgrades and/or additional labor requirements to validate such warranties. It is the roofing contrac-
tor’s responsibility to supply and install any necessary materials and/or labor in accordance with the
manufacturer’s specification requirements to insure such warranties are and remain validated.

13. Payment Details.


13.1 The contractor may only submit an invoice when the job is 100% complete.

13.2 The owner shall provide full payment less the 10% lien holdback + any deficiency holdbacks with-
in 30 days of receiving the final invoice.

13.3 Deficiency holdbacks will be based on two times the calculated cost of any unfinished work or
repairs needed, as determined by the Consultant.

13.4 Ten percent lien holdbacks are to be paid within the regulatory timelines (55 days) of the
Builders’ Lien Act, starting from the point of substantial completion, which will be determined by
the Consultant. Refer to the Builders’ Lien Act if there are any discrepancies beyond this
specification.

13.5 All compensation requests are to be submitted with a WorkSafe BC clearance letter. Final
payment request must also include all applicable warranty documents available.

14. Bid Submittals

14.1 Pages 13 thru 15, which includes the Official Tender Form & Additional Pricing are to be filled out
& emailed to Celeste Fabris as soon as possible.

14.2 The roofing contractor must include documentation supporting minimum five million liability
insurance, with heat weld application coverage and updated WorkSafe BC clearance letter.

14.3 The tender/contract shall be signed by an authorized officer of the corporation under the
company seal or by an authorized person if the company is a partnership or individual.

14.4 The owners reserve the right to accept or reject any tender at their discretion.

14.5 The owners reserve the right not to accept the lowest bid.

15. Alternate or Equivalent Materials, Systems & Procedures

15.1 Materials, systems or procedures other than those which are specified in the scope of work must
be approved by the Consultant before bid submissions.

15.2 The Consultant may approve a material, system or procedure as an "equal" or an "alternate" and
will issue an Addendum if deemed necessary.

15.3 If an "equal" status has been approved, this then implies that the material, system or procedure
may be used in place of the originally specified item.

15.4 If an "alternate" status has been approved, this then implies that a separate price must be
included in the Tender for materials, systems or procedures used in place of the originally
specified items.

submitting your bid. Please provide all technical data sheets to the Roofing Consultant for verification
purposes prior to approval. Should the consultant accept the requested product or detail change, an
Addendum may be sent out to participating Tenderers.

the underside using appropriate metal screws. The top would be held in place by
the cant flashing. Fasteners used to secure the cant flashing would be installed
above the top edge of fascia metal. (similar profile to existing)

5. Cost to remove the metal fascia from the perimeter of house and garage, secure
$
a 1x4 board along the bottom fascia to eliminate the double profile. Custom
fabricate & install a 26 GA pre-painted steel fascia with two styrene’s propor-
tionately spaced to strengthen the wide face profile. Secure metal fascia along
the bottom return edge into the sub-fascia using 4 metal screws per length.
Fasteners must penetrate 1” into the sub-fascia board. The top of fascia would
be held in place by the cant flashing. Fasteners used to secure the cant flashing
must be installed above the top edge of fascia metal to prevent oil-canning.
See diagram profile on page 16.

6. Provide an hourly cost to remove & replace water damaged insulation or any

other unforeseen issues not previously mentioned. Materials would be extra.

7. Provide the cost to supply and install two (2) Ventilation Maximum – 303-12 roof
$
ventilators. Installation of these ventilators would also require the contractor to
close off the gable end vents by sheeting over the openings from within the attic
space using plywood. Access would be gained by removing deck sheeting.

Note – Pending further review when plywood deck sheeting is removed, it may be necessary to remove
the aluminum soffit panel from the eave overhang to allow removal of the wood soffit for the purpose
of establishing more efficient ventilation. As an alternative, it may be possible to cut large enough holes
thru the wood soffit from the roof when the plywood sheeting is removed.
